Sip champagne in a year-round outdoor hot tub, while watching the sunset and falling stars. Swim in a beautiful, heated pool (seasonally open) and soak up the sun with friends and family, submerge in a luxurious indoor jacuzzi tub after a long day of entertainment, while looking at the scenic Mountain View. Watch hummingbirds and butterflies while relaxing in the hammock on a front porch. Make wonderful meals in a fully stocked, spacious kitchen or grill on the patio (propane provided). This house has everything you need for a family gathering, romantic getaway, nature outings, hiking excursions, mountain climbing trips and recharging your batteries from the demand of life. Only a short 90-minute drive from NYC, 10 minutes away from town of New Paltz, where you can find beautiful vineyards, galleries, cool stores, restaurants, bars, antique stores, family farms (filled with multitude of fresh flowers, organic produce, apple & pumpkin picking) and a wildlife sanctuary. Also, only 30 minutes away from Kingston Historic District with endless landmarks, boat cruises, entertainment, art, museums, and restaurants. For ski enthusiasts, Hunter, Wyndham, and Belleayre are the main three resorts about 45min-1hr away. Enjoy the best of both worlds: privacy and serenity short drive away from attractions and activities!
My PRICING MODEL is a rising scale for any families over 5 people. I charge per extra guests due to each person costing more in resources, e.g., additional water (personal water use + extra dishwasher loads), electricity, laundry (extra bedding and bath/pool towels), personal use of laundry, wear and tear on the house, gas, necessities and house supplies, kitchen supplies, additional cleaning fees, etc. Thank you for understanding.

Due to COVID, I take additional measures to keep my home sanitized and safe for everyone. Please remember that no additional unauthorized guests, pets, or visitors are allowed past the street entrance to the driveway. All entrances are equipped with remote cameras to monitor the proper guest count and ensure safety precautions, so please enter the correct number of guests for a quote. Security cameras are monitored periodically to ensure that there are no unauthorized guests, pets, and visitors. If any unauthorized guests, visitors, or pets are discovered the this WILL BE GROUNDS FOR IMMEDIATE EVICTION WITHOUT ANY REFUNDS. There are no cameras inside the home. The pool and sunbathing areas are surrounded by trees and provide complete privacy for your tanning pleasure. If any cameras are altered or moved, then this is also grounds for IMMEDIATE EVICTION without any refunds. Generally, I DO NOT allow pets, however, some exceptions may be made (e.g., hypoallergenic, non-shedding dogs). Pease inquire if applicable.
I take extra precautions to keep everyone safe during COVID and have implemented additional cleaning and sanitizing procedures to preexisting ones. Please sanitize all your frequently used items on daily basis (phones, keys, car door handles/wheel, wallets, electronics, etc.) and wash your hands immediately after returning from your travels for at least 20 seconds. I strive to keep my property sanitary for guests, therefore I have a "NO SHOES INSIDE" policy. So please make sure to bring house slippers or cozy socks. Please keep all the outside shoes on the deck, porch or near the access doorways. Please help me stay organized. I kindly ask you to return everything to its original place, especially all items in the kitchen. All kitchen drawers, cabinets were just restructured, reorganized, and labeled to help you return everything to a proper location. PLEASE DO NOT TAKE ANY GLASS OUT of the house. There is a special shelf in the kitchen with unbreakable glasses and water bottles. PLEASE USE ITEMS FROM THAT SHELF ONLY when enjoying the outside. Unfortunately, accidents happen, and our guests don’t tell us when glass is broken outside, resulting in tiny particles lingering for months and causing unpleasant injuries for us and future guests.
I attempt to leave a minimal footprint and live green. Please hang dry your towels and reuse them, especially pool towels. Recycle your plastic, paper, glass, metal. Turn off your water while brushing teeth, soaping your dishes, etc. Every little bit adds up). My kitchen comes fully stocked! You are also welcome to the spice collection and cooking oils. However, please respect private pantry shelves (labeled "private"). Especially during COVID, I ask that our food pantry items are not touched. There is a guest shelf for your personal groceries. Please always keep the bottom shelf empty. Thank you. I provide shower necessities, soaps, a variety of sunblock and bug spray during summer months. Please help us preserve my wood furniture and ALWAYS USE COASTERS. If you have a group over 4 people, please do not do all your laundry in our home, it overwhelms our septic system and can create serious issues for us. If you are staying longer than 2 days and need to do a load or two- feel free; (bring your choice of detergent) Otherwise, kindly take the rest of your laundry home.
The house is a ten-minute drive to town of New Paltz with restaurants, shopping, and bars. The quaint town of Gardiner is a 5-minute drive. Mohonk Mountain house is a 15-minute drive and offers a 5-star restaurant and spa. The Mohonk Preserve and Minnewaska state park nearby offer hiking, biking, and rock climbing. Several wineries and a distillery are short drives away as well. There are many farms in the area where you can buy local produce and pick your own apples and pumpkins. Please see my guidebook for recommendations on activities and places to eat and drink!
Guests have access to the entire property - only the garage and personal closets are off limits. There are numerous gardens, an in-ground pool (open seasonally), hot tub and a basketball area. The neighborhood is gorgeous. The house is on six acres with an unobstructed view of the “Gunks” from nearly every window. The area mostly consists of families and is very quiet in the evenings and at night.
A Trailways bus stop is in the town of New Paltz, about a 12-minute drive away from the property. The Metro North train station is about 30 minutes away in Poughkeepsie. I recommend having a vehicle as the house is a 10-minute drive out of town. Also, you have an option of taking an Uber to New Paltz for a night out with cocktails (about $10-$15 each way).
The house features 4 bedrooms (up to 10 people with an aero bed if needed) and 4 full bathrooms. In some cases, I can accommodate larger gatherings for additional fees. Please inquire for a price quote. The home offers two kitchens. The main kitchen is fully stocked and there is an additional kitchen downstairs. The main level offers a large living room with a vaulted ceiling, wood burning fireplace, comfy couches and blankets, retractable coffee table and wall-mounted 50" LCD TV with access to Netflix, HULU, Prime. Note that the cable TV is not provided. In addition, there is a Chromecast device, so you can stream content from your phone, iPad or laptop. On either side of the main entrance are the lounge room and a formal dining room (seats 8). Behind the kitchen you will find the laundry room and the home office with two desks (one with an adjustable height control) and a couch.
The primary bedroom has a queen-sized bed, a private balcony with breathtaking views, a private bathroom (also with mountain views), double sinks, jetted tub, and a separate standing shower. The second bedroom has a queen-sized bed, small flat screen TV with a DVD player. One bathroom is shared with the third bedroom. The third bedroom has a queen-sized bed, flat screen TV, mirror, and lots of light. The fourth (downstairs) bedroom features a queen size bed and a lot of privacy.
The Master kitchen is equipped with 5 burner gas range, two sinks, dishwasher, convection oven, all stainless-steel appliances, microwave, toaster, espresso maker, coffee maker, pots, pans, glassware, and everything you need for entertaining. The gas grill is located on the deck just outside the kitchen on the back deck. Propane is provided. You can enjoy your meals on the outer deck, while watching the sunset during warm months.
An additional "efficiency" kitchen is located downstairs and offers custom cabinetry, a small gas stove/oven (4 burners), refrigerator, wine fridge, Keurig coffee maker and a stone counter tops. This kitchen is perfect for making snacks and drinks to conveniently enjoy in the backyard and dining areas. The downstairs level also offers a large bathroom with a steam equipped shower and two shower heads (regular and rain). This level also has cherry hardwood floors with a spacious living area, foosball table, sofa and a 50’’ TV. A Roku device is supplied for this TV.
The house has a lovely wraparound porch with various seating areas, a hammock, a dining table and fascinating views of the mountains and country landscape. My neighbors are a fair distance away. You will feel like you are on your own private resort in the back areas of the house. There are many beautifully landscaped areas to relax in and fenced backyard with the 20'x40' swimming pool, a 5-person hot tub and a fire pit. At the end of the private driveway there is an informal basketball court with in-ground hoop. There are also many games in the house for your enjoyment! Please bring your own firewood (available in town).
House is situated in quieter neighborhood and everything is within 15-20mins of drive from the house, including getting lovely morning bagels from New Paltz bakery. Only exception was Robibero Winery which is only few mins drive or even within walking distance. Peter was constantly in touch and very helpful during the stay. He was quick to answer our questions and resolve any situations promptly. House was comfortable for our group and trip. We will certainly keep this house on our list for future visits to the area. There are sufficient things to do with pool, spa, patio, games within the house and we only got thru some of the them as our primary focus was hiking.
We had so many plans for this trip but we found ourselves enjoying the property so much it was hard to leave. We actually skipped some planned activities and just enjoyed some relaxing hours by the pool. We left talking about returning again.
This property is completely perfect!! Incredible views of the mountains, lovely landscaped grounds with butterflies and tiny birds lighting on every flower filled bush, huge refreshing pool and relaxing jacuzzi, wraparound porch to sit and contemplate. Exactly what we were looking for…an escape from the city but still close to home. Peter, the owner, is a most gracious host. Wholeheartedly recommend!!
We had a great time at this property. The house was spacious and comfortable and was perfect for our group. The view was beautiful and the location was perfect and close to wineries and New Paltz - but we honestly didn’t want to leave the house much- we enjoyed just sitting and relaxing there! The pool was great and perfect for our group. Peter was great at communicating leading up to and during our stay. We had a great time and my friends already want to go back! Thank you!

What a beautiful location and home! We felt like we were at a resort where there was something for everyone of all ages. We loved all the amenities including the pool, hot tub, fire pit, and porch that wrapped around most of the house. The upper three bedrooms were especially comfortable as was the great room next to a very well-stocked kitchen. While there were lots of rules and security cameras that came with the house, we thoroughly enjoyed our stay.
The home, location and owner were awesome. Lots of room and perfect setup for memorable conversation both inside and out. Very private. Huge yard with the cutest bunny rabbits. Great star gazing at night. Thank u Peter for accommodating us.
This house was perfect for our family of five plus two significant others! We had plenty of space and were able to cook every meal in the big kitchen and have fires in the fireplace. We bought/rented micro spikes to put on our hiking shoes so that we could manage the icy trails. Great exercise and beautiful views. The house feels very private in a peaceful, nice neighborhood with gorgeous views. You are only 5-10 minutes from lots of trailheads. Peter was responsive and easy to communicate with. Great vacation in all ways!
