BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

• NO SMOKING: All properties are non-smoking.

• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

• PARKING PASSES: 4 The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

    As always, beautiful location on west beach. This house is in need of numerous updates. The main floor upholstered furniture was disgusting. We had to request cleaning in first days there. Cleaning did not improve the condition. Springs exposed beneath. Throw it out. However, Beachball did get a cleaning crew there right away. South window leaked during rain storm. Upstairs bathtub leaked down to main level closet. Worker came on holiday, but could not fix plumbing problem. We opted to have it done after checkout since bathroom wasn't used after 12/27. Noisy dryer. Dishwasher slides out. A vacuum cleaner is needed there, broom not useful. A step ladder is needed. Many items on upper shelves. Instructions would be helpful for trash pickup. Beachball staff was very helpful when needed and responded immediately with our concerns

    The location and layout of this beach house was a dream. We had some mechanical issues with the fridge and the cable, but the landlord sent people right over to assist. There were some structural issues that caused a little concern (sagging balcony, uneven floor - trip hazard) and the outdoor shower pipe seems to be coming apart, but overall it is a great place to stay. The views can't be beat. Spacious, airy and comfortable. Exactly what we needed for our beach vacay. With a few structural fixes it would be a 10/10.

    Very clean. Lovely private beach. Looked just like the pictures showed. All amenities provided; i.e., towels, shampoo. laundry and dish detergents, etc. Great views from many spots inside the house. Covered parking and ability to wash sand off the car was an extra bonus.

    Do not stay here. The pictures in the listing must be from 30 years ago. NOTHING has been updated or changed since - the entire house is dirty, from the walls to the floors. It rained one night and the entire living room had water on the floor from the leaking windows. Outlets were missing covers, cabinets and drawers were broken, mattresses were unbelievably dirty, couches were covered with stains, the outside balcony is actually crooked and leaning, the utensils were throw in drawers - not even in baskets or organizers, the trash can was broken, showers and sinks were dirty, we contacted the property manager and all they told us was they would put a work order in. The house needs a complete remodel. It is almost like it’s been completely neglected and not taken care of. Will never stay here again.

    Outdoor shower was missing shower head, the downstairs beach chair/toy room was a total disaster, one of the dining room chairs collapsed with a guest while eating dinner and the kitchen was very poorly stocked i.e…. Pans, storage containers and kitchen gadgets like cheese graters, etc

    Home was very clean and larger than what we truly needed for a family of four with two being teenage girls! We were able to really spread out as a result! There were very minor issues we came across so small I wouldn’t even call them “issues”. No usable grill, as one that appeared in the photos, but we just cooked on the stove instead. It truly felt like our own home and personal beach! The area felt very safe to let the cousins run back and forth between beach homes! 100% recommend this and other homes by Beachball Properties on West Beach Blvd!! We will stay again!

    Shoreline Breeze lives up to its name! First things first, location location location! It is right on the beach and that was priceless for our trip-- every morning the kids could run down to the beach first thing while we shipped coffee and strolled out behind them, and with the convenience of being right on the beach it was no big deal to come back in for a snack or to use the restroom and pop back out. One morning we even saw dolphins right from our back porch! The house itself was perfect for our two families vacationing together with three kids between us. The large living area, open kitchen and dining areas made it easy to all be together while cooking, playing board games or having a movie night, and the separate living area upstairs was perfect when the little kids wanted to watch something different while the older kid, adults watched downstairs. It was just a great space overall for a truly relaxing beach vacation. Cannot say enough good things, we will definitely be back!

    The house was amazing! Master bedroom and bath were wonderful!! Close to beach! Closet under the house with toys,chairs etc ! It doesn’t have a good grill!!!! We had a great time!

    We liked the property as a whole. However, the beds would need updating before we consider staying again. I feel like I have a permanent indent from springs in my back. We had 13 people in our stay and needed to use the pull out beds/couches. They broke and fell apart when we pulled them out. We had to rig them inorder to use them. The master tub would have taken an hour just to fill up to use. Disappointing, but the shower was very nice. The drawers in the main fridge were broken to where you cannot store a lot in it, but thankfully there is a second fridge in the laundry room. Very limited cookware. We cooked often on our stay, and had to make a lot of purchases in order to do so. There was no oven mitts, cake pans, or bowls with lids. With 13 people, there wasn’t any extra towels either. One kitchen towel…so we had to purchase another and some kitchen cloths. The upstairs balcony is leaning, but sturdy. We didn’t go out on it for safety reasons. I was thankful that there was a lot of seating for dining. Two dining tables and stools at the bar. That was handy. The location was really great. After speaking to the neighbors and hearing what they rented their beach house for, I guess we got our moneys worth.
