Dogs may be allowed with prior owner approval. When inquiring, please share details about your pet including type, age, breed, size, and whether they`re crate-trained so we can accommodate your request. Thank you!

* Pets (dogs) are welcome. We charge a minimum $35 per dog per night. We accept dogs over 1 yr old. Let me know ASAP (before check-in) if you have a pet. Unreported pets will be charged automatically and may be cause for booking cancellation with no refund.

* Parties, large gatherings (larger than our max allowed) and other disturbances will not be tolerated and guests will be removed with fine and no refund. Thank you for understanding.

ATTENTION: To help assure all local ordinances are followed as required by our business license in preventing unlawful parties, events and other disturbances, we highlight the rules for Local Residents (this includes City of Las Vegas, North Las Vegas, Clark County, Henderson and Boulder City). Parties, large gatherings (larger than our max allowed) and other disturbances will not be tolerated. Thank you for understanding.

As a LICENSED SHORT-TERM RENTAL PROPERTY, all guests must agree to follow all city ordinances and house rules as disclosed prior to booking off the property.
1️⃣ NO parties of any kind due to the city ordinances. No parties are allowed at the property.
2️⃣ NO fireworks of any kind. Absolutely NO fireworks are allowed on and around the property at any time
3️⃣ NO Disturbing Noises of Any Kind. The use of microphones and speakers for singing, speaking, and playing music should be kept indoors and should not disturb the neighbors. No loud music past 10:00 PM.
4️⃣ NO street parking of any vehicles. All vehicles must be parked on the designated area within the property. No commercial vehicles allowed.
5️⃣ NO more than 3 vehicles allowed. Due to the city ordinances, only a limited number of vehicles are allowed.
6️⃣ NO disturbances around the neighborhood. This includes racing, revving, and spinning out cars/motorcycles on or around the property. Most importantly, NO DISTURBING THE NEIGHBORS! NO EXCEPTIONS!
If any neighbor or authority contacts us during your stay to report violation of any of the above rules, then you will be reported to the channel you booked under and required to leave the property immediately without refund.
7️⃣ Pets – Allowed if the Property owner approves and you pay the pet fee. Unauthorized pets may result in booking cancellation and/or a $1,000 fine.
8️⃣ Please update your guest count for insurance purposes; additional fees may apply. When cancelling a reservation, processing fees will not be refunded.
9️⃣For your protection, like any hotel, we have security cameras in the front yard and backyard covering the outside premises.

Special Facilities on Property:

* Exercise Equipment

• At no time is there a lifeguard on duty, you (the guests) are responsible for the safe operation of the special facilities are responsible for all persons using the pool during your stay.
• Use of special facilities during your stay involves certain risks, including but not limited to:
1️⃣ Drowning
2️⃣ The risk of injury resulting from possible malfunction of the special facilities
3️⃣ The risk of injuries resulting from tripping or falling over obstacles in the special facilities
4️⃣ The risk of injuries resulting from unsupervised divers and swimmers colliding
5️⃣ The risk of other injuries resulting from participating in any action in the special facilities area

All guests hereby agree to the conditions below and fully intend and choose to give up the legal rights, as stated below:
1️⃣ TO WAIVE ANY AND ALL CLAIMS that you have or may have in the future against the owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) to your use of the pool and/or exercise equipment.
2️⃣ TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other costs that you may suffer or that your next of kin may suffer in connection with your use of the Releasees special facilities to any cause whatsoever, including negligence on the part of the releasees.
3️⃣ TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool and/or pool area and/or exercise equipment.
4️⃣ That you verify that you are over the age of 18 and that you are responsible and will adhere to all the rules of the property and use instructions of the special facilities
5️⃣ That this Waiver, release, and Agreement is fully effective and shall be effective and binding upon you, and your heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on your behalf or on behalf of your estate.

By selecting “agree” to the house rules, you are confirming that you have read and understood all of the above relating to the use of special facilities.

You confirm that by selecting “agree”, you are waiving certain legal rights that you may have against the Releasees, and you fully agree to do so.
