Located just outside New Braunfels, River Haven is set directly on Lake Placid, a wide, open stretch of the Guadalupe River with only two neighboring homes and no development across the river.

This unique setting, with 150 feet of private waterfront, offers expansive views framed by mature, towering trees and natural surroundings. With light boat traffic and no tubing congestion, this part of the river feels more private, relaxed, and settled. This calm, open atmosphere is truly unique to waterfront properties in this area.





Accommodations

The property features 11 bedrooms, 5.5 bathrooms, and 3 kitchens across a Main House and a Guest House, comfortably accommodating up to 32 guests. Sleeping arrangements include beds for 28 guests along with futons for 6, offering plenty of flexibility for large groups.

In total there are 8 king beds, 5 queen beds, 1 double bed, and 3 futons, making it easy to host families, multi-generational gatherings, or groups of friends while ensuring everyone has a comfortable place to stay.

Amenities

Enjoy high-speed Wi-Fi throughout the home along with Hulu Live TV that includes all the major sports channels. Entertainment options feature an indoor and outdoor speaker system, a 65-inch 4K TV in the main living room, a 60” HD TV in the kitchen, and a 100-inch HD projector screen in the Guest House, with TVs also available in five of the bedrooms.

The Main House offers a spacious kitchen, dining, and living area that is perfect for gathering together. The Guest House provides additional bedrooms and bathrooms as well as its own small kitchen for added convenience.



Main Kitchen

The fully stocked main kitchen includes all the pots, pans, kitchenware, cutlery, glassware, plates, and bowls you will need to prepare and serve large meals for big groups, making it an ideal space for hosting and enjoying time together. For outdoor cooking, a large four-burner gas BBQ griddle with two propane tanks is provided.



Designed for Inside–Outside Living

River Haven was extensively renovated to blend indoor and outdoor living. The main living level features floor-to-ceiling glass facing the water, an open kitchen flowing into the dining and living areas, and large sliding doors that open onto a wraparound deck. Together, these spaces create a seamless main gathering area that works especially well for large groups using the kitchen, dining area, living room, grill, and deck at the same time.

River Haven is event-friendly (no additional fee required) and has hosted everything from family reunions to milestone celebrations, retreats, and small micro weddings. The home was thoughtfully designed to comfortably host large groups, with a layout that supports shared experiences without feeling crowded. Ample indoor and outdoor spaces allow guests to spread out while staying connected, making it easy for everyone to enjoy being together in one place.



The Backyard

The River Haven features 150 feet of private waterfront with a spacious backyard that’s perfect for reunions, celebrations, retreats, and micro weddings. Step outside to enjoy direct water access from a 70 foot illuminated pier, outfitted with seating, umbrellas, a built in swim ladder and a large floating swim mat, always a guest favorite and especially loved by kids, along with a classic tetherball setup in the yard. 



The Pier After Dark

High-intensity underwater lights near the pier illuminate the water after dark, creating a popular nighttime viewing spot where guests can see fish swimming below. These lights are visible from the deck and main living areas, often drawing guests down to the water in the evening to watch the activity below the surface. For guests who enjoy fishing, the lights create an especially appealing nighttime setup, while for others, simply sitting on the pier and watching the illuminated water and fish below has become a family favorite.

Fire Pit Experience

Evenings are best spent around the large circular fire pit, glowing under café lighting and surrounded by ample seating. Firewood is provided for one fire per group, and you are welcome to bring more if desired. Don’t forget the s’mores !



Parking Options

Between the main house horseshoe driveway and the Guest House driveway, guests have comfortably fit 12+ vehicles, depending on size.

Directly across from River Haven is a large overflow parking area that makes arriving with boats, jet skis, or trailers much easier. This setup allows guests to pull in and out without needing to back trailers down the street or rearrange vehicles in the driveway. It helps avoid the “musical chairs” parking situation common at many waterfront homes and makes launching and retrieving watercraft far less stressful. 

The overflow area can also accommodate RV parking if needed; however, there are no RV hookups available on the property.



Watercraft Rentals & Ramp Details

Local watercraft rental companies can deliver jet skis, pontoons, or boats directly to the house, provide operating guidance, and then escort guests to the nearby public boat ramp. This approach allows guests to receive instructions in a calm, private setting before heading to the ramp together.



Planning Your Stay & What’s Provided

After booking, guests receive a detailed planning guide covering everything needed for their stay, including house details, what’s provided and what to bring, check-in instructions, and a list of trusted local vendors. Many past guests have successfully worked with these caterers, table and chair rental companies, bakeries, florists, and photographers.



Events & Gatherings Guidelines

• River Haven is a private vacation rental, not a professional event venue.

• At all times, the total number of people on the property must remain within our maximum occupancy of 32, including visitors.

• Events are allowed within the stated maximum occupancy at no additional cost.

• Children age five and under, as well as vendors providing services, are not included in this total.

• Guests are responsible for providing their own event furniture and for completing setup and teardown within standard arrival and departure times.

The large floating swim mat is available seasonally March through September. ( Weather permitting )



A Note on Layout

A few bedrooms share access points worth knowing in advance. In the Main House, Bedrooms 5 and 6 each have their own exterior exit doors. The only time guests in those rooms would pass through Bedroom 4 or Bedroom 7 is to access the shared interior bathroom. In the Guest House, Bedrooms 8 and 9 share one full bathroom, and Bedrooms 10 and 11 share another. Guests in Bedrooms 10 and 11 may pass through Bedroom 9 to exit the Guest House, though Bedroom 10 also has its own exit door.
