For long-term rentals, a California lease must be signed. Each rental includes utility caps for electricity, water, and gas, and the guest is responsible for any overages.



The signing of the lease agreement must occur within 21 days of booking, provided the check-in date is more than 30 days away. If the check-in date is less than 30 days from the booking date, the lease agreement must be signed within 5 days of booking.

Pets: Pets are subject to approval. Pet cleaning fees apply and vary depending on the breed and size.

Casa Amaya Fairway is a single-level home located on a front-row golf course lot inside Sun City Palm Desert, a 55+ Community, with open views toward the San Gorgonio mountain range. The home offers over 1,800 sq ft of comfortable living space with two large private suites, each with its own bathroom, plus a dedicated office ideal for remote work.



The layout is open and functional, with a spacious kitchen connected to a large dining area overlooking the golf course. Natural light fills the home throughout the day while maintaining a comfortable interior environment.



Step outside to an expansive back patio where you can relax, dine, or enjoy unobstructed fairway views. The home also includes a two-car garage, driveway parking, and a golf cart included for easy access around the community and nearby amenities.



*Owner's vehicle parked in the garage and guest will only have 1 spot in the garage.

For optimal transportation, a private car is recommended. Taxi services are available from Palm Springs airport, and both Uber and Lyft operate in the desert. Festival-goers will find these services to be affordable and convenient.



Other Things to Note:

High-speed WiFi is available throughout the home, including the outdoor areas.



Utilities are included up to a monthly allowance. Any overages may be billed to the guest or deducted from the security deposit.



This home is located within Sun City, a gated 55+ community with private security patrols. All guests are expected to respect community rules and neighborhood guidelines.



**Community Information**



* Gate access instructions and QR credentials will be provided prior to arrival.

* Please observe all posted speed limits and traffic regulations. Community security actively patrols the neighborhood and may issue citations for violations.

* Trash bins may only be placed curbside after 5:00 PM the evening before collection and must be returned out of sight by 4:00 PM the following day.

* Guests are expected to be respectful of neighbors, community amenities, and HOA regulations throughout their stay.



At least one primary guest must be 55 years of age or older. Booking guests may be required to confirm age prior to check-in in accordance with community rules.



Maximum occupancy is 4 guests at all times. Only registered guests are allowed on the property.



Parties, events, and large gatherings are not permitted under any circumstances.



Pets are not allowed.
