Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The house was beautiful. We had a bedspread in the top bedroom that had urine stains on it. The floor at the top of the stairs is soft underneath don’t know what the issue is. Sliding glass doors on top floor needed lubricant. There was no functioning can opener. The legs on the chairs around dining room table were very loose. Had to move them to the side. This issue can be very dangerous. Told housekeepers they said write it in the review. Laundry room on bottom floor had no light that worked we used our flashlight while in there. There is a possum under the front deck.

The rental house was as advertised with a very well appointed kitchen; plenty of plates, cups, silverware and cookware. Jews were wonderful and the home theater was nice, once explained. Accordion doors were difficult to open/close and we didn’t have a welcome packet but the rental office was responsive and it was an overall very positive experience. Would rent again! P.S. - the initial door code we were given was incorrect.

Overall location was great. Access to beach was amazing. House does not have any beach chairs / umbrellas/ pool floats etc. The outdoor pool area is ok… if you plan to grill you are stuck with a charcoal grill (charcoal not supplied or a lighter for that matter or grill cleaner) also TV situation was difficult. 3 remotes for living room TV all of which were difficult to navigate. Beds were not the comfiest. We will most definitely be returning to OBX but going to explore options to stay

Overall, I recommend this vacation rental. Reviewer Comments: Overall we really did enjoy this house! It's in short walking distance of 2 ice cream shops. Not too long distance walk of a small Wings store. The walk to the beach from the pool isn't bad at all, and having the covered area was great for leaving our beach chairs and umbrellas. We had 3 families, plus our Mother with us. The house gave everyone plenty of space to keep groceries and eat together.Plenty space for clothing (every room has a nice size closet with a few hangers in each). The pool and hot tub were great to have and spend time in. The hot tub is huge. There were very few things we complained about. In the kitchen there was 2 can openers, neither of them worked. The kitchen really could use some new frying pans. We called ahead and asked if there was a Keurig in the home, we were told no so we brought our own. Once we arrived we saw there was 2 Keurig machines in the house. And I think 3 regular coffee pot Makers. I did call the reality company to let them know there are 2 Keurig's incase anyone else asked. The beds in the master suites with the balcony, they are a bit uncomfortable, but we still were able to get a full night sleep. The curtains had a weird smell to them, they could use a good washing. Housekeeping was pretty good, but maybe could use a little better detail. In one bathroom, we dropped a lid and it rolled under a sink, when we got down to get the lid there was trash under the sink on the floor, so a broom obviously didn't see that part of the floor. We didn't believe that the mattress protectors had been washed recently, but we don't know that for a fact, but there was one that had a large amount of dog hair still in it, so we are just assuming it hadn't been washed in between us and the previous guest. So the few complaints we have aren't huge, it's not ones that made the trip any less enjoyable. Of the last few houses we stayed in over the last like 4 years in OBX, this is our favorite. You won't regret picking this house for your stay!

Having 8 bedrooms each with a bathroom;, numerous TVs; a heated pool; space for a dog; several refrigerators, dishwashers and microwaves; plenty of kitchen ware; and a theater with movie theater seating made for a memorable vacation. The only problem was a maintentence issue with a leaking AC unit which was quickly dealt with by customer service. Only improvement would have been a manual on TV and theater operation, and washing machine and dryer operation. Also confusion over trash collection. Third year renters with a reservation for a 4th year;

First the kitchen sink faucet handle kept falling off then the sensors wouldn’t work half the time. Second is the instructions for all the entertainment needed to be laid out. The elevator was a life saver for my father who has bad knees an turned 70 over our stay!

Reviewer Comments: One of the bedrooms is marketed as handicap accessible however it was not. - the room is too small for a wheelchair to maneuver easily - a wheelchair cannot access the dresser - a wheelchair cannot fit next to the bed without moving the bed over (which we did) - although the sink is a roll under sink, it is not at wheelchair height so it is extremely hard for the person to reach the faucet and items on the sink. - there are no grab bars next to the toilet. If someone is handicapped, one of the most important things is being able to easily access the toilet. - the door of the elevator is too difficult for someone in a wheelchair to open on their own.Poor customer service: We were there for two weeks and had three interactions with the rental agency. The first time we had to contact the emergency maintenance and they were great. They mmediately called back and all proceeded smoothly. The next time we texted (the letter says they prefer text), but no one replied. Then i called and left a message with staff. It took two days for someone to call me back and then they sent someone over. The third time i called on the Monday of our last week to let them know that the water wasn't turned on in the outdoor shower among other things. By Friday, when we left, no one had ever called me back. For the amount of money we spent, I would expect a much different level of service.In addition, there was no house manual for this very nice but quite complicated house. It's insane that there is nothing about how to make the theatre work, or the complicated TVs, or the sound system, or the vide game console - all of which are touted in the ads. We had a tech guy come the first week who was able to get it all working (after a lot of messing around) except for the sound system. He told us that someone would call the sound company and have them come over but no one ever did.Lastly, there were water bugs/roaches on the 1s

We really liked this house, we would have loved it if it weren't for some housekeeping issues, listed below. The bedrooms (except one, see below) and bathrooms were clean, it was nice having linens provided, linens clean and smelled clean. Pool area was okay, the advertised jacuzzi really is not a jacuzzi, only 2 seats, very difficult to get in and out. The cabana on the dune was great and beach was awesome. Housekeeping issues, which we reported to the property management were never taken care of during our weeklong stay. Issues as follows: 1. Kitchen dirty on arrival, countertops looked like they were cleaned with a dirty rag. 2. Two dirty dish towels in the sink, which stunk. 3. Cabinets dirty on outside, dried food drips on lower cabinets. 4. Refrigerators clean on inside, outside filthy. 5. Utensil drawer was a distaster, everything just thrown in, many of the items were filthy and had to be washed prior to using them. 6. Majority of pots and pans were filthy, looked like they were not washed, again, had to be washed before using, non-stick cookware scratched and unusable. These items we could live with, but had to clean ourselves.What was really a problem was the dog ****, counted 14 spots, on the carpet in the downstairs bedroom. Absolutely disgusting, it smelled so bad and got worse and worse as the week went on. They were definitely fresh, because when we put paper towel down on them, they turned yellow. Called twice about this and got no resolve. Unfortunately, this was our bedroom. The stench by the end of the week was disgusting and when we got home, our suitcases/clothes smelled like ****. We were able to overlook a few things, but when you spend this much money, it was hard to overlook the dog ****.I would be hesitant to rent again unless I was guaranteed a clean house.

Overall, I recommend this vacation rental. Reviewer Comments: This was our second year at Good Karma. The stay was mostly positive and overall the place suited our needs well. The Cons: When we arrived it did not appear that the pool or hot tub had been recently serviced. That said, when I called, Beach Realty had someone out fairly quickly to remedy. The middle level air conditioning also did not work so it was pretty warm/stuffy at night. Beach Realty came through with a quick fix, but it didn't last and because the owner wanted to use their own HVAC company it was never fully operational during our stay. The Pros: The open floor plan and covered balcony are great for hanging out. The kitchen is pretty well stocked (although could use baking sheets). The pool and giant hot tub got a lot of use and the location is great.
