Upon entering the home you'll be greeted by the living area with river views, an HDTV, and a wood-burning fireplace. The spacious kitchen includes stainless steel appliances and all of the cooking and dining essentials. The dining table seats 8 with additional seating at the bar. Or, enjoy your meal outside with the exquisite seating on the deck!
The half bathroom is located downstairs. Upstairs is where you'll find the bedrooms. The master bedroom is perfect with a gorgeous entryway, a king-size bed, TV, private deck, and attached bath with two vanities, a large soaking tub, and a tiled walk-in shower. The second bedroom features a queen-size bed. The second bathroom includes a shower/tub combo. The third bedroom includes a queen-size bed. The bunk room is perfect for the kids with plenty of space and twin-over-full bunk beds. The fifth bedroom is located downstairs and offers a queen-size bed.
Head out back and down the stairs to the studio apartment! The studio space is an open concept layout with a living area, cozy kitchen area, a queen-size bed, and a twin-over-full bunk bed. The full bathroom includes a walk-in shower. There is also a washer and dryer available for guest use.
Jack's River Haus is situated on the hard-to-find Guadalupe Riverfront at its finest. Grab a tube, start upstream, and float down to your private waterfront lawn. Enjoy relaxing days and cool evenings under the ancient pecan trees that shade the two decks on the property, one off the main living area and another off the master suite upstairs. In addition to the Guadalupe River, this home is only three miles from the nearest access to popular Canyon Lake. Whitewater Amphitheater and the small village of Sattler with a convenient grocery store are within three miles of the home as well.

Spacious living space but the property is a bit dated. Kitchen: The Dishwasher didn't work, undercabinet lights didn't work, the stove doesn't heat up adequately. The baking pans were old and gross. Bedrooms: The beds were not comfortable at all. The mattress on the main floor bedroom was splitting in the middle. The property is on a nice location but needs to be updated. We enjoyed the outside space very much but some string lights in the backyard would have been nice. We were lucky to have good weather. The sunlight to the main living area was very enjoyable.
Great and comfortable river home.
I rented this property for a girls weekend with 11 of my friends. Finding a property that could sleep all of us in the area we wanted to stay was a challenge, so I was happy to find this spot right on the river! The views from the deck are so beautiful, especially early in the morning. Leading up to the trip I had a lot of questions for property management and they were very quick to respond to all of my inquiries. However, once checked in, I tried to call the number provided to get help with the refrigerator and my call was not answered or returned. We never did figure out the issue with the refrigerator (it wasn’t cold upon arrival) there is a second refrigerator downstairs so we were able to use that. There is a lot of space for a large group and we were able to do all of our activities without feeling cramped. There are plenty of separate bedrooms which provided a nice bit of privacy for everyone. Additionally, the kitchen was well equipped and the number of bathrooms was adequate for the size of the group. The biggest down side to this property is the downstairs apartment. This space should be turned into a game room instead of a sleeping area. I felt guilty assigning anyone to sleep down there because the musty/damp smell was very overwhelming and the beds are subpar. There were also several roaches crawling on the floors and walls, which I understand is “normal” for the river, but yikes! It caused a lot of commotion!
This was the third time some of us have stayed at this property, and we will not return for a fourth. The property has declined either due to the property management company, or lack of owner’s pride in their home. There was mold in the secondary bathroom and dirt/dust was so built up on the air vents it had gone onto the ceiling. The backyard was all dirt and mud, probably caused by the atrociously smelling septic system that is clearly leaking. Don’t sit on the back porch if you are bothered by the smell of human waste. The listing photos show a grass filled yard, but instead we walked out to find water coming out of the ground and running down the hill. The original property listing stated that we could rent the property without the basement apartment, but when we attempted to do so, we were told that wasn’t an option. We decided to rent the property anyway, but were extremely upset to realize we paid for something that wasn’t even livable. The mold and mildew odor was so strong upon entry into the unit that we couldn’t return. The entire place was a health hazard. Access to the river from neighboring homes was through owner installed retaining walls or steps. Not here. We got tree roots and a strong desire to not fall face first into the water. Additionally, the internet went out, mattresses were awful and dining chairs were falling apart. We are extremely disappointed. What we paid vs what we received was not equitable.
Place was great location for us house was great. The swing did break while kids were playing. The rope snapped.

Great place for a large group. The property is beautiful. The kitchen and living area are great for gathering in the main house. Some updating would be beneficial, especially the beds and dining table. We didn't really utilize the kitchen for cooking, so can't comment. The studio apartment is a different story. The beds are horrible, very old. The AC unit sounds like a lawn mower running in the room all night, making sleep impossible. The path to access it is a bit challenging, especially at night.

We had all we needed and the space was good. It is a little older house and you can tell throughout the property, but a solid place to stay.
Great location. The tvs did not work. The front door did not lock. Kayaks and tubes on premises were bonus. Niceties were present. Kitchen was well equipped. Overall the home was nice. We washed off all the outdoor furniture to be able to sit and enjoy. The outdoor propane grill was questionable so we used the neighbors.
Pros: -Excellent location, river equipment (tubes, kayaks ect.), river access, large backyard balcony. Cons: -Roach on the floor upon arrival, cans & trash in the garage, bare minimum kitchen supplies, floors seemed like they've never been cleaned, musty, damp smell (we had to go buy febreze), ONE barstool, not a single beach towel for a river property and no mention of this in the listing, bunkbeds only had a fitted sheet on them, they were otherwise unmade, extra pillows but no pillowcases. I understand this is a river property, but as expensive as it was a night, it’s WAY too much no matter how good the location is for how little effort they put into this property. Total let-down.
There were 10 of us that stayed here and overall it was very nice. Great location and access to the river. I gave a 4 rating due to a few things….Dryer lint hose was not connected to the outside. Can opener is stripped and doesn't work. Loose pieces of tile sitting on shower ledge. Cobble stones for the outside walkways are crushed up and difficult to walk on. Kitchen sink sprayer has a leak. The coffee maker wasn't working our 1st day, but the management company was quick to come out and replace it with a new one.
We loved the location and enjoyed our stay.
The house was great for all of our needs. It was so nice being right in the water. You could float or put your chair in the water and relax.
This was our 3rd time staying in this house within the past 4 years. Everything is wonderful about this house except the mattresses. All of them. We never get any sleep and are always sore in the mornings. The location and water are perfect. We would probably stay again but we aren’t getting any younger so might have to consider a house with better beds if these don’t get updated.
We enjoyed our stay and had everything we needed. Loved being by the water. We will definitely be booking again.
Took my family on vacation and planning to make this trip to Guadalupe river an annual event. Overall, we enjoyed our stay, had lots of fun, made some memories. I'll start with some of our disappointments being the very uncomfortable mattresses except the main bedroom and outdated bathroom. However, sitting on a great lot and location with room for us all to enjoy ourselves. Improving a couple of negatives would help us to consider booking again next year and referring our friends and family. Thank you for your consideration and service to our family, take care!
It was very spacious for our family as we came in for a wedding. Constructive criticism :The floor was very dirty, turning our feet black. The couch was also in need of being cleaned, black seats etc were seen. The towels were old and needed to be replaced. Clean beds and comfortable, we'd stay again.
Our family stayed here ( 4 adults, 2 teens, 1 baby) and it was perfect. The house was exactly as listed, felt very comfortable and home-y. We didn’t get in the water as it was a little chilly when we were there in March but we sat by it and feed the ducks. The houses on either side are very close but we hardly saw anyone while we were there and we definitely couldn’t hear anyone inside the house. It was a great experience and we would definitely book again.
