There is adetached guest house on the property. Each home will have dedicated parking near its own front entrance. Please do not block access to/from the detached guest home. Each home has its own dedicated outdoor space.

I am offsite but live nearby. Please be patient with late night communication as I do sleep and personally answer all inquiries - there is no separate third party answering service. If there is an emergency, please contact me right away via the app and call if I do not respond.

This is a friendly, quiet, established neighborhood. You`ll frequently see children riding their bikes or adults walking their dogs. This neighborhood is conveniently located off Keystone Avenue on Indy`s Northside.

Parking is available in the driveway. Ubers/Lyfts are also available in the area.

Please note the home is under camera surveillance outside only. There is a doorbell camera and a secondary camera on the west side of the home facing the driveway. Both cameras record motion/clips/sound and will be on.

Damage & Excess Cleaning Policy
By booking, guests agree they are financially responsible for any damage to the property, furnishings, or missing items caused by them or their visitors.
A security deposit of $800 is held during your stay and may be used to cover damages, excessive cleaning, missing items, or policy violations. The deposit is typically released 7–10 days after checkout, but may be held longer if repairs, replacement, or contractor evaluation is required.
If damages exceed the deposit amount, the guest agrees to pay the additional costs. Charges may include: repair costs, replacement of items, contractor fees, excessive cleaning, lost revenue due to uninhabitability, and administrative time associated with resolving the issue.

Late Checkout Policy
Checkout time is 11:00 AM. Unauthorized late checkout disrupts our operations, cleaning schedule, and incoming guests.
If a guest remains on the property past checkout without written approval, the host reserves the right to charge one additional night’s stay at the prevailing rate, at the host’s discretion.
Guests who are unresponsive to calls or messages after checkout time are more likely to be charged. We may grant grace in some situations, but continued presence on the property without approval will result in a charge equivalent to an additional night. Remaining on the property beyond checkout constitutes acceptance of this charge.

Excess Cleaning
The cleaning fee covers normal turnover cleaning only. If the property is left in an unusually dirty condition, with pet waste, stains, trash, or requiring additional labor, additional cleaning charges will be assessed.
Please only utilize the parking spaces near the front entry door. There is ample space for two vehicles. Should additional parking be needed, there is street parking available in front of the home. Please do not block the garage guest house parking area.
