HOUSEKEEPING
• To ensure a spotless experience, the home is professionally cleaned and inspected before your arrival. Daily housekeeping is not included in the rental, but mid-stay cleaning can be arranged for an additional fee if needed.

POOL & SPA
• Please note: the attached spa is not a jacuzzi and does not have jets. It can only be heated when the entire pool is heated, as both will maintain the same temperature.
• The pool heater operates through heat exchange, which may not work effectively in very cold weather. If you choose to heat the pool under these conditions and it doesn’t reach the desired temperature, refunds will not be available.
• For safety, the pool heater may temporarily shut off if the system is overworked during cold weather. This is a normal precaution to prevent damage and will resume functionality automatically.
• Pool heating is optional and subject to availability.

POOL CLEANING
Pool cleaning at Windsor Island Resort houses is typically conducted weekly on Saturdays, but it may be subject to adjustments based on weather conditions. In the event of unfavorable weather, the cleaning may be rescheduled to a different day of the week. Our professional team has access to the pool area without requiring you to open the door, and they will complete the service in approximately one hour, allowing you to enjoy the pool afterward.

This is a self-catering vacation home. Guests must purchase any further items needed that they'll consume or use during the stay or replace products when they are over. This includes personal care products, food, drinks, etc. The offered amenities listed below are only initial supplies, small-sized:

• Bathroom: One toilet paper per bathroom, a garbage bag that is already in the trashcan, Small shampoo and conditioner.
• Kitchen: Two garbage bags, Sponge, Dishwasher soap, Paper towel.
• Laundry: One laundry detergent.
• Linens/sheets: 1 sheet kit per bed, one towel per guest (house’s maximum occupancy).

PLEASE NOTE:
The following extra services are available and must be requested at least 48 hours before your check-in date. Here are the details:

• Pool heating: $33 per day with a minimum charge of $165, subject to availability.
• Early check-in (from 12 pm): $127, subject to availability.
• Late check-out (until 3 pm): $127, to be requested no later than check-in time and subject to availability.

Complimentary use of BBQ Grill: The BBQ Grill will be clean and available for your convenience. To use it, you will need to refill the propane cylinder at the nearest retail store or propane refill station.

COMMUNITY STAY POLICY
Windsor Island Resort enforces a maximum stay of 120 days per guest within a calendar year. Even if a guest has multiple reservations in the community, the total combined stay may not exceed this limit.

GATE REQUIREMENTS
To enter the community, all guests and drivers must be registered in advance with correct first and last names and accurate check-in and check-out dates. This requirement applies to everyone without exception, including drivers, guests who are not driving, and guests arriving by Uber or Lyft. Any guest or driver not properly registered will be denied access at the gate, even if they are not operating a vehicle. The gatehouse may request a valid photo ID from all guests aged 18 and over, or a valid driver’s license from anyone driving within the community.
All guests must first check in at the main gate on Sand Mine Road, where access information will be verified and the parking pass will be issued. Once the parking pass is received, guests may use the back gate on Highway 27 for entry and exit during their stay. Guests arriving without a parking pass will be redirected to the main gate.
If you plan to arrive by rideshare (Uber/Lyft), please note that all adult guests in the vehicle must be listed in the reservation. Rideshare drivers do not have access to the community unless the registered guests they are dropping off are properly listed. Please note that rideshare vehicles are also subject to the home’s maximum vehicle limit, which includes personal cars, visitors, rideshare vehicles, and golf carts. If the vehicle limit has already been reached, Uber/Lyft access will be denied.

PARKING
Vehicle Limits – Strictly Enforced: Each home at Windsor Island Resort has a maximum number of vehicles allowed:
Townhomes: A maximum of 3 vehicles per home are allowed to enter and park in the designated townhome parking areas.
Single-Family Homes (5–7 bedrooms): A maximum of 4 vehicles per home are allowed to enter the community.
Single-Family Homes (8–10 bedrooms): A maximum of 5 vehicles per home are allowed to enter the community.
Once this limit is reached, no additional vehicles will be allowed into the community, including visitors. The resort does not make exceptions.
If you plan to receive visitors, please ensure the vehicle limit has not already been reached. Any vehicles beyond the limit will be denied entry at the gate.
Garage and Driveway: Parking is allowed in the garage and driveway. All vehicles must be fully within the driveway. If a vehicle extends into the street or sidewalk—even by one inch—it will be towed. Note: some garages may be converted into game rooms.
Unauthorized Parking:
No parking on grass, irrigation areas, or sidewalks.
No street parking on Kaipo Rd, or on designated areas of Summer Dr, Aloha Blvd, and Mahalo Dr (check posted signs).
Street parking is only allowed on designated sides of the street, as indicated by signs.
Basketball Court/Clubhouse: Parking is allowed in front of the basketball court, but never inside the clubhouse area.
Towing: Vehicles in violation are subject to towing without warning, especially between 8PM and 7AM. All towing costs are the sole responsibility of the vehicle owner.
Parking Passes: All passes must be clearly visible on the vehicle’s dashboard. Security will provide a parking pass.

All items must be delivered to the house, the clubhouse is not responsible for any deliveries.
Amazon, UPS, and FedEx have access to make deliveries.
The Post Office/Regular Mail is not permitted to make deliveries within the community.
Please ensure that deliveries are scheduled to arrive during your stay. We cannot be held responsible for any items that go missing after delivery.

    The home overall was awesome. The kids enjoyed the pool/game room and playstation. Everything was very clean. The themed rooms were cute for the kids. There was also plenty of space for our large family. More pool towels would be nice to have for next time. Also, some sort of rug by the back slider was also needed. With people coming in and out from the pool area to the inside of the home, the floor would get so wet and slippery, we had to use a towel but a rug would have been better to have there. We arrived on the Friday of Labor Day weekend and got to the gate at Windsor Island Resort at about 4pm. I recognize the owner has no control over this but the resort needs to get a better grasp on checking people in. We waited in our car for about 20 mins to check in at the gate. Some members in our family waited almost 45 mins in their vehicles to check in at the gate. The resort has to have a more efficient way to do this check in process.All in all, this was a great home and we enjoyed our stay!

    We were extremely happy with our stay and would definitely book again. Easiest check in and out. Safest place with multiple security guards always at the gate and patrolling the neighborhood. Loved everything!

    We really liked it it was nice and big. The pool lights up in cool unique colors that switch is hidden by the couches. Beds comfortable. Patio area very cozy. The grill all the burners did not work. No pizza pan. Some pest control needed in kitchen area i will say. Washer and dryer a nice bonus. Think they could have cleaned it better. But overall I would come back. My kids and grandkids loved it. Not a bad drive to Orlando at all. Lots of restaurants and attractions. We also went to Clearwater beach wasn’t a bad drive.

    Our stay was very peaceful and enjoyable. House was clean and updated. The pool area and grill area, which is where we spent most of our time, is just what the doctor ordered. 4 adults and 5 teenage children had plenty of space. Would recommend to anyone looking for a peaceful getaway!

    We had an amazing stay in this beautiful home! There was 18 People and we didn't feel cramped for space. Pictures of the home are just what they look like in person. Clean, lots of space and close to the clubhouse. I would definitely rebook to stay in this home again & recommend to family and friends. Game room was great, pool & outside area are nice and the clubhouse water park & Mini putt was walking distance.

    My overall stay was a great experience. The communication with the property managers and check in process was a breeze. The house was as described in the listing maybe even a little more breath taking in person. My group was 30 and they really enjoyed the old school pac-man.     Overall, the house was great. Layout of the house including bedrooms and bathrooms, the outdoor kitchen, the indoor/outdoor furniture was all great. The upstairs pool table/gaming area was nice. The house had good closet and storage space. We would definitely book again.Cleaning people need to do a little better job. We found water bottles and previous guests’ medicine behind nightstands. Carpet is looking pretty warn and the mixing bowls/pans are needing some replacement. We also could not find a grill brush. The foil lining on the bottom of grill caused everything to catch fire and flame up because grease couldn’t drain.The pool temp could also be turned down just a couple degrees. These are all just suggestions to make the house even better. It was a great week in a nice house. It was perfect for our 6 adults and 4 older kids.

    The home had the wow factor I expected in a rental. That is, if I walk into it and it looks better than my house, and I go, Wow, then I'm happy. The home is VERY spacious with 7+ bedrooms. The family area is very spacious as well. The pool was clean and very inviting. The grill had no propane, which is too bad. I would have enjoyed grilling on the deck. The deck area is VERY spacious, complete with a couch and chairs. The place is fully stocked with all the tools you'll need to make a meal. The kitchen area is top-notch. My only complaint is some of the areas were superficially cleaned. The owner may ask the cleaning crew to clean under beds, dust the exhaust fan in the restrooms, and vacuum a little better. We found food in one that some ants also discovered. The other complaint is in one of the bedrooms. The threshold between it and the attached bathroom is REALLY frayed, exposing the carpet hooks. I stepped on that one night. Ouch!!
