DO NOT park on the roadside due to snow plowing in the winter. They will tow cars at your expense.
There is a small drainage ditch before you enter the garage. DRIVE IN SLOWLY. The driveway slopes downward. During winter, we recommend you park close to the top of the driveway for easy in and out, especially during storms.

Please note that in winter weather & storm conditions such services as Internet and cable may be spotty and/or nonfunctional. Those are beyond our control and we do not provide refunds or credits in the event that services are out due to inclement weather conditions, which is the norm. Please book only if you are ok with the potential of not having cable or Internet during your stay during bad weather.
***HOT TUB/SPA MAINTENANCE:
We request that guests follow the instructions below after each days use of the hot tub. not maintaining the spa and/or not leaving in the proper condition during your stay will result in a $150 fee for additional cleaning. Please add 1 tsp of chlorine after each days use. Chlorine granules are located next to the spa. Scoop can be found inside container. Over use will affect the water quality.
When you book this property you are paying for a full cleaning following your departure. That also means you should expect a cleaned and prepared home prior to your arrival. Your cleaning fee however also covers other services, (depending on the street and city in which the home is located) but may include other items like outdoor areas, pools and/or hot tubs, laundry, wiping down of appliances and kitchen drawers and cabinets, vacuuming, dusting, wiping down windows, and generally what would be considered a complete house cleaning. Our fees are also paid in accordance with California wage and hour laws. We therefore have tax implications as do our cleaning vendors and as such our rates may be higher than what a person/private host may charge who does the work themselves and accepts payment under the table (and does not report earnings for tax purposes). We hope that helps add color on this portion of the reservation cost.
Water Damage:
- Leave indoor and outdoor pipes dripping to prevent them from freezing or bursting in the winter.
- During winter times, or when day time temperatures may be below 35 degrees Fahrenheit, then when checking out, turn off the main water valve completely and drain all pipes to prevent freezing. Also, leave the property heated to at least 55 degrees Fahrenheit to prevent freezing the pipes.
- Check washing machine, refrigerator, hot water heater, air conditioner (when available) and other major appliances (which use water hoses or drain lines) for damage, kinks, cracks, and contact us if you find any.
- If you notice any leaks around sinks, tubs, toilets, and hot water heaters contact us as soon as possible. These issues can lead to costly mold damage and rotten floating.
Fire Damage:
- Never overload electrical outlets and extension cords, or place throw rugs over electrical cords.
- Do not block a baseboard heater (when available)
- Never leave cooking appliances unattended on or unattended.
- Prevent potential embers from causing fires by using a Spark Arrestor at active fireplaces.
- Never dispose of ashes in the bear box trash can.
Property Damage:
- Keep the fireplace cleaned. Check for cracks, excessive soot, and ensure the chimney is properly topped with a metal cap to keep vermin out.
- Make sure to close garage doors and lock your car at night. Thieves will steal a garage door opener for easy access into a home later.
- Contact us if you notice any dead and damaged trees which threaten your or neighbor’s property.

This property is beautifully updated, extremely clean, and very comfortable. Bedding and linens are super comfortable and the bathrooms are well stocked with shampoo, conditioner, body wash, q-tips and cotton balls. The kitchen is also well stocked with cookware and utensils. The living room is comfortable with a beautiful view of the trees and the lake. It is also located conveniently in Kings Beach area and surrounding areas are and entertainment are easily accessible. I would absolutely stay here again. Our family had a great time.
Overall this was a great property. It was very clean, organized and stocked with all supplies needed for 10 people to stay at the house. The rental was definitely on the pricey side for being a mile away from the Lake. The only downside was no patio furniture on the back deck. There was some patio furniture that was wrapped up in the garage, not sure why they were put outside.
Our family had a great experience staying here. The space was perfectly laid out to encourage family hang outs, with one great room including the kitchen, counter space, dining area, and couches/TV. We also really loved the hot tub on the deck and the views of the mountains from the living room / deck. The location was really convenient as well - to shopping, restaurants, and to the ski hills. Would recommend this spot and hope to stay again.

We came here for a girls getaway weekend to the mountains and it was perfect. House was clean, spacious, and well equipped. Hot tub in the snow was great! We will definitely be back.
We really enjoyed our stay at this home, the house is very well stocked with everything and more.....We had two families staying together and the house was plenty big enough! We had this house booked over the New Years holiday 2020, with covid numbers rising and the Tahoe area asking vacationers to reschedule and NOT head to the sierras. We reached out to the management company and requested to reschedule our stay for a different time or get a refund. The answer was an absolute NO!!! They were not willing to work with us to reschedule or offer any kind of refund. He requested that we sign a document that said we qualified under extenuating circumstances to go to Tahoe , that we did NOT qualify for. Even after we explained we did not qualify he insisted we just sign the document because thats what most people were doing!. I refused to perjure myself and did not sign the document. We decided instead of walking away from the large amount of money we paid to go and stay at the house. We isolated and brought our groceries with us minimizing contact with others. The management company really put us in a difficult situation!
This house was a perfect rental. It was just my husband, myself, and our dog, but it would have been spacious still with 2 other couples. The layout of the house is ideal, the living space is nice and open. The kitchen is stocked with just about everything and made cooking a breeze. We had an amazing stay and would stay here again for sure.
House was clean, nice quality and comfortable. The location was perfect for a run down to the lake (1 mile down the hill), close to Dave's Ski Shop (1.2 miles), and Northstar (5.9 miles). The layout was conducive to family dinners, post ski hot tub on the deck, and relaxing on the L shaped couch in front of a fire and a well stocked TV (cable, Netflix, Amazon Prime, etc). We had a great 3 night stay. Near perfect.
Well maintained and comfortable home with a well stocked kitchen. A beautiful setting.
