Booking & Occupancy
Minimum Age: The primary guest booking the property must be 25 years old or older. Failure to meet this requirement may result in reservation termination.

Quiet Hours: ALL hours are quiet hours. Please respect our neighbors at all times.

No Parties: Absolutely no parties, events, or large gatherings allowed.

Undisclosed Guests: Failure to register guests will result in a $500 fine per person and immediate reservation termination without a refund.

Smoking & Parking
- Smoking: Strictly no smoking inside the property.
- Fine: Indoor smoking results in a severe $3,000 penalty.
- Smoking is permitted outside only.

Parking: Do not park cars on the street—they will be towed at the guest's expense.

Pet Policy (Dogs Only)
- Due to severe allergies, we only allow dogs. Cats are strictly prohibited.
- Please advise us if you are bringing a dog.
- Pet Fee: Applies per pet: $25/day, $150/week, or $300/month.

Pet Restrictions:
- No pets on furniture, beds, or in the pool.
- Crating: Pets must be crated when left alone at the property.
- Cleanup: Pet waste must be picked up and disposed of immediately from the yard/property.
- Dogs over 25 lbs require prior verification and approval.

Restricted Breeds: Bully breeds are not allowed.

- Fines: Undisclosed pets result in a $500 charge. Additional fees apply for damages or excessive shedding.

Checkout & Property Care
- Cleaning Fee Note: The cleaning fee covers the standard preparation for your stay, not excessive post-checkout cleaning.

- Grill: If a grill is provided, please clean it before and after each use as we do not maintain it.

    We had a wonderful stay at this Vrbo home! The host was quick to reply, clear in communication, and very accommodating throughout our visit. With six bedrooms, the house comfortably fit our family of nine, and the fully fenced backyard was perfect for our dog.The location was ideal—very close to EverBank Stadium for attending the football game, and only about a 30–40 minute drive to the beautiful beaches of Amelia Island. We also loved being near the charming Avondale area, which has great restaurants, unique shops, lovely parks (including pickleball courts!), and beautiful scenery.One important note for future guests: the sixth bedroom is a detached “studio,” and both bathrooms (one upstairs and one downstairs) are located in the main house. This worked fine for us, but it’s good to be aware of ahead of time.We especially enjoyed the outdoor spaces, with great seating on both the deck and patio—perfect for relaxing together. Overall, a fantastic home and experience. We would definitely stay here again!

    This place was absolutely perfect for our trip to JAX for a football game. The house was spacious with plenty of beds and the space was super clean! The host, Lipsy and her team were very responsive and friendly. I feel like they went out of their way to make sure we were comfortable and enjoyed the space. Will definitely look for this house for my next trip to JAX.

    Can't complain about the overall experience. House was clean and had decent amenities. Communication with the property manager was excellent and responsive. Had it been presented differently; I would have no issues. It's just the way the home was presented which left me a little confused. Setting the record straight, I don't believe it should be advertised as a lavish estate. It's a nice house, with only 2 bathrooms and a decent but small outdoor space. Your neighbors are basically right there The guest house has no bathroom so you would have to use the master bathroom. Some of the beds were rock hard with metal frames that squeaked badly. Plus, the 2nd picture that shows a golf cart at the beach should not be used since you are far from a beach and while you can get to the river, it doesn't look like that. Again, I'm not trying to take away from the house, but you are literally 2 or 3 blocks from train tracks and they start running about 2:30 almost every morning and the train horns are loud.An estate would be something more remote with a larger property and lavish would be over the top amenities. While again trying to be fair the home is nice, but by no means lavish. Small TV's in the bedrooms, tight little bathrooms, etc. So I guess my issue was more truth in advertising, than really an issue with house. Had it been presented in a more realistic light, I would have taken it for what it is and been even more pleased.

    The perfect place for a getaway with friends. A very comfortable home with lots of space. Our group of bridesmaids got ready for a wedding and the home was perfect. Absolutely incredible water pressure in the showers.

    The host was great! Communication was clearly and she responded back in no time! The house was AWESOME! Clean, very convenient location and well equipped with everything we needed! If you are looking for nice inside and out, clean inside and out and damn good host, this home away from home is for you! I will book again!
