GUEST RENTAL POLICY

Adults 25+ Please check ALL drawers and cupboards carefully before you depart to ensure you have all of your belongings. We are not responsible for any items left at the property or for the shipping of said items. If an item is left behind and we are able to retrieve it, we have a $75 fee to ship any items back to you.
Check out & damage deposit. We send a departure check list and ask that you follow it and leave the property in a neat and tidy condition. We don’t ask our cleaning team to move large items of furniture around, so we request that you return all furniture to its original location. We don’t like to make claims on the damage deposit but if our cleaning staff has to spend additional time above and beyond their allocated hours, to make the property ready for our next guests, we will charge for the additional time.

Failure of essential and non-essential appliances and facilities Please let us know immediately if there is any equipment that is not operating correctly. We will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in our areas, particularly on evenings or weekends. If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. No reduction of rent, rebate, or refund will be issued for a mechanical failure of nonessential appliances including but not limited to dishwasher, washer, dryer, entertainment systems.

Please note: If the police are called or the neighbors complain about the noise level or any other types of privacy disruptions, we are subject to take your deposit on the stay. We absolutely never want to do this, but if a situation calls for it we will.

BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk.

    It was a great space for a group stay. The separate queen beds in the bedrooms were ideal, and the location was easy to get around Nashville. The neighborhood was quiet.

    The area is an up and coming area, can assume it will only get better. It is a little bit of a drive, but not bad to the sites of Nashville. Ubers weren't hard to come by. I would suggest you check on the cleaning company, mostly everything was clean, but there was a lot of left over tape and decorations on the walls, and there is quite a bit of mold in the downstairs bathroom. Porch area was nice, we didn't use the back a lot. Beds and rooms were comfy and roomy.

    We were very disappointed with the state of the house. The furniture was falling apart in the family room and the dining area. The family room furniture was dirty and caused all of us to have allergic reactions, so we were not able to sit on the furniture. Very difficult to relax when there’s no place to sit comfortably. The bedrooms and bathrooms were nice. We can tell that the house was once very nice when it was redone, it’s just undergone a lot of damage that hasn’t been attended to.

    The house is absolutely beautiful! The only thing is there are two rooms with two beds instead of two rooms with one bed, but it turned out to be a pleasant surprise. The bathrooms were stocked with some amazing shampoos and soaps too, which isn’t often in rental homes so also a nice surprise. Thanks so much for letting us spend our weekend there

    When we arrived, we noticed that the parking area was only for two people, while the house can occupy up to ten. The neighborhood is quite, however not as cute and quaint, as the neighbors have bars on the windows and other houses look rundown and vacant. Pictures of this place were very accurate. The house was spacious however once entering the house smelled strongly of weed. We then had to open all doors in order to get the smell out. The floor was sticky and turned all of our feet black. Overall we were happy with the space and the rooms but we felt it could have been cheaper due to the above criteria.
