French Kiss by Holiday Beach Rentals is a 6-bedroom beachfront home that sleeps 20 guests. It features a private outdoor pool and is positioned directly on the world-famous Emerald Coast! Enjoy family fun on the beach and have a BBQ on the deck while looking out at the majestic Gulf of Mexico.

As you step into French Kiss you will notice a cozy entryway featuring a queen sleeper sofa, a flat screen TV, and unique décor. Down the hall on the first floor is a kitchenette with an ice maker, a full-sized refrigerator, a half bathroom, and a door leading to the outside deck and outdoor shower area. The furnished deck on the ground floor features an outdoor dining area, Kamado Joe charcoal grill, custom cornhole boards & a brand new ping pong table!

Take the stairs up to the second floor and you will notice a great open floor plan. There is a fully equipped kitchen, with all appliances and utensils you will need during your vacation. Also bar seating for 4, a round dining table that seats up to 10 and a living area for complete relaxation. The living area also has a flat screen TV, electronic fireplace, and spectacular views of the beach. Your pool is also located on the second floor, right outside your sliding glass doors from the main living area. Down the hall is a half bathroom, a queen over king bunk room as well as a king bedroom, each with with en-suites and a flat screen TVs.

On the third floor there is a common sitting area with flat screen TV and queen sleeper sofa. There is also a twin over twin bunk nook and a full washer and dryer. Down the hallway is one queen over king bunk bedroom with en-suite and a flat screen TV. Across the hall is a king bedroom with en-suite and flat screen TV as well. The south end of the home features two bedrooms with wonderful ocean views. The master king bedroom and the queen bedroom both feature a walk-in shower and direct access to the furnished balcony, overlooking the Gulf of Mexico.

A FEW THINGS TO MAKE NOTE OF:

Your pool is heated! We aren't talking about hot-tub style temperature or anything, it has the ability to heat up to 85 degrees. However, this feature is something our team must activate for you, so be sure to let us know ahead of time if you feel you're going to need it during you stay.

This house has a private boardwalk with direct beach access!

A 7-night minimum stay is required during the following peak season dates:

Summer 2027: May 29, 2027 – July 31, 2027 (Saturday to Saturday stays)


A vacation rental lease agreement will be sent to you upon confirmation of your reservation and must be signed within 72 hours of booking. A valid credit card is required to be put on file. Please review the following important details:

No Pets: Pets are NOT permitted in or on the premises of any Management's properties. Violation of this policy will result in a $1,000.00 pet fee, per pet, that will be charged to Guest's credit card on file. Additionally, Guest's credit card on file may be charged extra cleaning fees to include but not limited to; extermination fee, deep clean fee, odor, and dander removing fee, and animal hair removal fee. If a Guest needs to bring a service animal who has been trained to do work or perform tasks for a disability, Management MUST be notified at the time of booking and proper paperwork will be required upon request. Guest is responsible for picking up animal waste and keeping the animal on a leash at all times. Guest will be responsible and liable for any damages caused by a service animal to reservation property or its contents. Emotional support animals are not service animals, and therefore not permitted.

No Smoking or Illegal Drug Use: Smoking and illegal drug use is not permitted in or on the premises of any Management rental properties to include but not limited to porches, pool decks, balconies, and driveways. Violation of this policy will result in immediate eviction of Guest and a $1,000.00 fee will be charged to Guest's credit card on file. If evidence or indications of smoking or of illegal drug use are found in or on reservation property during or after reservation occupancy period, this will be deemed by Management as a violation to this policy and this Agreement. All smoking devices are prohibited including but not limited to; the use of vape pens, e-cigs, pipes, hookah, marijuana smoking devices, or any drug paraphernalia.

Age Requirements: The primary guest must be 25 or older and must occupy the property for the entire stay, including overnight and whenever guests under 25 are present. For every three guests aged 24 or younger, at least one parent or guardian (25+) must be present and staying at the property. Violations will result in immediate eviction without refund. Management reserves the right to inspect the property at any time.

All information regarding property listings is believed accurate but cannot be guaranteed. Availability, rates, furnishings, accommodations, fees, and taxes are live and therefore subject to change without notice. Rarely, systems or sites will quote a reservation improperly. This being the case, Management reserves the right to make corrections to the improper booking, listing, or reservation quote. Management will contact the Guest within 48 business hours of reservation booking to make the necessary corrections or cancel Guest's reservation.

Modifications made to Guest's reservation may deem discounted rate changes, specials, or promotional offers invalid and no longer applicable to Guest's updated reservation. Guest understands and accepts that said inaccuracies will not result in any offered credits, discounts, or adjustments to correct rates or information.

    The house was beautiful, the view was gorgeous, but it wasnt as clean as expected. The house was in need of a good deep cleaning. There was a good layer of dust on any surface that was not regularly used. The light fixtures in some of the bedrooms were especially dusty. There was enough dust on some surfaces that you could write in them and read them clearly. The showers were in need of a thorough cleaning. Shower floors were mildewed around the edges where people dont stand. There was mold in some of the seams in the showers. Biggest issue with the shower was there was no niche to put your toiletries. We had to put them on the floor of the shower. The unit was listed to have dishwasher and it did. But they didnt get it working until our 2nd to last day. It smelled rancid, that smell hadn't cleared completely even when we left, but we only got to run the dishwasher 3 times. We had to hand wash all our dishes for 5 days. On top of that, we would go to use some dishes and have to wash them because they were put away dirty. Then we go to wash clothes and towels halfway through our trip and the washing machine isnt working. Come to find out there is something wrong with the cold water line and it shuts down because its not filling up quick enough. So now i have mostly wet towels sitting in a washing machine. I had to run a spin cycle to drain, then hang them up on the railing outside.We waste hours waiting on 2 maintenance men and the appliance repair man. Unhappy

    Location of the home was good. Rental company was good to work with. The house was lacking in a lot of areas. As soon as you open the door to the house an overwhelming smell hits you. It smells like stale cigarette smoke with stale dirty water. It made us all not even want to be in the house. The whole house just had a very dirty feel to it. All of the outdoor furniture was extremely dirty, rusty, and just unusable. Would not rent this property again.

    We had a good experience renting this property. We did see a few bugs that resembled roaches, some of the light bulbs were out (need new bulbs on the upper outside deck), the ice machine was missing downstairs, the drain in the upstairs queen bedroom was slow, the Wi-Fi was somewhat awful & it was impossible to watch TV. Kitchen could be better stocked for families to cook. But the beds were super comfortable, check in and check out was easy, the beach was beautiful, and property management was lovely to deal with.
