The Hutchin's Schoolhouse sits on a hill overlooking the Batson River and is located on Beachwood Avenue and only is 1 mile from the fishing village of Cape Porpoise and lovely Goose Rocks Beach. A 3 mile drive or bike ride will bring you to Kennebunport's historic 'Dock Square' with it's many galleries, shops and restaurants.
This home began as a 2 room schoolhouse in 1909. The original building stands unchanged today .There are 12 foot ceilings throughout , hardwood floors, built-in book cupboards and tall windows to encourage summer sea breezes. The front entry was once the 'cloakroom' and greets you with pastel- colored stained glass sidelights.
Since the school's closing in 1949, a bathroom , kitchen, and 2 porches have been added, one covered with a swing and the second overlooks the Batson river and
has a queen-size futon.
One original schoolroom is now the 14X30 foot' living room' and dining room. It has a bank of 4 tall windows that look out upon the Batson River and ancient Oak trees. The other has been divided into 2 14'x14'bedrooms. Each has a walk-in closet. One has a king-size bed, an armoire and desk . Both bedrooms have 3 large windows and cooling sea breeze cross-ventilation. The second bedroom has 2 twin beds, a dresser and a built-in book cupboard.
The kitchen is 'galley ' style (i.e. small and efficient) and has the basics--a full-size stove, fridge, microwave, coffee maker, open shelving and lower cabinets. An antique armoire serves as a pantry . The kitchen's best features are the bay window over the sink and the 'butler's window' that allows one to view the river while at the stove .
The bathroom is roomy and has a claw-foot tub with a shower and a bay window. The stoneware sink has a swimming Mermaid design, and was handmade by Wendy.
There are 2 porches. One is enclosed and has a double-sized futon and faces the river. It has windows all-around. The 2nd porch is on the garden side and is open-air and covered. Also has a nice swing--perfect for watching a summer shower or the many visiting birds and butterflies.
A kayak is available for paddling down the river or for transporting to a nearby pond or to Goose Rocks.
The Schoolhouse owner is a Potter and will be working daily in her separate studio on the property. Guests are very welcome to visit me while I'm at work, and you're even welcome to roll up your sleeves and play with the clay!

Wendy, the owner is a pleasure to know, and goes out of her way to make your stay enjoyable. I am glad she is now a part of my life. And her place is just as much a jem as she is. The house is so well decorated it's difficult to describe. It was built in the 20's as a 2-room schoolhouse. The remodeling has been so artfully done that it's like stepping back in time, while still having the modern day amenities we've all become accustomed to. I would go back in a heartbeat.
The Schoolhouse has so much charm…it is difficult to take everything in. The location is ideal between Goose Rocks and Cape Porpoise…central to everything but secluded as well. Wendy and Bruce were friendly and very helpful…made me feel right at home. So much so, I have rented the Schoolhouse for three weeks next September. Wonderful spot and terrific hosts. Thank you so much!
My wife, 19 year old daughter, mother in law, and our dog thoroughly enjoyed our stay in this quaint and unique property. Private location, birds and dragonflies a plenty. Wendy is a truly gracious and attentive host. Her pottery making lesson was a highlight— something we will never forget. Highly recommended!
Came here for a girls' trip and stayed a week in this lovely property. It was utterly charming, comfortable and convenient to Kennebunkport and Cape Porpoise. Wendy is wonderful - we had a homemade blueberry pie awaiting us when we arrived and were also able to meet her and take a tour of her pottery studio. This is by far one of the nicest and most unique properties we have ever stayed in and would definitely return if we were back in the area. Highly recommend!
Very charming home. Lots of room. We loved the swing on the back porch. Great location not far from town or Goose Rock beach. Wendy is a great host. Bring bug spray as there are lots of mosquitoes.
This property was the perfect spot for my family of three (husband, 9 year old daughter, and me) and 12 year old Goldendoodle with regards to space, cleanliness, comfort, and location. The schoolhouse is much bigger inside than we expected with large ceilings that helped keep the house cool. We are A/C people and thus appreciated how well the A/C worked and kept the house cool both day and night. The house never felt dirty or wet, which is a bit pet peeve of ours when we've rented previous Maine homes in the summer. The house is close to GRB, where we went most days, and not far from Dock Square either, so a great location. The one bathroom was nice and big for the use by all three of us, and the beds were very comfortable. The bath/shower was a little high and was a bit tricky for all of us to get in/out, especially my 9 year old daughter, so be sure to use the stool that is in the bathroom to aid with this.
Wendy was a great host and her property is truly special. It's perfectly located between the town of Kennebunkport and Goose Rocks beach. The schoolhouse is very unique with charming details throughout. My daughter loved visiting Wendy in her studio and getting her hands dirty. We hope to be back!

This home is a gem in the middle of Kennebunkport. At the little school house, you are treated to a carefully-curated collection of art in this lovingly-appointed home. Our dog has to come with us on vacation because we are a family package, and this little spot of loveliness was a welcoming home away from home. Very positive vibes. The School House is a quintessential Maine experience. Wendy is an attentive and gracious host. Her gorgeous work is displayed throughout the house…but wait until you see her pottery studio! It’s as charming as the home and just as inviting. We couldn’t have imagined a better experience. Thank you, Wendy!

The Hutchins Schoolhouse is a magical place..filled with artwork from owner, Wendy, and other artists. The house is filled with light and is a beautiful and calming place to vacation. My family loved it and it’s proximity to Goose Rocks Beach and Kennebunkport make it an ideal location. Wendy went out of her way to make us feel welcome and even spent several hours with my daughter and me in her studio teaching us how to make our own art pieces. Priceless moments that will never be forgotten.
Miss Wendy is lovely and the cottage is sweet and pretty as a picture. An easy drive to so many great beaches and fun. Great places to eat ten minutes away. The cottage was clean as a whistle with the loving artist's touches throughout..... smc

This was our second amazing summer trip to the old school house. We returned home so relaxed after a week of relaxing on the porch swing and enjoying the sun on Goose Rocks Beach. This place is well located only a few minutes drive from the beach and is beautifully situated on a creek. Our toddler had an amazing time at what he calls “Maine’s house” and we love that we can bring our old Labrador with us.
A funky and charming converted schoolhouse full of magical surprises for children. Comfortable beds. We brought our ROKU but the tv was older and did not have a USB port - so Wendy bought a new television. She is lovely and amazing. The location is perfect for any activity you might be interested in. The pictures of the house are accurate.
We loved our stay at the historic and charming schoolhouse with lots of lovely details. It was super clean and had everything we needed. Wendy was welcoming and easy to reach. The house is less than 10 min from Goose Rock beach which we and in the evenings our dogs had fun to play at. Super clean and soft sandy beach. Beach parking is admittedly a bot of a challenge as its scarce and pricey but free after 6 PM. 35 minutes to Portland if you want to see the city and 2 min from fantastic ice cream store which my kids loved of course. Try the boulangerie/bakery in Kinnebunk - its worth the trip to get fresh baked goods and bread in the morning.
I had a wonderful stay. The owner Wendy is very cordial and responds to any questions in a timely way. The schoolhouse/home is located between Kennebunkport Center and Cape Porpoise and is close to beautiful Goose Rocks Beach. It is serene and a throwback in time with lots of artsy and old fashioned memorabilia and high ceilings with paddle fans. It has a great old fashioned porch with a swing. The kingsize bed is very comfortable. The kitchen has all the pots, pans and utensils needed to cook. Wendy is so talented as an artist and has a potters shed on the property and will tell you some history of the schoolhouse and show you her pottery if you ask. Outdoors, is very beautiful and serene with lots of beautiful gardens of wildflowers. The river runs in back. When I was there, I saw a number of beautiful birds including humming birds, a brood of young turkeys with the mother and a group of guinea hens run by as I sat on the back porch with my coffee in the morning. My stay was excellent in so many ways, I can highly recommend the schoolhouse/cottage.
The schoolhouse is an absolute dream - Even better in person! Super fantastic location. Kayaking the river behind the schoolhouse was so great. Wendy was wonderful to work with, she’s very thoughtful and has truly thought of everything to make your stay as enjoyable as possible - even texting helpful hints regarding things we mentioned we were interested in. So grateful she shares this slice of heaven, will definitely return.
