Pet Policy
No dogs are allowed unless prearranged with the management company. There is an additional pet fee of $100 per dog per reservation. Maximum 2 dogs. Renters are responsible for their pet(s) at all times and must ensure all solid wastes have been picked up and disposed of before departure. There will be a $500 fine if there is an unauthorized pet on the property.

NO Smoking anywhere on the premises.

Please note this is snow country and in the winter a 4x4 with all terrain tires is strongly recommended.

Guests will be sent a vacation rental agreement by Durango Colorado Vacations (the property manager) to e-sign at the time of booking.

Please note that the primary guest must be at least 25 years old to book this property.

A friendly reminder before you book your stay, is to remember we are trusted to manage independent and family-owned homes. We simply ask that you treat these homes and properties with the same respect that you would expect one to treat yours. Due to a recent uptick in unauthorized guests, pets and gatherings, we are implementing a strict one strike policy for any guests who are found having any unauthorized gatherings, pets, or guests with them in the home. Failure to disclose any of the stated above will result in immediate termination of stay with no refund being issued for unused nights.

Please note that most properties are outfitted with outdoor security cameras.

Cancellation Policy:
If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that are made more than thirty (30) days in advance of your arrival will receive a 100% refund minus a $250 cancellation fee. Between (29) days and fifteen (15) days before arrival, guest will be refunded 50% of the reservation amount. (14) days or less to arrival, no refunds given.
For reservations that are at least thirty (30) nights, the cancellation policy increases to sixty (60) days prior to the arrival date to receive a 100% refund minus a $250 cancellation fee Cancellations made between thirty-one (31) days in advance of your arrival and (59) days will receive a 50% refund.

Trip insurance is available for purchase and is STRONGLY RECOMMENDED.

    The Home is located in the animas river valley which has beautiful vistas! The home was clean inside however the kitchen lacked a normal size skillet so we ended buying one and there is only one sauce pan, other than they kitchen is well appointed. The exterior isn't very well kept (debris on the patios, the lawn was not mowed) however when I called they sent the landscapers to tidy things up. Home was comfortable and spacious for our famiiy of 9 and beds are comfortable.

    We had a great time. Location was good and is great for families. we had 6 adults and 3 children and everyone had a wonderful time. we loved the hot tub and being able to sit outside and visit. Would recommend this to other families and friends

    The moment you enter the gates and see this absolutely amazing home nestled into the mountain side and perched above the beautiful river valley below there will be no doubt you’re going to have an amazing adventure! From every single room the open floor plan and large windows brings the beautiful landscape right inside to you! We took full advantage of the multiple sitting areas, enjoying the snow covered views by the multiple exterior fireplaces, the hot tub and covered porch sitting areas…every corner of the house and property have me something to offer! We wondered through the trails behind the house and were able to get up close with the beautiful birds and local wildlife. As we ventured out for our days either on the mountain skiing, into Silverton, or conveniently into Durango we were meet on the river valley drive with flocks of geese, herds of elk, and mule deer it was truly the picturesque scene. We have stayed all over Colorado and have to say this is by far one of the best homes and areas for not only the scenery, the accommodations, and the convenience but the serenity that you could find in a singular place! Valley Retreat is just that… a true retreat! A true 12 out of 10 for the whole family!

    We were very happy with our stay. The house is set back off the road and no road noise. The house was very well appointed and immaculate! The only challenge was the advance communication. We spoke with the property manager about checkin, entrance to the property, entrance to the house, etc.

    The house is very nice with plenty of room! Loved the hot tub and having use of the garage. Great kitchen that's very well stocked. Close to town. Only suggestion is to add some lights or reflectors at the driveway entrance. It's difficult to see when you are coming in after dark. Beautiful view from the house and we loved all the great outdoor furniture and space.

    Very relaxing- easy access to town- nice home but carpet in lower area needs a big deep cleaning or replace with VPLflooring! Deck space is wonderful- disappointed that grill was broken

    Last minute booking for 2 nights for a funeral trip to Durango. Would have enjoyed staying longer. Great outdoor spaces, pretty wildflower garden, plenty of room for 3 couples, two of whom had small children. Clean roomy hottub. Good views. We experienced two severe thunderstorms which caused mudslides on CR 250, but the road was cleared quickly. Thank you for making a difficult time more comfortable.

    We loved this home. Perfect for our family stay, open kitchen and living area and the covered patio off the kitchen area was nice for morning coffee. The location was great and we had deer visitors each night and a black bear one evening. We road the train, did a white water rafting trip and a 4 mile hike in the Lake Haviland area. Great time!
