CRIME AND SAFETY CLARIFICATION;
***As you may have read the USA put out a safety advisory on travel to the Bahamas. Please know that is ONLY for the two heavily populated large islands; New Providence and Grand Bahama. It is NOT for our island which is extremely safe with zero violent crime against tourists. It is similar to thinking the entire state of Michigan is dangerous because parts of the city of Detroit are dangerous. You can book your stay knowing you will be in a safe area on a safe island even for single women travelers.
GENERAL INFORMATION;
***We keep our fees very low. We only charge a flat $100 cleaning fee and no other fees. The $100 only covers a portion of our actual cleaning fee we pay, but try to keep things affordable to our guests. The only other fee you will see is the VRBO/HomeAway booking fee which they charge to each guest and keep themselves. We charge $399 per night 7 days a week, 365 days per year and we also offer 5% off weekly stays and 11% off monthly stays.
***We have a 35 page Trip Planner given to each guest that contains awesome tips on everything from; where to eat and drink to the best beaches and adventure tours and everything in between. Most guests find it invaluable.
***Our guests get discounted rates for a rental van and boat and adventure tours for the swimming pigs, snorkeling, sharks, iguanas, etc. We have pre-negotiated deals for only for our guests which are anywhere from 25% - 65% off normal rates.
***Please note we do not accept any pets, emotional, support or therapy animals due to extreme allergies/health related issues in our family.
WHO WE ARE AS HOSTS;
We have been VRBO/HomeAway Premier Hosts since 2016 and have many thousands of reviews online for our 20+ properties averaging 4.95 out of 5.0 stars. We always respond to any guests concerns immediately as both the caretaker and cleaning person live locally in case you need anything.
LOCATION;
Eden Hill is located on Great Exuma which is the largest and most developed of all the islands in the Exuma chain. We are just a 2 minute drive, from downtown George Town, the hub of the island. We are far enough away for peace and quiet, but close enough to be super convenient. In George Town you can find grocery stores, liquor stores, bars, restaurants, shopping, coffee shops, ice cream shops, conch stands, gas stations, banks, police, medical facilities, etc. There is a very popular island bar and restaurant called Legends Bar and Grill just a 3 minute walk from us which is very convenient. Another plus is February Point Resort which is right next to us. You can walk to their excellent restaurant and bar called the Rusty Anchor and can use the pool. Our house is on all paved roads which is a big deal in Exuma as many of the roads are just horrible pot hole filled dirt roads. The island is over 40 miles long so if you are not in a good location get ready for some long rough driving with $6 - $7 per gallon gas prices. Our central island location is perfect for exploring the island in either direction.
PROPERTY OVERVIEW;
Eden hill sits 35 feet above sea level on a hill overlooking Elizabeth Harbor. The views from our exterior decks are stunning with both sunsets / sunrises. The ocean changes color by the hour as the suns moves. The trade winds are consistent and also keep the bugs down. Our yard is large with lots of grassy areas for the kids to play, flowering shrubs, cactus, bromeliades, orchids and lots of huge palm trees. Humming birds frequent our property. There is a 60 year old stone wall at the front of the property. We are in a residential neighborhood called Flamingo Bay Estates with a mix of local Bahamians and foreigners. Mary who lives across the street is almost 100 years old and was a Bahamian diplomat in parliament and often will come say hello to our guests with some fresh fruit. Overall very safe and great people.
HOUSE OVERVIEW;
We bought Eden Hill in July 2020 and renovated the 50+ year old classic Bahamian home. It is fully air conditioned with high efficiency remote controlled mini splits in each room. It has 3 bedrooms and 2 fulls baths (one en-suite) along with a full kitchen and living room. There is both a covered screen porch and an open deck. The layout is very open and bright accompanied by a fun beachy décor. There are recessed lights throughout along with tongue and groove Bahamian style ceilings stained in pickled wash along with ocean blue and white walls and wood plank flooring. We added lots of sliding glass doors and windows to take in the breezes and allow for the tremendous water views. It is perfect for groups of couples or families. The Wi-Fi signal is excellent by island standards as we use "ALIV" which is the best option on the island. FUN FACT; The house was featured on the hit TV show from HGTV, called "Bahamas Life" a number of years ago.
MASTER BEDROOM AND EN-SUITE;
The master bedroom sleeps 2 people and has fantastic ocean views and a nice private en-suite master bath. It has a queen bed with 2 night stands and a sliding glass door providing ocean views while lying in bed and deck access directly from the MBR. There are also 2 custom 6 foot tall etched glass window panels which is a cool funky feature. There is a nautical ceiling fan and also a wooden high back chair for sitting as well. There is a large closet with shelving and hangers for storage space. Beautiful canvas artwork adorns the walls.
GUEST BEDROOM;
This guest bedroom has a queen bed and sleeps 2 people with the second guest bathroom right across the hall so it is almost an en-suite for those sleeping there. There is again nice artwork on the walls, a closet for storage and 3 large windows with garden views.
BUNK ROOM;
This guest bedroom sleeps 4 people and has 2 sets of sturdy island made bunk beds, meaning 4 twin mattresses. The bunks can hold adults or kids. There is a garden view window and a closet space for storage.
KITCHEN;
The kitchen and living room area is one large open concept great room for entertaining with the family and to enjoy the wonderful ocean views. The kitchen was totally redone with island made 100% wood cabinets, starfish cabinet knobs, new appliances, full size fridge, stove/oven combo and microwave, along with a tile back splash and bar style commercial grade lacquer wood counter tops. There is an "L" shaped island with 4 bar stools for dining along with 3 glass pendants lights and a ceiling fan. The kitchen is very well stocked for cooking and meal prep with all the gadgets. There is a USB outlet charging station in the kitchen. There is a washer dryer room next to the kitchen as you enter the house and that is free to use for all guests.
LIVING ROOM;
The living room has stunning ocean views along with very cool canvas wall art. The furniture is indoor/outdoor style with a full sized sofa and two large chairs along with a coffee table. There is a 42" flat screen smart TV with Roku and Netflix and a nice library of about 35 movies along with a DVD player. We have board games and playing cards. Just off the living room we have an over-sized deck outside overlooking the ocean with 6 island made Adirondack chairs, two chaise lounges and a small side table. It has cable railings for safety. Next to the deck there is a commercial grade park style charcoal grill with an ocean view as you BBQ!
SCREEN PORCH
A nice bonus feature is our covered screen porch for al-fresco dining just off the kitchen. Along the screen porch walls you will find a wooden counters and benches for additional seating for 5 people (see photos). Please note we do not having a dedicated dining room, so dining will be at the 4 bar stools in the kitchen and additional seating in the screen porch.
BEACHES NEAR US:
You can walk to 3 beaches from our rental; 1 right out front of our property to the left (see our listing photos and captions). There are 2 lovely beaches in February Point also. Our beach is a short walk just 1-2 minutes down the road from our property to the left. We list our property as beachfront because there are no other homes between us and the beach and you can see the beach from our deck, but note our beach is not part of property just so you are aware of that. We have photos showing our beach from the property and looking at our home from the beach to provide perspective and location.
VAN RENTAL / BOAT RENTAL / ADVENTURE TOURS;
We have an excellent local Bahamian guy we use for van / boat rentals for our own family when we visit. He gives our guests great rates and first dibs. He has a 7 seat Nissan van which he rents for around $500 per week and an 18 foot Mako center console boat with an 85hp for only $105 per day which can hold up to 5 people. The boat is docked just a 2 minute drive from our house in George Town so it is super convenient. The boat is older and not fancy, but costs about 65% less than any other boat rental place. We use the best Adventure Company on the island for the swimming pigs and sharks, sea turtles, sting rays, iguanas, Blue Grotto, snorkeling. Our guests are given a special promo code so save $25 per person for your entire group. Please note you may choose any rental company or tour vendor, we just supply these resources as a courtesy to our guests.
EXUMA IS NOT FOR EVERYONE;
If Miami Beach or Vegas is your thing Exuma is probably not for you. Exuma is a sleepy island with some flaws; Poor roads, poor infrastructure, power / water / internet outages, geckos and ghost ants sometimes in buildings. Every year we get a guest that complains about the island - it is a case of a guest going to the wrong destination. In Exuma people are genuine and kind. You will explore gorgeous empty beaches and dreamy islands and enjoy some of the best seafood you anywhere followed by a sensational sunset. Most guests love Exuma and we welcome you to stay with us.
Enjoyed our stay. Exuma is a no frills kind of place but everything was as described. Owner was very detailed and responsive. Would stay here again
We had an overall great stay. The place was clean, decorated well, and the owner communicated well and quickly with us when the pilot light went out on the water heater following a power outage. We enjoyed our stay overall, we just wish that the weather had been better, as it rained for half of our stay. Great location, as we were just a five minute drive to a grocery store. The owner also sends you a large document about Exuma which helped with planning prior to our trip. Would highly recommend this property.
This property was very clean and in a good location. Just a mile or less from February point And Georgetown.

We enjoyed staying at Eden Hill. The view was gorgeous and the proximity to Georgetown was perfect. Marielbys and Thomas are very responsive guests and very easy to work with. We can’t wait to visit this beautiful island again!
These owners don’t care if you return they are doing the least amount of work for the most amount of return. It is just a business and it shows in the furniture selection, bedding and the insane amount of rules. The living room is set with outdoor furniture which I saw in the pictures but didn’t think it could be that bad but with our little family of 5 there was no way to get comfortable. There is no dining table which made eating dinner and playing games very hard. The bed linens… if you like to snuggle into your blankets this is the not the house for you, you get a paper thin coverlet, and paper thin pillows, there are no additional blankets nor pillows to add to your comfort and the owner specifically tells you to not “bed surf” and try other beds. The owners make it clear that this is not a million dollar home your renting but it’s doesn’t need to be in order to be comfortable and inviting. The “private beach” is not private and we never once went there in the whole week as you have to cross the main road and climb through a chain link fence to get in. Then you sit next to cars screaming by on Queens Highway. We won’t be staying here again and won’t recommend to friends. After much research while on the island you can stay at one of the local hotel apartment and get a pool and generator. The electricity went our 3x while we stayed and when it goes you can’t even shower. It always went off between 3-6 (possibly earlier) when we are trying to clean up from the days adventures and cook dinner. The owner was happy for us to go to town and spend 300+ on food each time this happened, which brings me to another point that the owner is open about asking you to conserve energy and water due to the cost of their bills but then are very fluid with your money in return. Oh and the bugs. We come from North Carolina so know about all the bugs, but we have been eaten alive in the house. The front door is not sealed properly so no Matter what we do we couldn’t keep them out. The little ants were all over the kitchen (inside trash can, kitchen counters and even on the plates on the cupboard) when I addresses the owners they asked for pictures which I sent but of the course the ants are small and always moving so it’s hard to see, I was met with “I can’t see any bugs …” I was left to spray for bugs on a daily occurrence. The island and the people are amazing and we will be back to visit but will find somewhere else to stay.
PLACE WAS AS DESCRIBED. WE ENJOYED OR STAY. WE WOULD GO BACK. NO BIG PROBLEM.... BUT WE ONLY HAD 3 FORKS AND DID NOT HAVE ENOUGH BATH TOWELS. THE OWNERS EXPLAINED THAT WE WOULD HAVE 1 SET PER PERSON. WE WERE SHORT BY 2 OR 3 SETS. A SUGGESTION FOR THE OWNER WOULD BE TO ADD EXTRA SHADE TO THE FRONT PORCH. BUT THIS IS NOT A NEGATIVE JUST A SUGGESTION.
We stayed at two different properties during our trip to Exuma. We stayed north first and then came down to Eden Hill. We loved our stay here, the location is fantastic if you want easy access to Georgetown! It’s a quick one minute car ride into town for anything you need (grocery/gas/beer/boat rental). This was really convenient! We also loved the location for easy access to several different beaches. While there is not a beach within walking distance (the one at the bottom of the hill is not swimable as there is lots of trash and the water is dirty) the central location made it easy to drive to all our favorite beaches. We visited Tropic of Cancer (loved the snack bar/grill at the entrance), ate at Santana’s/Mom’s bakery, Hoopers Bay, Jolly Hall, and took a boat out to Man O War Cay Sandbar. Elvis’s van is great. His boat is currently broken down so not available. We enjoyed several mornings and evenings on the porch. We never felt like we got eaten by mosquitos on the porch because there always was a nice breeze to keep them away. We definately noticed fewer mosquitos at this location then our house up north. The kids enjoyed the Netflix and the bunk beds. The kitchen has all the supplies you’d need for cooking, nothing fancy, but everything was there. Overall we had a great stay and can’t wait to come back!
Great property with great views of the ocean.
This was our 1st trip to the Bahamas and Exuma. We had a wonderful time and totally enjoyed staying on the property Eden Hill. Situated perfectly on a hill with a view we enjoyed daily of the water, sunrise and sunsets. The close in location to Georgetown and the central location between both the north and south beaches worked perfectly as we explored the island. The house is lovely, clean, and fully equipped to ensure a comfortable stay!
