Plenty of room for a large group. Pool and outdoor area was nice to have to hang out in.

Rating Details: The property manager was very helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. But the patio furniture was very worn out, only 1 fridge worked and there was ants everywhere. For all the money it is to rent I would think they could take care of the property! /:

My daughter had gotten bitten and then looked under the mattress and found the bed bugs. I notified the front office and the manager was supposed to call me back aware of the situation and I never received a call back. I had to continuously call to finally speak to her. She said she would get someone to look at the house was all I was told. Sadly we are very upset about this issue and I believe they need to let the owner of the property aware of the issue if they dont already know. They need to plans as well as they don’t have much.

Kids enjoyed the pool and there was plenty of space for everyone to hang out and enjoy! We’ve stayed at numerous properties in the area and this one is our favorite so far!

I liked how the room were separated except the master was upstairs, so we had the young bucks stay up there.The pool was clean patio had alot of room parking was great and had a great time.

Overall, I recommend this vacation rental. Reviewer Comments: The house and layout was great. However there were some issues.The house was missing some important items. There was no mop or broom. The kitchen was lacking paper towel holders for the kitchen and pool areas, no measuring cup, minimal dishes and pots and pans. What pots and pans were there were old and worn out. There were no fly swatters and in this part of Texas during the summer if you BBQ there are going to be flies! The internet was only in the main area and not covering the entire property and additional rooms. With 6 young men they could not get internet except inside the house. The vent hood is not working which is important for frying bacon for breakfast.Most of the dishes were dirty or greasy and had to be washed before using. House of this caliber should be more appointed. The outdoor seating cushions were worn out and should be replaced. All and all I would give the home a thumbs up for the layout. Only missing minor details and yes I would stay there again but probably bring my own stuff.

Reviewer Comments: We take an annual trip to the Frio river every year with our college friends and FrioRitas was hands down the best place we have stayed thus far! House was very clean and although we did run into some minor issues with the home, all of our concerns were treated very quickly and did not interrupt our stay. We would definitely rent FrioRitas on our next trip to the Frio!
