Gulf Coast Getaway Salt Water Canal solar heated pool home

.Enjoy the southwest Florida style living in this newly listed 3 bedroom/2 bath 2100 sq. ft. solar heated pool home on a gulf access canal.
Close to major shopping and some great restaurants. Just a short drive to Ft Meyers Beach,Sanibel and Captiva Islands.
Features include newer kitchen appliances, xfinity cable and wifi with most smart tv's.
On the lanai you will find a propane summer kitchen with a grill and plenty of lounge chairs to get some Florida sunshine by the pool ordown by the dock.
The home has a solar heated pool and also has a roll up solar blanket cover to help keep the heat in the pool overnight. We have a large choice of floats to lounge in the pool.
We also have a few fishing poles if you would like to try your luck fishing in the saltwater canal or go exploring the neighborhood on any of the 4 bikes available.
When you decide to go to the beach we have some beach chairs, umbrella some beach toys and 2 coolers you can pile into our retractable beach cart to make things easier to pull through the sand.

Guest can access the entire house with the exception of 1 bedroom closet we use for our person storage items. The dock is available to tie up to if you would like to rent a boat in any of the area rentals. (The boat lift is not available for guest use)
This Gulf access home is locate in southeast Cape Coral with only one bridge which is the highest bridge clearance in Cape Coral (11' 3). We only list our home for availability in February. and March.
We are off of DelPrado Blvd. which is conveniently located to many excellent restaurants and major shopping. We are just minutes to the midpoint bridge to Ft Meyers.

VRBO does offer travel insurance for guest in the event of an emergency.

Please note:
I do not have instant booking turned on, but my response time is usually within 1 hour. Most times it is much less.


Electric Charge to be paid by guest on departure: $250.00 month allowance included. Guest will be responsible for any amount over that.
IMPORTANT
PLEASE NOTE: The pool does not have a security fence Please keep a close eye on children when in and around the pool.
We have a no smoking policy so smoking is not allowed in the home or on the lanai. Smoking is ok down by the dock. We also have strict no pet policy (allergies )so please do not ask if you can bring a small pet.
There is no provision for plug in service for a ev(electric) vehicle.

The boat lift is not available for guest use. There is an area behind the lift available to tie up if you should desire to bring a boat or rent from any of the area boat rentals.
Boat trailers and recreational vehicles are not permitted anywhere on the property per Cape Coral code enforcement. If you have either please make other parking arrangements.Other things to note

Please do not put the a/c thermostat below 75 DEGREES. This should be sufficient and economical for cooling. Putting the thermostat lower than 75 COULD CAUSE THE AC UNIT TO FREEZE UP AND GUEST WOULD BE RESPONSIBLE FOR ANY REPAIR.

To avoid a $35.00 grill cleaning fee please clean the grill before you are ready to leave.
