For Hikers & Nature Lovers: You are perfectly situated for outdoor adventures, with easy access to the trails and stunning scenery of Bear Canyon and the greater Sabino Canyon area.

️ For Exploring Tucson: This home offers a peaceful escape. Traveling to central attractions like the University of Arizona, Downtown, and the Gem & Mineral Shows involves a scenic 25-35 minute drive, ideal for planning dedicated excursions.

The outdoor living space is the crown jewel of this property.

Pool & Private Hot Tub (Optional Heating): Enjoy your private pool and hot tub year-round. Heating is available upon request for an additional daily fee (details below).

Guest Access:

Guest will have private access to the entire home including pool, backyard & patio. Garage access is only for laundry room access. Parking or utilizing garage is off limits to guests. Vendors may access backyard or garage to service the home.



Other Things to Note:

Propane for Grill Use: We’re happy to provide a propane grill for your stay! Please note: with frequent guest turnovers, we can’t always check the propane tank between visits. If you plan to use the grill, message us at least a day before check‑in so we can ensure a full tank is ready. If you arrive and find the tank low or empty, just reach out via chat—we’ll gladly assist!



Dog‑Friendly Perks & Policies

We welcome dogs, but please follow these simple rules to keep everyone comfortable:

2‑dog limit (max 40 lbs each)

$50 flat fee for stays of 5 days or less

$15/day fee for longer stays

Cleanliness & Safety: Please pick up after your pups. For safety, do not leave them unattended or crated when away. Thank you for your cooperation!



Mail & Package Disclaimer:

For your convenience, please note the following guidelines regarding mail and deliveries during your stay:

Direct Delivery Only: Any mail, packages, or deliveries should be received by guests in person or delivered directly to the property doorstep.

No Mailbox Access: We do not have access to the mailboxes, as they are reserved for owner use only.

Assistance Option: If on‑site coordination or retrieval assistance is needed from our ground team, additional charges may apply.



Pool & Hot Tub Heating (Optional):

Heating is available for an additional fee to cover gas usage. Please message us before arrival if you’d like heat enabled.

Daily Heating Fees:

Pool: $70/day

  • $50/day for 4+ consecutive days

Hot Tub: $50/day

  • $40/day for 4+ consecutive days

Temperature Settings (comfort + safety)

️ Pool heated to 82°F

️ Hot tub heated to 102°F

All usage instructions are sent on check‑in day.



Guest Activation: Guests interested in using the heated pool must submit a request before arrival. Please send us a message with your request, including your ETA.



⏰ ETA Requirements: To guarantee the pool is ready, provide an accurate ETA and arrive within 2 hours of that time. If plans change and arrival is later, the heat timer will reset, and spa/pool heating may not be immediately available.



️ Trash & Recycling: Please dispose of all trash and recyclables properly. Bins are located behind the gate next to the garage. Use the combination lock code 7977. After use, securely close and lock the bins. Thank you for helping keep the property clean and safe.



☀️ Arizona Heat Advisory: Summers can be extremely hot. The AC system maintains comfort but may take longer to cool during excessive heat. We appreciate your understanding and encourage mindful energy use.
