Stay in modern luxury at our spacious 4 bedroom city retreat with an Outdoor Hot Tub* and BBQ Area. Colchester House offers over 2,400 sq.ft. of space for up to 10 adults to sleep comfortably in our hotel grade pocket sprung beds. Relax and enjoy your time with family or friends both indoors in the games room (with pool table and dart board) or outside in the maintained garden. Ideally located in the suburb of Penylan and just a short 5 minute walk from Roath Park and Wellfield Road.

Stay in spacious luxury at this 4 bedroom house that can comfortably sleep up to 10 adults. With nearly 2,500 sq.ft of space to enjoy, it's an ideal retreat for groups of friends or family visiting Cardiff.

The Living Zone
Large entrance lobby leading to games room, lounge/diner and kitchen, and there's also a ground floor w/c under the stairs. The living room has just been upgraded to include a gigantic 80 inch Smart TV with a full Sports & Movies Virgin TV package. (Pictures will follow once all upgrades are complete)

The Games Room
Enjoy a round of pool on a full size professional table. Take the oche and throw a few darts, can you score 180 or a bullseye There's also a full size smart TV with Virgin Media and full sports and movies.

Bedroom 3 - Twin Beds which can be joined together as a Super Kingsize Bed (Sleeps 2)
Bedroom 4 - Sturdy bunk bed with an upper and lower bunk suitable for both adults or children. (Sleeps 2)
All beds are provided with fresh white hotel quality linen, pillows and luxury pocket sprung mattresses.
All bedrooms are lockable for privacy from the inside.

Well maintained garden with a 6 seater hot tub* available throughout the whole year, double station bbq area and patio seating .

Secure Garage with EV Charger
Secure off street parking garage accessed from the rear lane. A remote roller shutter door leads to space for parking one large vehicle (or two small cars). There is an EV charger (Type 2) free to use, see the pictures for more details.

Guests have unlimited access to the entire 4 bedroom home and garden space.

We will meet you on check in to show you the basics of the property and confirm inventory. After that we are available during office hours 7 days a week to assist as required.

Penylan sits between Cyncoed and Plasnewydd and is the 'Notting Hill' of Cardiff. A five minute walk from the house leads you to Wellfield Road, bustling with chic cafe bars, food outlets and a Tesco Express food store. If the suns shining why not stop at Joe's ice-cream, then take a walk along the lake at Roath Park.

The Roath Park and Lakes is all within easy walking distance if you fancy an evening stroll. Parking is available free on street, or if you require added security for you r car or belongings you can also park in the large double garage at the rear of the property. We'll provide you with an easy access remote control when you check in.

*HOT TUB: The 6 seater Hydro-Pool hot tub is maintained and available all year round and on request after booking. The hot tub is drained, cleaned, refilled, heated and balanced before every stay. There is a one of charge of £60 payable on arrival.

The hot tub can only be operated between the hours of 9am and 10pm to avoid disturbing the neighbours and in line with our quiet time rules. We'll quickly show you how to use the simple electronic controls when you check in so you can jump in, relax and enjoy the warm invigorating bubbles.

We use noise level monitoring devices across all our properties to ensure our quiet time rule is observed. These devices only monitor the decibel noise level and cannot listen or record activity in the property. Our properties have both residents and neighbours in adjacent properties that we must respect at all times. Everyone deserves a peaceful nights sleep when they stay with us, so please choose and book only if our properties suit the type of stay that is permissible and meets your needs.
This property is in a residential neighbourhood. To avoid disturbing our neighbours please respect Quiet Time from 10pm to 8am daily including weekends, and refrain from making loud noise in the garden. The Hot Tub must not be operated during these hours.
Commercial activities of any kind are not permitted from the property.
Age restriction for lead guest is 24 years.
We will take a copy of your Photo ID and a Check-In signature on arrival.
Quiet Hours are from 10 pm to 8 am every day, including weekends.
We may sometimes require a Security Deposit before check in at our discretion.
