KITCHEN AND DINING
A culinary dream that flows seamlessly into the main living space. It features a fully stocked coffee bar (regular and decaf), cream and sugar plus all the essentials for group meals. Indoor dining is flexible with a 6-seat table, 4 kitchen bar stools, and 3 breakfast bar stools. For those perfect Havasu evenings, the outdoor dining area also seats 6 comfortably right by the pool.

SLEEPING ARRANGEMENTS
With four dedicated bedrooms, there is plenty of room for up to 12 guests to recharge.

• Primary Bedroom: King bed, luxury en-suite with dual vanity, soaking tub, and walk-in shower. (Sleeps 2)
• Bedroom 2: Queen bed, located next to the hall bath. (Sleeps 2)
• Bedroom 3: Queen bed, located next to the hall bath. (Sleeps 2)
• Bedroom 4 (Bunk Room): Two twin bunks with two twin trundles—ideal for kids and teens. (Sleeps 6)

2 Full Bathrooms total – Featuring a primary spa-like suite and a convenient hall bath with a shower/tub combo.

GUEST ACCESS AND GUIDEBOOK
Guests have private access to the entire property except the garage. A digital property guidebook and entry access codes will be sent 24 hours prior to check-in to ensure a smooth and easy arrival.

CHECK-IN / CHECK-OUT
• Check-in after 4:00 PM
• Check-out by 10:00 AM

QUIET HOURS
• Quiet hours are 10:00 PM – 8:00 AM
• Please be respectful of the surrounding neighborhood

SMOKING
• Smoking is not permitted inside the home
• A $500 fee will apply if smoke, odor, or physical evidence of smoking (such as ash, debris, or paraphernalia) is detected indoors
• Smoking is permitted in designated outdoor areas only

PET POLICY
• Although we love animals, this property is not suitable for pets. If an unauthorized pet is found on property, a $500 fee will apply.

AGE POLICY
• Primary booker must be at least 21 years old with valid government ID.
• A responsible adult must be present throughout the stay.

POOL POLICY
• The pool is not heatable.
• Tampering with pool equipment is strictly prohibited; a $250 fee will apply to any interference.
