Hammer Haus III is a 3 bedroom house with 3 separate queen bedrooms with 3 bathrooms. Sleeps up to 6 people. Two luxury queen bedrooms, each with their own ensuite are located on the main floor. The ensuite bathrooms have a tub/shower combination, toilet and sink. The main floor also offers a spacious living room, separate dining room, seating for 6 people and brand new kitchen with granite counter tops. This property is a raised bungalow style, so the bright sunny third bedroom is located down the stairs. The 3 pc. bath is downstairs. Each bedroom has a T.V., workstation with chair, comfy bathrobes, and hair dryer. If you have more than 6 people, then review the 4 bedroom listing.

You can walk to the University of Waterloo and Hi Tech Park, just 1.9 km away. Ideal for the visiting professor, parents of UW students or tourists going to the St. Jacob's Market. The St. Jacob's Market is only 5 minutes away. Also check out the St. Jacob's Playhouse, Outlet Mall and Antique shops.

Parking on driveway or FREE street parking available.

We're located just 1.9 km. from the University of Waterloo and the David Johnston Tech Park. The St. Jacob's Market is open Thurs. and Saturdays, year round. In the summer months, the market is open on Tuesdays as well. Both the Antique market and the St. Jacob's Outlet Mall is within walking distance of the St. Jacob's Market and Playhouse. Don't forget about the wonderful shops in the Village of St. Jacob's, just 3 km. down the road!

It's easiest to travel by car, but #9 bus which stops at our corner will get you to the University of Waterloo within 15 minutes. If you feel like some exercise, you can reach the University within a 20 min. walk.

House Rules:

Quiet hours: 11:00 p.m. to 6:00 a.m.
Please remove shoes in the house.
Please keep food and drink on the main floor.
Water is allowed in the room.

Property not suitable for children under 5 yr. old unless full house rental
Minimum age of 19 yr, old for Primary Guest for rental of single rooms only.
Minimum age of Primary Guest required as per rental agreement for multiple rooms or full house rental.
Only rented to non smokers for Entire House rentals
Only registered guests allowed on the premises, otherwise, fine is due and payable as per rental agreement and reservation cancelled with no refund.
No pets - otherwise, fine is due and payable as per rental agreement and reservation cancelled with no refund.
No Smoking in or on the property, otherwise, fine is due and payable as per rental agreement and reservation cancelled with no refund.

Guests must complete rental agreement and security deposit prior to final confirmation of reservation. Rental agreement must be signed, received and approved within 48 hr. of reservation confirmation.
Guest must have working cell phone.

Register your name, license plate number and date of parking (morning between 2:00 am and 6:00 am). One is allowed to park 15 nights on city streets.

Late Checkout Rules: House rules allow us to discuss a late check out, so please use the message box to ask us. You can have a 12:30 p.m. checkout, if we authorize it for $25.00 extra, (single room rental) instead of the regular 11:00 a.m. check out. Please inquire if you would like a late check-out and we'll see if we can work with you on that. Please do so in advance, because it gets more expensive, if you ask for a late check out the same day.

Otherwise late checkout after 11:00 am is a full day fee.
Guests must complete rental agreement and security deposit prior to final confirmation of reservation. Rental agreement must be signed, received and approved minimum 5 days prior to the date of arrival.

    We had a wonderful weekend in this clean, cozy, charming home. The location was perfect - minutes to St Jacob’s market and village. We would definitely stay here again.
