Enjoy all the standard conveniences of a home. Two free tandem parking spaces are provided with your stay. An additional street meter parking charge is available for any additional automobiles.
The 1BR / 1BA detached cottage comes with a kitchenette and a full bathroom with two tandem parking spaces in the driveway. Additional City of Tucson Street meter parking is available for a fee - if needed
If you need more space for your family and friends, the main house is 2BR / 2BA and may also be available for an additional fee per night.

Guests staying in the 1BR / 1BA rear guest cottage have sole access to park tandem in the driveway and also use the south side gate entrance to enter the rear of the property. The steel double doors on the north side of home should remain closed at all times.
Guests access staying in the 2BR / 2BA home receive two parking passes for street parking in front of the house. These parking passes should remain on the dash or mirror at all times, otherwise, a parking ticket may be enforced and charged to the vehicle owner by the City of Tucson.

Guests may choose to rent one or both house and guest house. The 2BR home sleeps 4 adults (King bed and Queen bed) and 2 people (futon bed) or 1 adult and the rear 1BR cottage guest house sleeps 2 adults (Queen bed) and 2 people (futon bed).

    This a very nice casita. It was stocked with all the utemsils for using the kitchen. Close to activities. Was quiet and private. Will stay here again

    Great location! This is a neat little guest house very close to lots of the coolest old stuff in the 4th Ave area. Right across the tracks from downtown and close to UA, too.

    We are two friends on an Amtrak trip west. We stopped over in Tucson and this little place was perfectly situated for someone traveling by train. It's very close to a lively, funky neighborhood, but the street itself was very quiet. Great coffee shop on the corner and an excellent grocery coop in easy walking distance. The tram is right there, as are docking stations for e-bikes. We were very happy we stayed here.

    Good location, stayed here before and it was great. However this time, there was no hot water, the oven didn’t work, and the AC kept resetting to 80F.

    I really enjoyed the convenience of being within walking distance of Fourth Ave, downtown, and the UofA campus. Empire Market grocery store is just steps away. The next-door neighbor’s cuckoo clock and the Union Pacific trains might be bothersome if you’re a light sleeper. Loved the enclosed patio between the front house and this rear carriage house. I would stay here again.

    Decided to visit Tucson at the last minute and the Carriage House fit our needs exactly. Was within walking distant of two different type of restaurant/bar areas with many choices. Also very close to interstate for out of town adventures. Host communicated well.

    The location was great for walking to downtown, 4th street area, and cable car. Bed was comfortable and we had everything we needed. Would be nice if some hooks or hangers were available.

    We loved the little Iron Horse Carriage House. Small and stylish, excellent location for walking around. We loved everything about it including the owner's prompt responses to any questions. Honestly, for the price I don't feel justified in complaining about a thing, so all I will say is bring a blowdryer if you're expecting one to be there, and don't be weirded out by the brick wall behind your head on the bed, seeming paper thin. Just enjoy yourself and don't be concerned about what might be heard between you and whoever is on the other side! We would gladly stay there again.

    From the moment we started communication with the property manager, I was concerned. I was told I was to receive check in information 2-3 days prior to check in. Day of, I still had yet to receive and I had to reach out. This resulted in multiple emails and miscommunications on Christmas Day.The property is NOT as advertised. There was no washer/dryer, no hair dryer, and it was only one bathroom. Again, had to email to get communication for WiFi- this seems simple but let’s set people up for success? The property has a terrible smell… let me tell you why. There is obvious mold growing in the bathroom and my husband changed the air filter for them , because it was gross! Property seems to need some basic cleaning that needs to be done in the kitchen and the bathroom , don’t even get me started on the toilet scrubber, yet they want you to sweep before you check out! Kudos to them for their DIY handiwork but they need some work to be fixed before they rent the property out again for the same price as the hotels right around the corner that are brand new..the shower is EXCEPTIONALLY narrow. Heater/ ac unit is very Loud and even if you turn off, can still hear the other unit. In addition, there is construction happening next door. Neighborhood is quaint but may not be for everyone due to local bars and nightlife.

    Great little place with easy access to downtown and University areas. So many restaurants and things to do. Place was clean and simple with a nice outdoor patio. Only thing was we thought there was access to W/D, but that is in the primary rental on this property and not accessible for this casita. Highly recommend this rental for shorter stays…it is awesome. But for longer stays, like us for a month, the laundry situation was more difficult. The host was quick to respond to our requests which helped tremendously.
