Welcome to Sweet Tea Estate! Our 5,400 sf luxury home sits on nearly four acres of beautiful landscape offering complete privacy and nearby access to Lake Lanier (Gainesville Marina provides docks and boat rentals and is open to the public; it's an 8-minute drive from Sweet Tea Estate). This property offers a perfect lodging option for your visit to GA whether you're coming for a vacation, reunion or special event! Under 7 minutes to lakeside parks, shopping, restaurants and more, Sweet Tea Estate has everything you need. This spacious home has been professionally decorated with the goal of comfort and style to make your stay an incredible experience.

The minimum night requirement ranges from two nights to five nights, depending on the season, and our seasonal pricing varies. Our minimum booking age is 30. When making a booking request or inquiring, please include the following information:

• Your age, and the general age ranges of adults & children in your group.

• The maximum number of adults and kids that you will have (even if you don't yet have final numbers).

• Please note that day guests are not allowed at the house.

HOUSE DETAILS:

• Sleeps up to 16 guests in beds.

• Main floor living room with 65 flatscreen.

• Three covered outside sitting areas facing the pool.

• Two master bedrooms with private baths.

• Master Suite opens to outside pool area, has private bathroom with jetted tub, double vanities and large shower with two heads.

• Downstairs activity area with foosball, TV, and comfortable seating.

• Spacious exterior area with gas firepit, 6 Adirondack chairs, two dining tables with seating for 10, plus 6 lounge chairs.

• Beautiful, non-heated, swimming pool available from late March through October. The pool is open to the back yard area so we ask that parents carefully consider this prior to booking. Your children's safety is important to us! The pool depth starts at approximately 3.5 feet and gradually increases to 8 feet. Please note: There is a pool slide in the pictures. The slide is non-functional and not available for use due to insurance reasons.

• Covered outdoor grilling area with dining table on main outdoor level.

• Additional outdoor seating available on the lower walk-out level.

• This home is located north of Atlanta, just minutes from Lake Lanier. (The property does not have direct access to the lake)

Main Level:

• Master Suite – King and queen sofa sleeper bed; private bath

• Master #2 – King and twin daybed/twin trundle; private bath

• Bedroom #3 – Queen; shared bath (private entrance)

Lower Level:

• Bedroom #4 – King; shared hall bath

• Bedroom #5 – King and twin bunk beds; shared hall bath (*This bedroom is accessed through Bedroom #4.)

• Bedroom #6 – King; shared hall bath (*This bedroom is closed off by a privacy room curtain)

House parties and having day guests are strictly prohibited, and are grounds for immediate eviction and additional fees. Day guests are any guests beyond those paying to spend the night.

No smoking (or vaping) of any substance is permitted in the house, and absolutely no pets.
