This is a great place to stay for anyone needing to be close to Children`s Hospital of Philadelphia, Penn Hospitality, University City, Rittenhouse Square, Graduate Hospital, Center City or the Stadiums / Entertainment venues

This apartment is on the 2nd and 3rd floors of a duplex building. I amthe owner and live in the bottom unit year-round.

The apartment features the following:

-Walking distance to multiple cafes, shops, restaurants and bars

When you first enter the apartment, you are greeted by the fully stocked kitchen and comfortable living room with a pull-out couch. Down the 2nd floor hall you will find a queen-sized bedroom and connected bathroom. The 3rd floor has a second queen-sized bedroom with a connected bathroom. The third bedroom is down the hall and includes a daybed or, alternatively, can serve as a convenient office space.

The outdoor roof deck is accessed from the 3rd-floor hallway.

Welcome to Philadelphia’s Fitler Square Park, justly prized as a gem among Philadelphia’s neighborhood parks. Built and dedicated more than a century ago, this inviting half-acre park is between 23rd and 24th Streets, at Pine Street. The Fitler Square neighborhood is an easy walk from the city’s most lively commercial areas yet remains thoroughly residential.

My home is a 15-minute walk to Children`s Hospital of Philadelphia, Penn Hospitality, University City, Rittenhouse Square, Graduate Hospital, and Center City. Going to catch a game or concert A short Uber or subway ride will take you right to the stadiums.

Attached to the property is an awesome grocery store, Heirloom Market. There is another local grocer less than 100 yards away, South Square Market. Right across the street is the `Triangle,` an outdoor garden/seating and communal area where people congregate and be neighborly as they drink outside at Grace`s Tavern and/or have sweets at the FroYo joint next door, Igloo. There is a full-service Amazon Locker+ on the corner as well as a Starbucks, CVS, and pet store flanking the adjacent 4 corners. City Fitness, yoga, and acupuncture are also on the same block. There is literally everything one would need within a 30 sec walk from the front door.

No parties or events – Let’s keep things low-key and relaxed.
No drugs or illicit behavior – Safety and respect for everyone are key.
No smoking, vaping, or marijuana – Please keep it out of the home, off the balconies, and at least 25 feet away from the building.
Quiet hours from 10 pm to 7 am – We strictly enforce this to ensure everyone gets a good night’s rest.
Registered guests only – No additional guests or overnight visitors unless they’re listed on your reservation.
No shoes inside – Helps keep the place clean and cozy.
Toilet paper only in the toilet – Keeps the plumbing happy!
Keep the home clean and tidy – Report any damages or missing items to us right away.
Follow all city and building bylaws – It helps everyone get along.
Age Requirement:
Guests must be 21 years or older.
Location Requirement:
We don’t rent to local residents of Philadelphia – this helps us maintain a vacation-friendly atmosphere.
Fee Schedule:
$500 for removing any or all guests/occupants.
$500 for excessive noise.
$500 for smoking.
$500 for breaking any house rules.
$1000 for clogging toilets with inappropriate items like baby wipes or small objects.
$50 per hour for unauthorized late check-out.
$50 per person for unlisted guests or exceeding the booked number of guests.
We may remove any retaliatory reviews related to violations of these rules. Guests agree to cover any damages resulting from rule violations, including property damage, damage to common areas, and lost revenue due to canceled reservations.

    High quality vrbo, very convenient to Naval Square and Fitler Square. Well appointed with helpful items such as shampoo, liquid soap and k-cups. Great condition, very clean, very good quality beds and pillows. And very thoughtful and communicative property manager. Highly recommended!

    Parking is impossible, and so-called public parking does not exist. The check-in and check-out hours are very strict. Got in a couple of hours early and contacted the mgmt about leaving the suitcases in the unit. We were told it was impossible because they were cleaning the unit. We were in front of the unit and NO ONE was there. Likewise, we had to leave at 10 AM because it needed to be cleaned for the next renter. We ate breakfast in the area. Parking is extremely difficult to find, and public parking options are nonexistent. The check-in and check-out hours are very strict.We arrived a couple of hours early and reached out to management about leaving our suitcases in the unit. We were informed that this was not possible because the unit was being cleaned. However, when we arrived in front of the unit, there was no one present. Additionally, we had to check out by 10 AM to allow time for cleaning before the next renter. After having breakfast in the area, we returned to the unit at 11:30 AM, and no one was there.

    We had a very nice stay in this property. It is nicely appointed, including a gas grill on the deck. Beds were super comfortable and while the neighborhood is lively, the apartment is quiet at night. Communication with the host was fantastic as well.It is convenient to everything, from restaurants to shopping and recreation, including the Schuykill River Trail. Highly recommended!

    This VRBO was booked for one week coinciding with a family wedding. The home was spacious, clean, well stocked, as described on the website and had a most beautiful kitchen (which we never actually used). Location was excellent and area extremely safe and walkable. Only issue is parking, but that was known upfront, as there is no dedicated spot and street parking is difficult, especially with residents having permits allowing them to stay put for days and not turning over the spots. Communication with management company was very easy with extremely prompt responses. I would definitely stay here again!!!!
