The Space:

Stepping into this delightful abode, you're greeted by inviting honey-colored wood floors, imparting a cozy and charming ambiance to the open layout. The living area invites you in with a luxuriously soft, plush sofa and two cozy armchairs, framing a central coffee table and offering a perfect view of the generously sized flatscreen television mounted on the wall. Whimsical artwork and carefully curated accent pieces further enhance the room, adding a touch of thoughtful artistry and personality.



Adjacent to the living room, you'll find a spacious dining table for four. An attention-grabbing rustic-inspired chandelier hangs above, adding a unique charm and illuminating the space for a delightful dining ambiance. The kitchen features sleek white cabinets that complement the lustrous dove gray quartz countertops elegantly. The island, featuring charming beadboard detail, offers a casual dining spot with seating for two. The kitchen is equipped with a comprehensive suite of stainless steel appliances, such as a refrigerator, microwave, stove, dishwasher, and a convenient Keurig coffee maker.



The primary suite of the three pristine bedrooms boasts a luxurious king-sized bed, a flatscreen television and an attached bathroom featuring a convenient step-in shower. The second bedroom showcases a queen-size bed adorned with an elegant upholstered headboard. A fully appointed bathroom, complete with a glass-enclosed shower, is conveniently located off the hallway and is convenient to both the second and third bedrooms. The third bedroom features two twin sized beds with lovely farmhouse inspired headboards.



A snug screened-in porch accessed off the kitchen provides a comfy spot to enjoy your morning coffee. Beyond the screened in porch lies the expansive wooden deck that extends to a lush lawn. Pet fees:

*There is a pet fee of $115 +tax in addition to the nightly rate. The Pet fee is not automatically included in the total. It's added after the booking is confirmed.

*A separate pet waiver must be signed.

*Many rentals only allow up to 2 pets at no more than 50lbs, please check details about the unit you are renting.

*Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59.99 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

1. Check-in instructions, house rules, and property addresses will be available via email.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.

8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Stay Texas authorization to levy a minimum additional cleaning fee of $500.

9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.

    Checkin process was a little tedious, they seemed to be going through a transition between systems/ online portals. Once checked in, it was pleasurable. The house, location, and communication were all excellent. Very comfortable and equipped with essentials. Was a great spot for our family getaway.

    Generally a good size & location for small extended family. Was unable to utilize deck after dark. The deck is outfitted with nice looking market lights but the switch appears to be inside a locked box and is unaccessible. A nocturnal visitor rummaged around under the house or in the walls every night. I communicated this to the management company after the first sleepless night, but they did not send anyone to address it during the rest of our 3-night stay.

    We are a couple in our 70’s with a 50 daughter traveling with us. The house was perfect for us. It is close to Main St but not so we heard any noise. The well fenced backyard was a plus so our daughter could bring her small dog. The kitchen was updated and very well supplied. The management company was amazing. They reached out to us multiple times to see if all was well. We would definitely stay here again and probably any property managed by Cozi.

    The home is on a street with a lot of early morning traffic, very noisy. Spoke to the property management people several times as we had no hot water for dishes or showers. We had a very cold shower two mornings. Their solution was to install a new shower head. The shower head was definitely not the problem. No resolution. Other than those two complaints, the home is nice. Just fyi, bring Kleenex and wash cloths, none provided.

    We celebrated my birthday this weekend in Fredericksburg. This house was located perfectly to come and go easily. It was clean and super cute. The back yard has a great little sitting area where we visited while my dog enjoyed the fenced yard. I highly recommend staying here.

    Stay was great! The propery management co was very communicative. As we got closer to the date, they offered an extra night at a great discount, which worked out even better for us. Beds were comfortable, living room cozy, kitchen was a great size, only a mile to the main street. Had the weather been better, I can imagine we would have walked!! My 2 small dogs LOVED it. The yard is BIG. I used the screened in porch to get them geared up. We saw a coyote the first night we pulked inti the driveway so i wantrd ti be safe.we visited wineries and the local shuttle was perfect for us. This is a great rental!!

    This house is a short walking distance to a myriad of shops and restaurants downtown Frericksburg. House is spacious and clean and beds are comfortable. Great backyard with lots of seating and a kitchen that has all you need. 5 stars.
