Conveniently located near Nob Hill, the Kirtland AFB, ABQ airport, and the International District. It’s within walking distance to an Restaurants, conveniences, galleries, and UNM.
The Space:
The home, nestled in a serene neighborhood, accommodates up to 4 guests with 2 bedrooms, 2 bathrooms, and a designated office or optional third bedroom equipped with a pack and Play Crib for families with infants (allowing for 5 guests). The backyard offers stunning views of the Sandia Mountains and beautiful sunsets, providing a relaxing atmosphere to enjoy birdlife like hummingbirds, finches, and occasional visits from roadrunners scampering through.
A selection of books, including cookbooks and poetry, can be found in the office. There are challenging jigsaw puzzles to enjoy, plus the pocket park at the end of the street has mountain views and wonderful neighbors with adorable dogs who gather daily. Indeed, Karma’s Casa really is your home away from home ready to deliver the perfect base for your New Mexico experience and hopefully lots of good “karma.” You may not ever want to leave!
Karma’s Casa caters for up to 4 guests. Additionally, it has a pack ’n play for an infant. Please note: This single-level home is not wheelchair accessible. There are a couple of steps to the primary bedroom, and both bathrooms incorporate shower/bathtub combos.
The open plan living, and dining area is the perfect place to gather with the family, and the adjoining gourmet kitchen is well stocked.
The fully fenced yard is private and ideal for alfresco dining with a BBQ grill and beautiful mountain views!

You'll have access to the entire home except for a storage shed in the backyard, closet in the office, a closet in the kitchen which are owner use only.

- Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in whichever is sooner.
- $3,000 accidental damage protection included in every Stay! Although rare, accidents do happen even while we are on vacation. Historically, this was managed with a big security deposit, which can lead to very awkward and unpleasant conversations when the vacation rental manager needed to withhold deposit lot damages. With Security Deposit Waiver, accidental damage from a guest is covered unless it is specifically excluded such as but not limited to smoking inside the unit, intentional damage, pet damage, and willful violations of house Rules. Guest is responsible for damage not covered by the damage waive and for amounts exceeding $3,000. Final claims subject to approval from underwriter. - Garbage and recycling go out to the street on Wednesday - they come very early. All recycling must be in the container
- Under-cabinet lights have a remote on the wall by the toaster oven.
- The Microwave light is a night light.
- Printer and paper in the office are for guests' use
- Fire extinguishers in the kitchen pantry and primary bedroom closet
- Filtered water in the refrigerator
- There is a small one-step stool in front of the washing machine/dryer stack and a larger step stool in the hall closet
- Both bathroom mirrors have a built-in nightlight and defogger. A gentle tap on the icons turns things on and off. The light can be dimmed by tapping it.
House Rules:
• No local guests allowed within 50 miles of property
• Must be 25 years of age to book
• Guest must complete Check In Form to agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
• Quiet hours 9pm to 8am
• No Pets allowed
• No smoking on property or consuming Illegal substances of any kind.
• No parties or events
• No moving furniture or appliances.
• Must obey house Occupancy Limits.
• Secure the home by locking all doors and windows anytime you leave the home
• Reservations over 30 days may require security deposit, background and credit check.
• For stays over 30 days, a monthly cleaning fee will be applied.
• Unreturned and/or lost house keys will result in a $100.00 fee to replace it.
• Guest agrees to report any issues at home to Host immediately.
• NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home
Covid and other Communicable Diseases Restrictions
• Please visit the NM Department of Health website to view any restrictions or travel advisories
• Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms.
• Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.

It's easy to give good ratings when things are perfect. But when something unexpected happens, it is a real test to see how the owners/management responds. In this case a water pipe broke outside the house. The owners had a plumber there in no time (on a Sunday no less). In the meantime they brought cases of water, coffee and even flowers. What a fantastic response! I can't say enough about what a great host they were. If a trip to Albuquerque is in your future, you won't find better hosts, or nicer accomodations. -Richard
Beautifully updated older house in one of the best neighborhoods in Albuquerque. Everything provided for a comfortable stay. Nice outdoor area in back. Very quiet neighborhood. Responsive communication with host. Would not hesitate to stay here again.
