The Space:

Dreamcatcher sits on a private double lot at the end of a quiet cul-de-sac in Bella Vista, Arkansas — the gateway to some of the best mountain biking on the planet. The home sleeps eight across three bedrooms (one king, two queens) plus a bonus room with a queen sleeper sofa that doubles as an office and game room.



The open-concept main level flows from a designer kitchen with quartz countertops, a gas range, and a full coffee bar into a living room anchored by a 65-inch smart TV and a gas fireplace. Step out to the back deck for sunset views from the outdoor sectional, or fire up the propane grill for a cookout.



Downstairs you will find a dedicated home office with a desk, ergonomic chair, and laser printer — everything you need for a productive remote workday. The two-car garage houses a Park Tool bike repair stand, Bowflex adjustable dumbbells, and covered bike storage for up to six bikes.



Outside, the brand-new hot tub seats six under the stars, and the fire pit deck with Adirondack chairs is the perfect spot for evening s'mores. The backyard is great for kids and pets alike.



MOUNTAIN BIKING: The Back 40 trailhead is a five-minute drive; Little Sugar and Coler Preserve are under fifteen minutes. Hundreds of miles of world-class singletrack are at your doorstep.



FAMILY ADVENTURE: Tanyard Creek waterfall hike, Crystal Bridges Museum, the Amazeum children's museum, and seven POA lakes with swimming, fishing, and kayaking are all nearby.



REMOTE WORK: Dedicated office, laser printer, strong Wi-Fi throughout, and a quiet neighborhood — your most productive out of office yet.



Guest Access:

You have full private access to the entire home, yard, deck, hot tub, fire pit, and two-car garage. Entry is via a smart keypad lock — you will receive a unique access code before your arrival. No key exchange needed.



The garage includes a Park Tool bike repair stand, Bowflex adjustable dumbbells, and covered bike storage.



The Neighborhood:

Dreamcatcher sits in the Highlands area of Bella Vista, a quiet, tree-lined neighborhood at the end of a cul-de-sac with very little traffic. Bella Vista is a 36,000-acre recreational community in the northwest corner of Arkansas, known for its seven private lakes, five golf courses, swimming pools, and nearly 100 miles of world-class mountain biking and hiking trails.



The Back 40 trail system (40-plus miles of flowing singletrack) and the Blowing Springs loop (seven miles of scenic riding past bluffs and moss-covered boulders) are both a short drive from the house. Little Sugar trails add another 50 miles of purpose-built mountain bike trails. Multiple trailheads with free parking are scattered throughout town.



Crystal Bridges Museum of American Art in Bentonville is about 20 minutes south. Lakepoint Restaurant offers waterfront dining on Loch Lomond, and Harps grocery is less than 10 minutes away at 404 Town Center NE. The area is peaceful and residential, yet close to everything Northwest Arkansas has to offer.



Getting Around:

A car is the best way to get around Bella Vista and Northwest Arkansas. The area is suburban with easy-to-navigate roads and free parking everywhere, including all trailheads.



Northwest Arkansas Regional Airport (XNA) is about 19 miles south, roughly a 30-minute drive. Five major airlines offer nonstop flights to and from 18 cities and hubs. All major rental car companies operate at the airport. Uber and Lyft are also available for the airport run (typically under $42) and for getting around the region.



From the house you can reach the Back 40 and Blowing Springs trailheads in under 10 minutes by car. Bentonville and its restaurants, breweries, and museums are about 20 minutes south via US-71/I-49. Rogers is a similar distance. Grocery runs to Harps or Walmart take just a few minutes.



Other Things to Note:

Bella Vista is a Property Owners Association (POA) community, which means guests can access community amenities such as the swimming pools, lakes, beaches, fitness centers, and golf courses by securing POA guest passes. We are happy to arrange guest passes on your behalf, but please let us know well in advance of your stay so we have time to coordinate with the POA. Daily use fees set by the POA apply.



The hot tub is available year-round — just lift the cover and enjoy. Please replace the cover and latch it when you are done.



Cell service is solid throughout the house and neighborhood.



The garage has a Park Tool bike repair stand, Bowflex adjustable dumbbells, and covered bike storage. If you are bringing bikes, there is room in the garage for several.



Interaction with Guests:

We are available by phone or text anytime you need us but otherwise stay out of your way. Check-in is entirely self-service via a smart keypad lock — you will receive a unique access code before arrival, so there is no key exchange and no need to coordinate schedules.
