Summary:

The Cozy House is a new construction (2022) 3 bedroom, 2 bathroom house just a few minutes walk to the beach and a pool! The unique open-concept floor plan featured 9'-4 ceilings with oversized windows and 8-foot glass inset doors for plenty of natural light and space for the family to enjoy time together. The property's perimeter features a 6-foot-high privacy fence with a private backyard.



The Space:

The centerpiece of the living area is a large galley kitchen with a 13-foot-long island that seats five. To either side of the kitchen is a dining area with a table that seats six, and the living room has an oversized couch for all your friends and family to enjoy time together. A giant 8-foot by 8-foot sliding glass door opens to a large covered porch and a private yard fully fenced with an outdoor covered porch and gas grill. The guest bedrooms and master bedroom have separate access hallways on opposite sides of the house and have black-out shades for deeper sleeping and privacy. The master bedroom features a King Bed, a walk-in closet, and a master bath with double vanity and a large shower. The guest wing features a multi-use bathroom easily accessible to the living area with a tub/shower. A pocket door offers semi-private access to the queen-bed guest room. The other guest room has two twin beds, and the laundry room is located in the guest wing. Every bedroom has a flat-screen wall-mounted TV.



Cozy Canaveral House is a part of our Cozy Canaveral Properties. It is a part of the shared pool area, accessible through a gate at the back of the fenced-in yard. The pool has a table with seats and a selection of loungers shared with our cottages and owners' suites at the back of the house. Our never-rented suite has a separate entrance along the east side of the house, and a 6-foot privacy fence separates the backyard and blocks off the house. We must regularly work on and maintain the properties to ensure that everyone has the best vacation experience possible. If we are in town, we will let you know as the parking in the front has two spots for us.

Although we are a family-friendly home, there are some things we can not supply due to the marketability and the ability to ensure that specialty items are kept safe and in good repair. Guest Access:

You can use the front parking for guests, the whole house, the fenced-in back yard, and access to the common area pool.



Guests and owners will only interact if needed or desired.



The Neighborhood:

Cozy Canaveral House is in a quiet beachside neighborhood just over a block from the beach. The beach is a short walk, but if you want to drive, there is free parking at the public beach access at the end of the street. Our location is a good walk or a short drive to Cocoa Beach Pier and the Cove at Port Canaveral. Tour Kennedy Space Center or head south to the Melbourne Area to visit the Brevard Zoo or experience some culture.



Getting Around:

There is quite a bit within walking distance but so much more a short drive away, so we recommend a car. If you don't plan to have wheels, there are a couple of cab companies, including a pay-what-you-want service and Uber. You can also catch the Space Coast Area Transit bus just a few blocks away on A1A.



Other Things to Note:

We are a dog-only friendly property that can host up to 2 furry family members under 60lbs each. (Give or take a doggie pound here and there!)

Each dog will incur a pet fee that covers the additional cleaning needed after each renter to prepare the house for the next visitors. Dogs must be fully vaccinated, medicated for fleas and ticks, house-trained, and well-behaved. Guests should be prepared to provide records of vaccinations and proper pest treatment. Pets are not allowed on the beds or furniture. Please ask if you have any questions or concerns about your family member!



Guests are required to keep dogs out of the pool. If they are in the pool and common areas, they will need to be leashed. Guests are required to keep sandy dogs out of the house; please use the outside hoses to wash your furry family. Guests will also need to pick up after their dogs and keep the dogs from constantly barking while the guest is or is not home. Also, it is the local law that dogs are not permitted on the beaches unless they are service dogs (there is a posted fee at the public beach entrances). So long as the beach patrols are going during lifeguard hours, you can be fed. Before or after those hours are when the locals walk with their pups. :)



Guests will be required to take all of their trash from their units to the bins on the west side of the building throughout their stay. Trash days are Tuesdays and Fridays, early in the morning. Please note that helping ensure the bins are on the side of the road ensures a safer and bug-free environment.



Guests must notify the hosts if something is broken, not working, or on the way to breaking before the guest leaves the property not to be fined or reported for the damage.



Guests are not allowed to flush ANYTHING down the plumbing that is not the Provided (Charmin) toilet paper. This includes and is not limited to sanitation wipes (EVEN if listed on the packaging that they are safe to flush), G.I. Joe figurines, Hair Ties, Bows, Sand, Dog hair, or cooking grease. If the unit backs up the guest will be responsible for the repair costs.



Gusets are required to clean the grill after each use so that the next guests can enjoy it. That includes emptying the grease tray and replacing it with a new one from the storage area.



The Pool & Common Area Rules:



-The pool is a common area available to all guests from sunrise to sunset ONLY.

- Using harsh language in the common area is prohibited

- Playing loud or aggressive language music is prohibited

- Engaging in rowdy behavior is prohibited

- Swimming late at night

- Hosting parties is prohibited

- Grilling in the pool area is prohibited

- Running or jumping into the pool is prohibited

- Bringing excessive guests, which creates a party atmosphere, is prohibited



These rules might seem funny to read, but they have all happened and resulted in guests having a horrible stay. We aim to ensure that we can all have a fantastic vacation with their family and friends.

    The house is beautiful and just a short walk from the beach. It’s a short drive to the port where you can enjoy a delicious dinner at one of several restaurants while watching cruise ships depart. Erin and Brian are great hosts! Love staying here!

    The house is beautifully decorated and very comfortable. The bed was also comfy and we slept well. It is very close to the beach and in an area with peacocks which we enjoyed watching. We like how close the house is to the port. We watched cruise ships depart from Fishlips Restaurant at the port and also from the beach. We were also able to see a Falcon 9 launch right from the backyard! The hosts are great and we really enjoyed our stay in this house. We hope to book it again in the future.

    Our family of 4 booked this house for a week vacation in the Canaveral/Cocoa Beach area. House was recently renovated, very clean and quiet, but conveniently located just down the street from the beach. Full size kitchen, laundry room, separate bathrooms, and outdoor area with pool. Won’t hesitate to stay here again next time we’re in the area.

    We had a blast! Even got to see a rocket take off. The property was great for hosting some of the speakers from our meeting that was in town. Other than the tight parking rules, everything was great! Cool property and the hosts couldn’t have been nicer!

    Very nice property. Short walk to the beach. Quiet and away from the traffic of Cocoa Beach but just a short drive to get there. Well-equipped kitchen with huge island. Great for families. Owners unit is attached to the house and they were there…I found myself trying to keep the kids quiet in the evening. It does say in the listing that they might be there but I didn’t notice until I went back and looked. It was a little strange being in the same house…but they were very nice people. It wouldn’t stop me from staying there again. There are a ton of peacocks walking all around which was really cool. We don’t have those in Indiana.

    We spent a week at Bryan and Erin’s property. The unit is newly renovated and extremely nice. We enjoyed the shared pool and the proximity to the beach. We would stay there again.

    My family and two dogs all enjoyed our stay very much. It’s a couple block walk to the beach, and nicely located for access to restaurants and shops. The open concept was perfect for our family, and there’s a large sliding glass door to the fenced in backyard. Our dogs loved the ability to go back and forth. The house is also very well stocked with towels, and kitchen and laundry stuff. My family all felt this was one of the best beach rentals we’ve done.
