✨ Important Notes for Your Stay:

♨️ Complimentary Hot Tub: The hot tub is available for guest use. Please let us know in advance if you plan to use it during your stay so we can ensure availability and readiness.

Duplex Living: This unit shares cinder-block walls with neighboring units. Sound transfer is minimal, but guests should be aware other units are occupied.

In-Unit Laundry: A full washer and dryer are included for your convenience.

Hot Tub Availability: We’re happy to offer the hot tub as a complimentary amenity for our guests to enjoy whenever it’s available! Please note that it’s not included in the nightly rate and availability isn’t guaranteed, as it may occasionally be out of service for maintenance or repairs.

Parking: 2 dedicated spaces plus additional street parking available.

️ Trash & Disposal: For your convenience, a large trash bin is available on-site in the parking lot. Trash pickup occurs every Thursday. Please ensure all trash is properly disposed of.

️ Summer Heat Advisory: Tucson summers can be intense. The AC system is designed for comfort but may take longer to cool during peak heat.

Security: Front‑facing motion detector & audio recording cameras outside the property and entrance.

No Parties: Please note that parties of any kind are absolutely not allowed. We created a space to welcome you for a relaxing stay while visiting Tucson, but in order to continue doing so, we ask that you respect the property and the neighbors by being mindful of noise and treating it as you would your home.



Mail & Package Disclaimer:

For your convenience, please note the following guidelines regarding mail and deliveries during your stay:

Direct Delivery Only: Any mail, packages, or deliveries should be received by guests in person or delivered directly to the property doorstep.

No Mailbox Access: We do not have access to the mailboxes, as they are reserved for owner use only.

Assistance Option: If on‑site coordination or retrieval assistance is needed from our ground team, additional charges may apply.



Other Things to Note – Pet‑Friendly Perks & Policies

We welcome pets, but please follow these simple rules to keep everyone comfortable:

2‑dog limit (max 40 lbs each)

$50 flat fee for stays of 5 days or less

$15/day fee for longer stays

Cleanliness & Safety: Please pick up after your pups. For safety, do not leave them unattended or crated when away. Thank you for your cooperation!
