On the lower level, a spacious studio-style primary bedroom awaits, featuring a California king size bed, complete with its own private bathroom and a mini kitchen area. This suite provides a cozy yet private space and is never rented separately from the main house, ensuring complete privacy for your group. Upstairs, the open-concept living area invites you to unwind, complete with a fireplace, an 85-inch TV, and a fully equipped kitchen ideal for gathering. While two additional bedrooms are also on the upper level—one with a California king bed and the other with a queen bed—alongside two more bathrooms, providing ample comfort and style for all guests.

All vehicles must be parked in the driveway and/or garage at all times. Guest must agree to read and comply with Placer County's Good Neighbor Policies.

County Rules
As part of the Short-Term Rental Permit for this home, the county asks that we share the important rules and regulations with you. We appreciate your cooperation in following the guidelines listed below, also included in your signed Vacation Rental Agreement.

Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement.

Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.

Quiet Hours: Quiet hours are 9pm-8am, seven days a week. Per the County: No sound may be audible from the property line during quiet hours. Amplified sound (such as speakers) shall not be used outside or be audible from the parcel line of any short-term rental at any time.

Lights Out: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors at night.

Red Flag Warnings: Due to high risk of wildfire in our area, bonfires, charcoal barbecues, and wood-burning fire pits are always prohibited. On designated Red Flag Warning Days—when fire danger is especially severe due to dry conditions and high winds—all outdoor fires are prohibited, including gas grills and gas fire pits. These restrictions come directly from the North Tahoe Fire Protection District and must be followed for everyone's safety. It is each guest's responsibility to stay informed about Red Flag Warnings. They are announced on local news, radio, and social media, and you'll also see signs posted at fire stations throughout the area.

Winter Driving: Many highways, access roads, and driveways in the Tahoe area can become icy during the winter. For your safety, it's essential that between November 1st and April 30th your vehicle is winter-ready. Make sure brakes, windshield wipers, defroster, heater, and exhaust system are in top condition. Tires should be properly inflated with excellent tread, and you should always carry tire chains—even if you have an AWD/4WD vehicle. Double-check that your chains fit your tires and are in good working order. On many state highways and county roads, four-wheel drive and snow tires are required for safe travel.
Please be prepared for winter conditions: dress appropriately, stay in bounds at ski resorts and if you get lost, remain in place.

Garbage & Bears: Please do not feed the bears. Black bears are very common in this area and, over time, many have become used to human food and trash. Because they no longer have a natural fear of people, you may see them during your spring, summer, or fall stay. Feeding bears is illegal, and leaving food outside, trash unsecured, or doors and windows unlocked can lead to serious property damage to both homes and vehicles. To help prevent this, all waste must be placed in bear-proof bins or dumpsters and the latches secured. Placer County sorts recycling from the waste for you at our materials recovery facilities.

Office Holiday Hours
The TTVR office is closed on New Year's Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.

    Very clean and cosy home. The place is very relaxing and has everything you need.The kitchen is well equipped. It has everything you can think of, it even has an egg slicer!I would definitely come to this place again and would recommend it for everyone to I know.

    Outside of the kitchen, the home is excellent. Only complaints were the fridge staying warm (probably close to 50 degrees) making it difficult to keep my wife’s breast milk at an appropriate temperature. The fridge is also too close to the countertop so the door cannot be opened fully, which is more of an inconvenience rather than complaint. The dishwasher is not adhered down to the back wall which had fell forward onto my foot when the door opened. I was happy we didn’t have an ambulatory child with us quite yet. Otherwise the home was beautiful, comfortable, and the host was very helpful. Just a few minor tweaks and it’s a 10/10.

    This property was beautiful. My family really enjoyed our stay at this centrally located property which is close to grocery stores, shopping, restaurants and activities. The property is exactly what the pictures reflect. The home information and instructions received prior to check in are very detailed and extremely helpful. The home was stocked with basic necessities so we didn’t need to stress going to the grocery store on our arrival day during a winter storm. This made our stay even better. The property was very clean and had plenty of dishes, cooking utensils and pots and pans. The beds were so comfortable and the water pressure was great in the showers. And the rooms, besides the dining room, had blinds/shades so you weren’t awaken by sunlight too early. Being on vacation, this matters and this is rare in Tahoe, from my experience. We were welcomed with a personalized card and treats and a Tahoe grocery bag along with a treat for our furry family member. The home was stocked with great board games and other family games, Kleenex, warm blankets and the little things which makes a difference. We loved that it was pet friendly but also very clean. We didn’t even notice any signs of any pets prior to our stay. I would definitely recommend this property to anyone and would return back again.

    We really enjoyed our stay! The property was really clean and had all necessities we needed, even a crockpot for my roast. It was me, my husband, kids 17 & 20, our dog. We were not too far from Diamond Peak Resort for our boys to go snowboarding.

    Everything was wonderful at this cabin. I appreciated it being very clean, being well stocked with amenities and being comfortable. It was warm and cozy and they even supplied wood for the fireplace. Neighborhood was nice for our walks. Would definitely stay here again. Absolutely no problems during our stay.

    This property is great in a lot of ways and accurately described. We really loved the helpful notebook with local details. The property does get incredibly hot during the day, partially due to no shades on the East side of the house. Carpet is also very much in need of replacing. However, those are really the only “complaints” - everything else was what we expected!

    My family and I had a wonderful time during our stay at Kay’s retreat. We stayed with our aunt and uncle and the downstairs worked perfectly for them to have their own privacy. The location was great for us to go to a family wedding in Reno and enjoy all Tahoe has to offer. So easy to head into Tahoe City for anything you might need. Thanks for a wonderful stay!
