- Quiet Hours 1030pm every night
- No parties of any kind, if it is reported that a party is being held you will be evicted IAW VRBO rules and regulations. Neighbors will call the police and we will follow up. We are in good standings with our neighbors and expect that you will abide by the rules and regulations posted.
-No Pet allowed unless otherwise authorized by Host in writing.
A $250 Security deposit will be withheld and you will be required to leave the property forfeiting your payment if pets are kept on the PREMISES.

- Do not plug in your electric car. Our power grid and box does not support. There will be a $75 added charge if you plug into our house. You will also be charged for all repairs and the costs associated with an electrician to come out and inspect.

-No Pet allowed unless otherwise authorized by Host in writing
Security deposit will be withheld and you will be required to leave the property forfeiting your payment if pets are kept on the premises during your stay.

I wish for my family and friends to swim in the pool at our leisure during the length of stay at your vacation home. By swimming in the vacation home pool, I recognize and fully understand certain things, including:
• At no time is there a lifeguard on duty, I (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during my stay.
• I understand that my use of the pool facilities during my stay involves certain risks, including but not limited to: 1. The risk of injury resulting from possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool;
5. The risk of injury from running or jumping around in the pool.
6. No glassware will be brought into the pool area. The risk of injury is very high due to broken glass if glassware is brought into the pool area.
• I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for the Owner allowing me to utilize the pool and area during my stay, I hereby agree to the conditions below.
I fully intend and choose to give up the legal rights, as stated below:
1. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, or representatives (hereinafter referred to as the “Releasees”) relating to my use of the pool and pool area; all children will be under adult supervision at all times while on the premises, in the pool area and in the pool. Tenant take full responsibility for the supervision of all underage adults.
2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releasees pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES;
3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area
4. That I am over the age of 18 I am responsible for all my family members and friends who use the pool or pool area will adhere to all the rules of the property;
5. That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate. I have read and understood this document. I am aware that by reading and renting this property I agree to this document, I am waiving certain legal rights that I may have against the Releasees, and I fully agree to do so.

    Beautiful property with an amazing kitchen and pool area! Some things are outdated like the tvs and the beds are not the most comfortable to sleep on. I will say communication with the owners was very easy.

    Our family of 8 went for a week to the Tampa/Clearwater area for spring break. Communication before and throughout the stay with the host was fantastic and very appreciated. There were a few minor issues but were promptly taken care of or addressed. Very spacious house for a family and outside pool area was definitely our hangout spot! We didn't have any bad weather but had there been there are things inside to stay busy as well.

    This property was definitely a whiff on my part. I was thinking solar heating would do the job and at least there is a spa… read the fine print that doesn’t mean hot tub. That part was on me, but the major issue with this house is it clearly wasn’t meant to be a rental and the owners have signs everywhere don’t touch this or do not do that. My children counted over 50 signs in this house it makes you feel like you are a little kid on a naughty list. With that said they monitored the heat and cool settings in this house and would text when upstairs and down did not match. Example: my older parents stayed downstairs and like it warmer and we sleep cool upstairs with kids. The messages about making the house the same setting was a little much. The grill also has warnings about cleaning but when we arrived we spent 35 minutes cleaning it, so much for the doom of facing a penalty or starting off on a good footing… what if we hadn’t used it and never checked!The deck is falling apart out back of the house with holes that you must be aware of. In the rec room, they have a pool table with one good pool cue and all of the air hockey table pucks are broken or busted. I also wish I had realized it was in a horse themed community, the smell of horse and other animals is not my thing. It’s unfortunate for us, as this house is large and relative to many cool locations, but WAY overpriced for what you get relative to other listings.

    The salted water pool was nice for the kids. The kitchen had more than enough utensils. The location is great for sightseeing and the beaches. While the place itself was fine, we found several of the host's house rules to be overly restrictive. There were notes all around the house about doing this and not doing that. It took away the feeling of staying at a house. The Central AC was controlled by the host. We tried lowering it. Sometimes it worked, sometimes it did not. What threw us off was the requirement to wash and dry the towels and the linens. The check out time was 11 AM. We had to wake up really early to wash, dry and fold the linens and the towels. For the price tag, we were not expecting to do housework during the last day of the vacation.

    The house was great except for a lot of stairs and not being able to lower the AC temperature to a more comfortable setting and limited towels and wash cloths and soap and bathroom tissues. Overall rating of 90 out of 100.
