The large kitchen island is the hub of the home where you are sure to all gather and spend time as a family. Enjoy the chef's kitchen and stunning entertaining space. There's a first floor master suite as well as a one-of-a-kind screened-in porch with TV and gas fireplace. Head out back to BBQ on the gas grill, or try your hand with the smoker as well. There's a half bath on this levelas well for guests.

The 2nd floor includes the other 2 bedrooms, both with private bathrooms and large closets. Plus, there's a set of bunk beds on the landing. The 3rd level of the home features fun gathering space plus a convenient half bath and kitchenette with beverage fridge. There is also a twin sleeper in the oversized chair on this level. Walk onto the balcony and grab some Gulf views and watch an amazing 30A sunset.

All TVs in the home have Roku sticks, so you'll never be without entertainment options. Each bedroom also includes a TV.

An initial Benchmark signature box of amenities is provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, 1 pack of kitchen wipes and liners for each trashcan plus 2 washing machine pods. For each bathroom it includes: 1 roll of toilet paper, 1 set of facial and bath soaps/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom.

    Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The house was very nice. Noticed we had ant's and fruit flies on the 1st day throughout the stay. Also the upstairs queen bedroom has a leak in the roof that hadn't started to drip, but the sheetrock/tape was buldging.

    Based on a previous post, we were concerned about master bedroom mattress, but were pleased to report a nice sleeping mattress by Beautyrest. Beautifully maintained home, open concept with lots of space for family gatherings. Well-stocked kitchen with high end appliances, lovely spacious bathrooms. There are multiple security codes to keep handy at all times - tennis and pickleball, beach, house, pool, gate - all have different codes and they change.

Overall, I recommend this vacation rental. Reviewer Comments: Home, neighborhood and location were great. Loved the pool, pickle ball and easy beach access. The house was perfectly cleaned for our arrival. The kitchen was very well stocked. The screened porch was lovely and the gas fireplace was amazing for a morning read and coffee. The third floor deck offers a peek-a-boo view of the beach and water as well as being a terrific spot for stargazing. Couple of minor issues. There were only two wrist bands for the pickle ball courts and my first day inquiry for a couple more went unanswered by management company(fortunately, we were never asked to see them by anyone so the four of us were still able to use the courts without issue. I did not follow up after my initial request). Primary bedroom mattress was not great. Lastly, a very nice plumber arrived to do some work with an apologetic two minute heads up text and vm from management. It wasn’t a big problem but it is an example of another instance of poor communication from benchmark as the plumber indicated that it was a scheduled appointment. We were not there during a particularly busy week. I expected better communication. The positives still outweigh the negatives to the point that we would definitely stay here again. We certainly have found a favorite neighborhood after 13 years of visiting the area.

    The house is good and location is good. It is a long walk to the beach and a narrow boardwalk for beach carts.Knowing that, the location was good for us.The two issues we had were: The main bedroom mattress is horrible. That normally does not matter to me, but it was really bad - leaning down at the head of the bed and to the side. Had a feeling of rolling out of the bed. First night pillows were bad, but found another in the house to use. The other issue was the offer of Xplorie and the benefits. There was no benefit to us at all and I tried to use it. Their marketing worked since it helped me pick this home over another one. But, I won't rent another home that uses Xplorie as a gimmick to rent from them. It is misleading. I was not able to use any of the items that they claim to give you.It was frustrating enough that I won't support any house rental that uses it as a marketing gimmick. Including this house if they continue to use Xplorie gimmicky marketing. Otherwise I would certainly rent this house again and gladly work with Benchmark Property Management. (please replace the bed though!!)

    This is a gorgeous house, just minutes walk to the beach! We had some plumbing issues the first night but they got a plumber out to fix it, and they were responsive to other issues. Very beautiful home with plenty of space for privacy for everyone. I would definitely come back this rental. It is built for entertaining! We cooked almost every meal, very well equipped. We walked to the beach every day. It was walking distance to The Creamery at Blue Mountain Beach and Blue Mountain beach access if you don’t feel like using the boardwalk that takes you to Grayton Beach in 7 minutes.

    This home is beautiful and nicely appointed. If there was anything I would say it would be really nice if there was a cooler, cart and beach chairs there for renters. A couple of boxes of Kleenex would be nice too, but otherwise the place is absolutely awesome.

    Buyer be warned. While this neighborhood has its own private beach access (marked by public signs on trails off 30A), we were told this UNIT did not have a code. We would need to bike 2 miles to the closest public beach. What’s more - when I asked for an explanation from management on why this was not disclosed up front - no one ever even bothered to call me.
