ROOMS & BEDS - 2 bedroom, 2.5 bath. Downstairs master bedroom has a king bed, TV, Blu-ray DVD player, and bath. Upstairs master bedroom has a king bed and bath. Living room has a sleeper sofa. Extra blankets and pillows are available.
KITCHEN - Stainless steel appliances, center island, six burner stove with oven, double door refrigerator, dishwasher, microwave, blender, toaster, coffee maker, crockpot, rice cooker, dishes, pots/pans, spices, and more.
AMENITIES - Board games and card games. A smart TV, streaming apps along with fast WiFi and Blu-ray DVD player. Relax near the cozy wood burning fireplace. Laundry area with side-by-side washer/dryer.
OUTDOORS - Deck with patio furniture and lake views.
PARKING - 2 car driveway
As this unit is in a private condo complex, maximum occupancy is enforced.
The Lake levels vary throughout the year and cannot be guaranteed at the time of your stay.

Good Neighbor Policy
Below you will find important information relating to Big Bear Lake Code Compliance:
Do not exceed the occupancy limit - Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED.
No parking in street or yard - Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign.
No amplified music 24/7 - Amplified music is not permitted to be heard beyond the property line 24/7. Close your windows to avoid music carrying beyond the property line.
Head inside at 10:00 p.m. - Noisy outdoor activities are prohibited from 10:00 p.m. – 7:00 a.m.
Take trash to dumpster locations - Trash needs to be taken to a local dumpsite. Clean Bear locations: 41790 Garstin Drive & 39690 Big Bear Blvd.
Fines - The minimum fine for violating the rules stated previously is $500 per violation. A second offense is $1000 per violation.
Eviction - Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the undersigned.
We liked the location and the amenities but it would have been better for us if the rooms were on the same floor. The bottom floor is the entry, 1 room with en suite bathroom, the laundry and door to garage. We used the laundry and appreciated the laundry detergent being supplied. Then there are stairs. To the right leads to a powder room (toilet and sink) and then the primary suite. The primary bed had ants! We never had food anywhere but the kitchen and dining room table. So the ants in our bed was awful. It was too cold to sleep downstairs so we just made do. Then back to the stairs, you go left and there are two steps down to the kitchen with island, dining table and living room. We really enjoyed the movie selection and watched a different one each night. The dishes in the cupboard had crusted food on the back of the plates and bowls. We washed everything before using and scrubbed everything well before putting away. I made breakfast and dinner every day so we really appreciated the kitchen being stocked with everything but the food. There was a new sponge and dish soap and that was nice. The bed was too soft for us but that's just a preference. Overall it had everything we needed.
We stayed 2 nights right before the New Years, and i think it was very pricey for this place. The place looks much older than on the photos. The heat distribution in the condo is terrible - it’s extremely cold downstairs and very hot upstairs when the heating is turned on. We would heat the place before going to sleep and turn down the central heater for the night, but run a portable heater downstairs the entire night, however it gets hot and very dry in this downstairs bedroom, it was very uncomfortable. The check in process is complicated - you have to stop by at the office on the way to get the checking instructions, instead of them emailing it directly to you and doing all required signatures via docusign. Also, it was snowing very much on the way and when we arrived to the condo, we parked by the garage. However, we realized the garage was locked and we couldn’t open it from inside! Even just the walk through it with all our stuff. We had to walk around the entire building in a lot of snow to carry all our stuff to enter from another side. It was a torture. We called the office and the said it was the owners’ decision to lock the garage. Lastly, the condo design is very strange. There are lots of antique dolls everywhere, our kids were afraid. We won’t stay here again and don’t recommend.
