Stayed Jun 14, 2025Property was cozy and close to the beach. We had everything we needed. And really did love our stay.My teen girls loved to nap on the bed swing on the bottom level and the beach access was about 5 houses away, so a very easy walk. We came to the conclusion this house layout was designed by a man because the deck with a grill is on the level with all the bedrooms, so when we grilled, it was up and down stairs from the kitchen to the grill. And one of the bedrooms has a bathroom in it, but there is one small bathroom to be shared between the other three bedrooms, so with 2 men and 6 girls/women it was a little crowded in the bathrooms. There were also clothes (undies) left in the drawers from the previous renters. But again, we had a very good time.

Stayed Oct 6, 2024The location of the unit is perfect. My teenagers were able to ride their bikes to 30A to visit friends. I also loved having the private beach access. The property needs A deep clean, including the hot tub.. The shower was clogged and I reported the problem, however, no one ever came to repair the shower. My husband ended up having to fix it. I would definitely go back to the unit, but I do believe that some things need to be freshened up.

Stayed Jul 29, 2023Everything was good for the exception of the sofa and cushions having a lot of ice cream and wrappers. Then found old contacts and tooth picks on dresser.

Stayed Apr 1, 2023The beach house was very nicely decorated with thoughtful touches and finishes throughout. It’s one of two rentals under one roof. Our family stayed in 44A which has a fun swing and hot tub whereas 44B has a private small swimming pool. The unit has all of the amenities needed for a great beach vacation. We loved waking up seeing the beautiful emerald colors of the sea and bright blue skies, with flocks of pelicans flying overhead. The home is about 7 houses in walking distance from the beach access. We brought our own portable chairs/umbrella/cooler or those can be rented. The unit provided 4 bikes but a set of tools for minor adjustments is recommended. I’d also recommend bringing a baby gate for toddlers since there are many steps to navigate in the home (inside and outside as well as beach access entry). We loved our stay and hope to return year after year. Just gorgeous all around! ☀️?️?️

Stayed Dec 28, 2021Because of Covid uncertainty, we booked this apt just1 month before xmas so there was not a lot to choose from. It was affordable and in a great location right by the beach so we were happy to find it. It was a well furnished place, and the management was responsive and booking was easy. (NB: because of bridge construction there are signs blocking 30A coming from Grayton that says the road is closed, but you have to just drive around them anyway. That caused a little confusion late at night but the emergency number answered quickly and we got it sorted). There were a couple issues that depending on your party might not bother you, but were an inconvenience for us. The main thing for us was that this duplex apt is quite small. BRs had just enough room to walk around the bed and are tightly packed together all on one (lower) level, so are quite noisy. 3 BRs (sleeping up to 8 people) share only one bath downstairs (one BR has an ensuite, but no door to the hall for others to access), which made for a lot of waiting for the shower and dashing upstairs to use the half bath. The living space upstairs is open and bright, with a peekaboo view of the beach, well furnished and comfortable--but is too small for 8 people, or at least our 8 people, especially since we had some bad weather that kept us indoors. People wound up retreating to their rooms because it was so crowded. We appreciated the 4 adult sized bikes (that were in good working order), but found it annoying that there was no beach equipment of any kind (chairs, umbrella, boogie boards etc). Nothing. Not even a bucket for sandcastles (I found some that washed up on the beach). I have rented in this area a lot and these things have always been available. We could have rented from their concierge service. But at $20/day for just 2 chairs + 1 umbrella, that cost really adds up. It was cheaper for us to buy our own (and give it away at the end because it wouldnt fit in our car.) It was a pain and felt like a tactic to get us to buy their concierge service. Take that with a grain of salt because your mileage may vary! Overall we had a nice stay, and especially in a pinch it suited our needs well enough. It would be fine for a smaller party or with weather allowing you spend all your time outside (and a large van to bring all your own beach stuff.)

Stayed Apr 10, 2021The house was in a lovely, safe, quiet neighborhood. We enjoyed taking walks and talking with the neighbors. The access to the beautiful beach and local restaurants was very convenient and not crowded at all. We were disappointed with the cleanliness of the house when we first got in. The beds were very uncomfortable, we saw several cockroaches, and there was a ton of sand in the dryer. We were surprised to see so many stairs when we walked into the house. The listing didn’t say it was multi-level anywhere. I have a broken foot with a cast and boot which was quite difficult with all the stairs. The hot tub was not useable when we arrived but maintenance was quick to repair it. On the other hand, we were pleasantly surprised with the view from the upper level!! We opened the windows and could hear, smell, and see the Gulf perfectly. Definitely our favorite part.
