The following information is provided to make your stay as smooth and carefree as possible. Please read these rules and regulations carefully before booking and let us know if you have any questions!
This once short-term rental is now a 30+ day rental home due to the passing of Measure T, which banned short-term rentals within the city limits of South Lake Tahoe. This home is efficiently priced, making the 30-day rental a better option than booking several weekend reservations. Here, you only have to pay booking and service fees once. A true home away from home, you can be in and out of this property at your leisure, knowing the space is completely yours to enjoy.

• A quick walk through of the home will be required every 30 days, to be scheduled on your time

HOME CARE
Home cleanings, hot tub cleanings, and snow shoveling are scheduled on an as needed basis, requested by you. Please text our local team to schedule and please allow up to 24 hours for scheduling times.
TAHOE RENTAL ORDINANCES:
The following laws were set forth by the county and apply to every home in Tahoe. They were put in place to keep Lake Tahoe an enjoyable and safe place to visit for years to come!
6. 10pm - 8am hours are quiet time for all rentals as determined by the county.
7. Trash cannot be left outside and must go into the bear box.
8. We cannot host extra people above the permitted number of guests or allow parties on the premises.
9. We cannot accommodate extra cars on the property. Parking on the street and dirt is prohibited.
10. If your home has a hot tub, please enjoy it until 10pm at which time hot tubs are no longer allowed to be used.
PLEASE NOTE: Noise levels are closely monitored in Tahoe and neighbors may alert the police in the event of excessive noise. Fines will be issued to guests found in violation of noise regulations. In order to protect the homeowner permit, we reserve the right to ask guests to leave in the event of noise complaints.
IMPORTANT INFO:
• QUIET NEIGHBORHOOD: Nestled away in nature, Tahoe at night becomes very peaceful and quiet. As a result, we can only host groups that respect Tahoe's county appointed quiet hours. Our guests generally have no issues abiding by these rules, simply head inside or to the casinos by 10pm. We appreciate your understanding!
• KEEP TAHOE BLUE: Please help us keep Tahoe a natural wonder by appropriately disposing of trash when visiting our beaches and trails. If you pack it in, please pack it out.
• TRAVEL INSURANCE: We highly recommend that all guests purchase travel insurance as we typically do not offer refunds in the event of covid, smoke, fires, weather, snowstorms, road closures, etc.
• WINTER TRAVEL ADVISORY: After the historic winter season of 2023, we recommend travelling with 4WD vehicles, equipped with snow tires and tire chains. Drivers should have experience with snowy conditions. Tahoe roads are icy and power outages are common. Please always wear snow boots and walk with care on icy pathways.
• BBQ/DECKS IN WINTER: Due to snow levels and freezing temps, BBQs are not serviced and decks are not shoveled during the winter. But if you can dig it out and there is propane - feel free to use outdoor spaces.
• LATE CHECK OUT: Please let us know 24 hours prior to check out if you wish to request a late check out time. The first hour is free, followed by a $25/hour fee with check out time not to exceed 1pm. Please note our cleaners sometimes travel as far as 1 hour to clean your home, so we ask that you please respect the 10am check out time unless otherwise requested.
• HIGH FIRE RISK: Lake Tahoe is a high-risk fire area. Fireworks, wood fire pits, smoking/improper disposal of cigarette butts, and charcoal BBQs are prohibited.
• BLACK BEARS: Black bears inhabit Lake Tahoe and are attracted to food and trash. Always lock your car doors, roll up windows, and view bears from afar. Please do not feed the bears.
• TOWELS: We supply one bath towel and one wash cloth per occupant, as well as one hand towel per bathroom.
• SECURITY: Most of our homes have exterior-only security cameras and noise decibel monitoring systems to ensure we are in compliance with the county ordinance, but we take our guests' privacy VERY seriously. There are never indoor cameras. Most cameras are only in use to monitor snow and noise levels, plus a little bear watching.
• MOUNTAIN CRITTERS: Any time you’re staying at a Tahoe home, it’s not uncommon to find little mountain mice, spiders, spider webs, ants, mosquitos, etc. Our homes have on-going extermination services but despite our best efforts, these little critters might make their way inside. If found, it doesn’t mean a home is dirty, it’s simply life in Tahoe! Please let us know if you find any critters and we will promptly mitigate.

We had an amazing time here with friends skiing for a month. We had a total of 8 people, working from home, and had a schedule of waking up to ski in the mornings, and working the rest of the day. We all mostly work in tech so internet speed was an important factor, this place had good internet speed (100mbps down) but did cut out occasionally throughout the month (several times per week for a couple minutes) — all in all it was a good work situation. The Property Manager was extremely responsive throughout the stay, helping us with check in issues, logistics, and providing us with supplies (cutting board, extra vacuum). We thoroughly enjoyed our stay and would recommend it for others in our situation,
We stayed at this wonderful property during our first weekend of the 2021 summer break. Plenty of space, very well kept and the dock fit our 25’ pontoon perfectly. We would happily return to this house.
Overall the property was very nice, everything worked fine, air conditioning would have been nice.
This house was perfect for our needs. It has a Great dock that was usable with our pontoon and jet ski even though the water level of the lake was much lower than usual. Nice deck with a good view. Good pool table. Nice rooms and bathrooms. Some things to consider are that it is near the back of the keys, so the slow no wake exit with your boat takes a while. Also the pollen and other junk in the water in the keys builds up a bit in this back corner, so you won't want to dip in the water by the dock. We didn't want to anyway though. The hot tub water was slightly greenish when we arrived and got a little greener as we were there. We barely used it though so wasn't a big deal to us. Half the pool cues had broken tips, but we had 2 that worked so that was fine too. If you have a toddler or service animal, you should know that the stair rails are spaced 6 inches apart, which is larger than the 4 inches required by most codes. Our 3 year old ended up slipping through them and climbing on the other side, dangling over the stairs. Luckily we were there to pull her right back but please keep that in mind and block the stair rails if necessary.
First, we were offered an early check in, but when we called to take advantage of that we were told they were too busy to accommodate us. The floors were very dirty. One of the shower doors was unstable. The oven worked poorly. The grill did not work. When we called about the grill we were again told they were too busy to send someone out to look at it. We were disappointed in the quality and customer service at this property for the price.
Beautiful house, beautiful view, great property. I would stay here again. The biggest complaint I had was everyone agreed the pillows were terrible. That normally wouldn't be an issue for me because I usually bring my own pillow but had forgotten it this trip. The check-in was less than perfect I had requested an early check-in but was denied. We ended up there early anyways with a flat tire and a pregnant lady that had to use the bathroom. They were working on the floors ( to find out) and that's why we were denied. I only wish they had said that when I booked this 4 months ago and asked for early check-in then. they told me I would have to ask again the day before. I could have thought of a better time to do floors than when they had someone staying in the house that same day. all in all, it was a fabulous weekend. and this house was welcoming and roomy.

This is a great place for a family getaway. Gorgeous views from the house and hot tub. The house was very clean and great location for quick access to Heavenly.
The house was just as advertise and provided a great weekend for the families. Launching our boat was simple and the dock was in great shape. Can’t beat the views and locations on Lake Tahoe.
