Our vacation home is perfect for family/friends vacations or gatherings, relaxing long weekends, exploring the Cape in connection with a visit to Boston, etc. Please be advised that ours is not a house for events, parties, or raucous, disruptive or destructive gatherings of any kind: such are specifically prohibited by our rules, and those of New Seabury and the Town of Mashpee. Ours is a well-maintained house in a very peaceful neighborhood and it must be maintained that way by our guests. Commonwealth of Massachusetts recommended COVID-19 protocols are in effect, including: independent (passcode) check-in; thorough cleaning & disinfecting; high temperature laundering (on premises: we have 2 sets of large-capacity washers & dryers); ventilation (in addition to the natural breezes that can regularly enter through the numerous glass sliding doors and windows, the home is also equipped with 2 hi-speed ceiling fans); provision of hand sanitizer and Clorox cleaning supplies for guests; and PPP employed by our professional and dedicated cleaners.
We have recently: 1) added a 150,000 BTU natural gas fire pit ideal for year-round outdoor socializing; 2) upgraded our WiFi to extra-high speed (600 mbps); 3) installed a whole-house, standby backup generator so that the house will never lose any power, even in the event of storm-related damage to the Cape electric grid; 4) installed an extra refrigerator (21 cu. ft.) in the lower level to provide ample storage for weekly or longer stays; 5) added new decking to the walk-out, water-view patio below the deck; 6) added new furniture throughout the house, including the living room and bedrooms; and 7) added a new Saber high-end, stainless steel BBQ grill.
Escape to this idyllic, yet centrally-located, waterfront home with stunning views of Ockway Bay and its private dock, from its oversized deck. Located at the end of a private, dead end, street within New Seabury's Summersea Village, you will be overcome with a sense of peace and tranquility, punctuated by the sights and sounds of the salt water lapping in front of you as native waterfowl pass by. Enjoy swimming in the warm waters flowing in from Nantucket Sound, as well as the benefits of boating and fishing off of your own private dock, which is large enough to accommodate boats up to 20-25', as well as the 8 kayaks and 2 children's paddle boards and 2 adult paddle boards, which are provided. Kayak (1.4 miles; about 30 minutes), boat or bike out to the Spit beach, or bike or drive (8 minutes; 3.2 miles) to the nearby and acclaimed South Cape Beach State Park. Two bikes are provided and more can be rented down the street at Rideaway Adventures. New Seabury is a beautiful place within which to bike, including many off-street bike paths. Additional paddle boards and kayaks can be rented at Rideaway Adventures, which also offers kids adventure camps and tours and water sport instruction for the whole family. New Seabury offers beautiful walking trails and a 16 court tennis facility, as well as several wonderful restaurants, including the famous Raw Bar, the Popponesset Inn and the Country Club. The Popponesset Marketplace is a popular destination within New Seabury, including seasonal stores, restaurants, an ice cream parlor, miniature golf, bike rentals, etc. Several exceptional golf courses are located nearby. Children will love the Cape Cod Children's Museum, located less then a mile away and accessible by bike, car or foot. Mashpee Commons, is an upscale, open air shopping center built in the style of New England town centers. As the Cape's largest shopping center, it offers a wide variety of restaurants, a cinema, and stores offering anything you would need to make your vacation great and it's only about 3 miles away. There are also breweries and wineries within a short drive.
Our contemporary home is built on 3 levels, with cathedral ceilings, and an abundance of glass, allowing one to soak in the sunshine and picturesque water views. Three glass sliding doors open onto an over-sized deck and provide for an easy flow between indoors and out. The deck features ample furniture, that can accommodate over a dozen persons, planters and a large (5-burner) stainless steel, natural gas BBQ grill.
Ceiling fans and central air conditioning provide comfort on hot days. The kitchen is fully-stocked (including the obligatory extra large lobster pot). There are two bedrooms, a full bath, and a loft sitting area (including a 55" smart television) on the upper level. One bedroom has a queen bed and the other has two twin beds.
The main floor features the great room (including sitting area, and two dining areas), queen master bedroom (with television) and en suite bath, kitchen, a small bedroom with an extra-long twin bed, and a small bedroom with a queen bed.
The lower level contains a common area that is particularly well-suited to teenagers and children, including a double sleep sofa, and 55" HD television. The lower level also contains a bedroom suite, which includes: queen bed and bunk beds, with its own en suite bathroom, which walks out to the dock and float. High speed (600 mbps) WiFi is included throughout the home. The televisions are all HD and our Comcast Xfinity package includes hundreds of HD cable channels, free HBO and many free on demand movies.
Our New Seabury neighborhood is considered to be very safe. However, for maximum security, the property is equipped with an external video surveillance system. Covered areas: from vehicle parking area across to pedestrian entrances, both decks and dock, right side of house.
There is on-site parking for between 4 and 6 cars, depending on the configuration, i.e. tandem, and size of vehicle. Our large shed stores a few bicycles, a bicycle trailer (for hauling to the beach), safety equipment (helmets, life vests), as well as beach chairs and umbrellas, made available for your use.
Please be advised that ours is not a party or event house, including raucous, disruptive or destructive gatherings of any kind: such are specifically prohibited by our rules, and those of New Seabury and the Town of Mashpee. We understand that sometimes plans change, and are happy to honor cancellations, but only to the extent that we are able to re-book at the same net cost. The more notice that is given, the more likely it will be that we will be able to re-book. Please feel free to reach out should you have any questions regarding our cancellation policy. We are happy to accommodate guests wishing to pay in two installments. For peak season summer rentals, one will be due upon booking and the second will be due in the spring.
The house is well located and has an excellent view. It is a half hour from the excellent JFK museum at Hyannis Port. The drive to Provincetown is also quite easy and interesting. The house is very well equipped and everything worked fine while we were there. Four of the bedrooms share a bathroom, but two have private baths. There are too many signs telling us what not to do, I think there could be fewer of those, but other than that it is a great place to stay.
We were a large gang of 11 who somehow fit perfectly into this lovely home on the water. We kept saying, we’ll be happy to come back here again! Beautiful view, comfortable accommodations, well stocked kitchen, and so many extras like the kayaks and bikes and lovely firepit. Thank you Leonardo for your welcoming hospitality.
Our family was all on the cape for a wedding. This was a wonderful place to stay. Perfect for hanging together. Thank you for the wonderful accommodations and all the amenities.
Lovely stay in New Seabury for family trip The house was a lovely vacation spot for our 6 adults and 2 young children. The quiet and secluded street within the beautiful New Seabury neighborhood gave us a true Cape Cod feel! Each couple was able to stay on separate levels - the setup is perfect for multiple groups to escape and unwind. The beautiful views, abundance of natural light, and a beachy aesthetic made for a wonderful week! We utilized the kayaks and paddle boards made available with the house almost every day, and the fire pit was perfect for the cooler evenings to gather as a family. We shared many laughs on the main floor deck and enjoyed using the huge grill for lots of outdoor cooking. The hosts were very communicative and left us beautiful welcome gifts upon arrival. We will absolutely consider this house for future stays!

We stayed here for MDW weekend for our friends wedding and had a wonderful time! The house is fully stocked and has everything you should need. The neighborhood to the back deck and outdoor dock with kayaks and paddle boards are amazing, especially in the nice weather. It is centrally located. There were a lot of signs with instructions and a few cameras outside but if you follow the rules and respect the property as it were your own, there shouldn’t be any problems. We would definitely stay here again. Thanks again for a wonderful weekend!
Great place to rent, views were stunning
The place was nice. The over emphasis on the rules was a bit much. We did not realize the dock wouldn’t be in and the outdoor furniture was not set up. It felt like they were not prepared for guests. We were busy every day and the home was very comfortable for our group. Would recommend but not in April.

Everything was as advertised. Especially enjoyed the fire pit during cold but not too cold evenings and afternoons and the view of the water. Well-stocked kitchen made Thanksgiving a breeze.

We had a blast! This home has everything you need and more. We boated to the spit almost everyday for fun in the sun and made feasts for dinner everynight. Hosts we very easy to communicate with and extremely responsive. I will definately book again!

We loved our vacation in cape cod! Leonardo met us when we arrived at the property to answer any questions that we had and to show us around. Every aspect of the rental is well thought out and explained in the instructions that you get prior to arriving, including things to do in the area. The house is updated, comfortable, and spacious enough for 2 adult couples and 4 young adults – everyone had their own bedrooms. The house was well equipped with all the kitchen accoutrements. The property is so beautiful and meticulously maintained. We spent many evenings on the deck that overlooks the bay or in the front garden chatting around the long gas fireplace. There was a lot to do. We enjoyed using the six available kayaks to paddle out to the private beach, Spit beach. Several bikes are also available to bike around town. We brought home large-mouth bass from our fishing trip for dinner, ate lunch at the nearby outdoor restaurants, went to the beach, hiked the parks, shopped at the commons, went whale watching, and visited the quaint towns nearby. We would definitely stay here again and highly recommend it to others.
This property was exactly as described. When we arrived it was absolutely spotless! The setting was gorgeous! Anything that we could have possibly needed was there. The owner was extremely helpful and accommodating.

We had a long weekend here with six adults and three children ages 3 and under and it was a lovely time. The house is extremely clean, the beds are all very comfortable, and the views over the water are very pleasant. Great location, convenient to lots of beaches, parks, the Cape Cod Children's Museum, shops, restaurants, and more. Would definitely stay again.
