Watch the sunset over the bay or the sunrise over the harbor (depending on what time you get home) from the roof deck of this luxurious 3 BR, 3 bath single-family house. Beach Trees is hidden away amongst the trees and high over the West End; you’ll have stunning 360-degree views of Provincetown—from the Monument, to the harbor to Herring Cove and Race Point Beaches, to Shankpainter Pond, and back to the Monument— from the third floor roof deck. This upside down house has a light-filled upper floor with a fully-equipped chef’s kitchen, dining room, and fireplaced living room that is perfect for hosting friends and family. Sliding glass doors open to a second-floor deck where you can enjoy dining in the treetops overlooking horses grazing in the meadow. A bedroom and bathroom complete the second floor. If heights aren’t your thing, enjoy a relaxing afternoon amidst the gardens on the private patio right outside the front door. Two bedrooms, each with private bathrooms, are on the first floor, surrounded by trees. The master bedroom, with its own fireplace and a walk-in closet, has a separate entrance to a deck, with easy access to the landscaped private grassy yard and an outdoor shower. You don’t have to shower alone in the luxury master-bath with a shower room large enough for two. This impeccably maintained home offers every amenity—from central AC, to Kiehl’s bath products, Bluetooth stereo indoors and out, and Internet-enabled televisions (Netflix, Prime, and Hulu included). But why stay inside and watch TV when you can hop on one of the six bicycles provided and head over to the Boatslip for tea dance, the A-House to meet new friends, or Purgatory to, well … Beach Trees, an indulgent private retreat, easily accessible to the beach and the hustle and bustle of downtown, has never been available for rent before and comes equipped with everything you might need for your perfect Provincetown vacation. The house also has a single-car garage and parking for up to five cars.

• The total tax on short term rentals in Provincetown is 14.45% (which includes 5.7% Massachusetts state tax, 6.0% local Provincetown tax, and 2.75% Cape Cod and Islands Water Pollution Fund Tax) of the total amount of the rent.
• The cleaning fee we are charged on the property is $600. It reflects additional COVID-19 cleaning procedures and ensures our housekeepers earn a living wage. We charge you what we get charged.
My partner and friends loved our stay. The house was clean and well-equipped with everything needed to cook and relax when not out having a blast in PTown. The host’s communication was excellent. Without asking, he sent me a generous amount via Venmo during our stay to pay for some drinks. This was because he thought one of the AC units in the house was not working. It turned out the AC was working fine after all, so this was an especially kind gesture. My only wish is the house would be just slightly closer to town. However, you can still easily get there by bike in less than 10 mins and walking less than 20. I would definitely stay here again.
My family absolutely loved this home. Tucked back into a beautiful wooded neighborhood this home has everything you need for a vacation. Well appointed kitchen will enable you to cook anything you want right down to lobsters and Dirty Martinis . A short walk will get you to Commercial street and minutes away from the beach. We will most definitely would rent this home again.
We really enjoyed our week at Beach Trees! We loved the location in a quiet and peaceful neighborhood. The owners were generous to allow us to use their bicycles, which came in handy for getting to/from town and the beach. The house has a lot of space yet the main floor is perfect for hanging out together... the deck has a beautiful view and is a great spot to share a meal. The owner was very responsive to any questions and even checked in on us when he got notification that Provincetown had a power outage (we were fine). Highly recommend!
Pro: - Three bedrooms (two with en suite on the lower floor) and one with a bathroom right next door on the second floor. - Well stocked kitchen - Nice outdoor space with multiple sitting areas - Good hot water in showers - Comfortable bed and towels Cons: -The driveway is very steep and it was difficult to push a stroller up and down and also the trash being at the bottom of the hill is not ideal for when you need to throw trash out - The downstair bedrooms can hear most noises (walking around, television) from upstairs - No blackout shades in any bedroom and no shades at all on some windows - Clean on the surface but under furniture and beds is covered with dust
We thoroughly enjoyed our weekend stay at the home. I stayed with my parents and brother before my wedding and had my bridesmaids get ready at the house— there was plenty of space for everyone and we took pictures there that turned out beautifully— the house has a lot of lovely high-end touches that set it apart. Mark is highly communicative and clearly pays attention to detail. It can be hard to find a big house for a family in Provincetown, but this one definitely checked all the boxes!
We have vacationed at various locations on the Cape but the location of this rental is now our favorite!! Private yet easy access to the beach and to Provincetown. The house was perfect for our family of 5 adults. We loved the outside decks, the fire pit patio, the backyard - so many cozy spaces to enjoy. View from the roof deck is outstanding!! The house is lovely and spacious, very clean, beds comfortable, awesome well equipped kitchen!! The host, Mark, was a joy to engage with - quick to respond and obviously concerned that all was perfect for our family vacation. Highly recommend this rental and look forward to perhaps another stay in the future.

Beech Trees has it all! A quiet location; decks in and above the trees with amazing vistas and lovely sunsets; lots of interesting artwork to discover; and, high quality furnishings. It was a wonderful place to return to after a long day exploring the area and to stay in and read on a rainy day. We enjoyed everything about this home. Mark was a delight. We are already planning our return.
We truly had an incredible vacation here. The house was lovely -- relaxing and well-equipped -- and provided us with several sunrises and sunsets to enjoy together. The location was perfect for our family, close enough to walk to town but far enough from the bustle and crowds (our boys enjoyed checking on the horses down the road.) The bikes were also a huge plus so we didn't have to deal with rentals and we used them daily. We plan to come back when in P-town again. Thank you so much!
This is a clean, well-curated home on a quiet hilltop within walking distance to P-town downtown and beaches. The home provided many bikes and was located close to bike paths in Cape Cod National Seashore/Province Lands. Owner was helpful and attentive. We would stay here again!
