Stayed Apr 6, 2026Great place for kids/family, backyard and creek were great, away from downtown Sedona, 20-30 min from many trails, no cell service down in the valley. Owner is fantastic.

Stayed Mar 30, 2026Host was awesome about making communication easy. The home was even bigger than I expected and was easy to access…It had everything we needed. My kids loved the bunk room and the window-nook bed. The bed in the primary bedroom was AMAZING to sleep on, especially after a day of nonstop hiking.Be aware that phone service was inconsistent, but the WiFi connection was fine once we got that set on our phones. The property next door was undergoing some major construction which was unfortunate for our timing… looks like someone is the property to build on. So, on our sleep-in day there were bulldozers and jackhammers happening at 6am. That’s not the fault of our host at all, but be aware that the location isn’t as serene as you may assume. There is a fence that blocks most of the line of sight to the construction and property next door. We did have one quiet afternoon at the house where we sat on the back porch and listened to the water and birds…it was SO peaceful! This property is in an awesome spot! We enjoyed our stay.

Stayed Jul 18, 2025Quick weekend trip to escape the Phoenix heat and enjoy the weather and views in Sedona. This place didn’t disappoint! The creek was lovely in the backyard and the big yard and view was very peaceful. The house was well laid out and had all the comforts we needed. The back patio was a great place to enjoy the cooler weather and even a nice little thunderstorm. We were close to Cresent Moon Crossing and went there for a few hours and enjoyed the slides and water. Super close to town for getting takeout and seeing other sights in Sedona.

Stayed Jul 3, 2025We had a wonderful stay at the house had everything we could possibly need and more. The access to the creek was amazing. We never needed to leave for anything. The wildlife roaming through the yard was fantastic to watch. Tony was super easy to deal with we will definitely stay again.

Stayed Mar 8, 2025I’ve been a loyal VRBO user since 2012 and have stayed in properties all over the country. Unfortunately, like Uber, I’ve noticed a steady decline in quality over the years. This particular home was disappointing. It was dirty upon arrival, with cluttered junk drawers, a backyard full of broken items that should have been discarded, and an overall sense of disorganization.While the beds were comfortable, the house itself felt more like someone’s primary residence than a vacation rental. My kids even referred to it as a “grandma’s house”, full of personal belongings and outdated decor. The master bathroom, for example, had a fake partition awkwardly hiding items that should’ve been cleared out.This isn’t a true VRBO rental; it’s clearly a home the owners live in and rent out when they’re away. I hate leaving negative reviews, but this place is definitely not “exceptional” as the listing suggests. It’s okay, maybe even good, but nowhere near what we expected based on the rating.

Stayed Mar 25, 2025Overall a great house & wonderful spot on the river! The access to river was lovely. The beds were very comfortable & house was very clean. As others have mentioned, there’s another renal unit in the attached garage & the parking is odd. Neither of these things were a big deal to us. Communication with the property manager/owner “Tony” however was VERY odd. My 13 year old daughter even said “these text messages are really unprofessional! The property manager sent this?!” So if a 13 year old thinks it’s unprofessional…The big issue we had was the bunk beds are still broken. The property manager acted like this had just happened but reading other reviews I see they have been broken awhile. I don’t think people realize how exciting bunk beds are to an 8 year old. Please fix your bunks! Also, the two showers are both in need of repair. I understand that it’s a bummer to replace things but little signs and duct tape everywhere and a huge binder full of instructions are just not necessary if things just work. Showers don’t have to be fancy but they don’t work well enough. My kids ended up using our shower in the primary suite but we shouldn’t have to do that for such an expensive house. The major issue & why I’m writing was the morning of our check out a MAJOR construction project started up next door. Incredibly loud drilling! Starting 8am. Such an expensive house for several broken things & construction & weird defensive response from management. this to you”?

Stayed Mar 14, 2025It was 3 couples getting together after retirement. The home was amazing. Yhe grounds were beautiful as well as the creek. It was chilly when we were there so we didnt sample the creek, but we were able to sit otaide somedaya and enjoy the sights and sounds. Some resident deer and javelina were very entertaining. Thr views were amazing. We even got to see some snow on the formations thr first day. It was 15 minutes from restaurants and shopping. Would stay there again and again. Thank you Tony for being a gracous host. Loved it.and andThe grounds and creek was spectator

Stayed Mar 10, 2025The property was beautiful and we loved being right on the creek. The home was spacious and very clean. The kitchen and the home were well stocked with everything we needed. If I am being totally honest, there were a few things we didn’t like. We did not like being texted on a daily basis for things like asking if we are parked correctly, turning off inside and outside lights, not touching the lights switches that had red tape on them (we didn’t), moving large boxes that were delivered and a “read the green book” (which we did as soon as we arrived). We did not physically turn on the outside lights so maybe an automatic timer wasn’t set or malfunctioned. We felt a bit like we were being watched which made us feel very uncomfortable on our vacation. Not sure if someone was in the guest house on the property keeping an eye on us. Additionally, our first showers were cold. We contacted the host. His first response was for 2 people to take showers every couple of hours (there were 7 of us) followed by “read the green book” (No mention of showers in the book). He did finally let us turn up the heat on the water heater. Lastly, the property description and photos show a bedroom with 2 twin bunk beds which is one of the reasons we rented the home. The bunk beds were taped off with a note not to use them and this was never disclosed to us. This should have been noted in the description and the photo. The twin beds by the window got cold in the night for grandkids.

Stayed Nov 23, 2024This house was perfect for our family's Thanksgiving getaway. Beautiful property. Easy access to Sedona and other places. Beds were very comfortable. The only issues (which were not deal breakers by any means) is the master bath shower had low pressure and missing the shower wand and the top bunk beds in the 3rd bedroom were roped off and could not be used. However, overall, this house is a great find and would highly recommend it.

Stayed Oct 25, 2024My wife and I were looking for a property on the creek with enough rooms for our two pre-teens to have their own space. This home was plenty big with ample outdoor seating to enjoy the creek throughout the day. Very comfortable and clean home inside and out. Our family of 4 enoyed every minute of our stay!

Stayed Oct 5, 2024We had an amazing stay at this creek side paradise in Sedona! Our elementary and middle school age kids thoroughly enjoyed playing and kayaking in the back yard and on the creek and we got into all kinds of local activities including kayaking on the Verde River and renting an ATV to explore the red rocks. Despite the abnormally warm weather, we enjoyed ourselves thoroughly and looking forward to a return trip some day. The beds were comfortable too and there was plenty of space for us to spread out in our downtime between activities 😍
