Welcome to our spacious, open-concept villa designed for comfort, fun, and connection. Modern amenities and thoughtfultouches make this the perfect home base for your Florida adventure.

Bedrooms & Sleeping Arrangements:
Primary Suite: A private wing with a King bed (memory foam), 65 Smart TV, a dedicated office area, and a separate entrance to the pool lanai.
Guest Room 2: King bed (memory foam), 48 Smart TV, and closet with organizers.
Guest Room 3: Two Twin beds, 48 Smart TV, and closet with organizers.
Guest Room 4: Twin bunk beds (250 lb max weight per bunk), 50 Smart TV, and a PlayStation 5 with two controllers. An additional twin mattress is available under the bunk.

Living & Dining:
The main living room features a 70 Smart TV and a Bluetooth soundbar for movie nights.
A large dining table seats eight for shared meals.
The kitchen's breakfast bar offers casual seating for five.

Outdoor Oasis & Pool:
Your private, screened-in lanai is a personal paradise with a pool heated to 85°F at no extra cost.
Relaxation: Four lounge chairs and a patio table for six with a center fire pit.
Ambiance: The backyard is enclosed by a privacy fence and palm trees, with magical twinkle lights from 5:30-10:30 pm.
Entertainment: A 55 Smart TV, comfy patio furniture, and a gas grill complete the space.

Family-Friendly Amenities:
Pool safety fence, life jackets, and pool/beach toys.
Board games, puzzles, and child-friendly dinnerware.
A pack-n-play and highchair are available upon request.

Game Room & Beach Gear:
The garage is a full game room with a pool table, foosball/ping pong table, and a lounge area. We also provide everything for a perfect beach day:
5 beach chairs & 2 beach wagons
Beach umbrella, blankets, & towels
2 coolers & a picnic basket
4 pickleball paddles/balls

Guests will have full and private access to the entire home and all its amenities, including the private pool, game room, and backyard. The only exception is a locked owner’s closet located in the primary suite, which is used for storage.

Private Entrance: Self-check-in with a smart lock.
Check-in: 4:00 PM
Check-out: 10:00 AM

We respect our guests' privacy and aim to provide a seamless, uninterrupted stay. We will not be present at the property during your visit. However, we are always available and happy to assist with any questions or needs via the booking platform's messaging app. Your comfort is our priority!

Security: For your safety and the security of the property, we have a Ring doorbell at the front door, a security camera on the garage exterior, and a camera inside the garage facing the driveway. There are no cameras inside the living areas of the home.

Maintenance: To keep the property in top shape, you may see lawn or pool service workers on the exterior of the property during your stay. They have our permission to be there and will not need to enter the home.

Pool Heating: The pool is heated to 85°F. Please be aware that if the ambient air temperature drops below 70°F, the pool heater's efficiency may decrease, and it may take longer to reach the target temperature.

Florida Wildlife: This is Florida, and you may encounter small critters. We have regular professional pest control, but you can help by keeping doors closed, sealing all food, and taking trash out regularly.
