    Rental needs lots of updates. Carpet very worn and stained, as well as living room furniture. There were only 4 forks in the kitchen. The patio furniture was plastic and mostly broken. There wasn’t a table to eat on the patio. Contacted the property management about the excess bugs in the rental via online and by phone. Never received a return call or contacted in any way. Stayed here before and no improvements but over 150/ night increase in price.

    We really enjoyed our 5 night stay! Weather was cool and windy but just beautiful and we stayed on the balcony most of the time. Enjoyed lots of good seafood and would have liked to stay longer.

    We stayed here for a week and it was just beautiful. Neighborhood was peaceful and love that the beach is semi private. We will be staying here again!

    I don’t think I have ever had a more relaxing time. There were never more than one family on the beach with us. We did not have to listen to evil music nor hear cursing while on the beach. This was a very nice time with our family

    Property could use some updates. Couches were broken. Would be really nice to have a boardwalk to the beach. Location was perfect.

    Carpet was nasty upstair, both couches were broken, stove was missing the bottom drawer and downdraft doesn't work, frigerator is rusty, faucet (cheap), not very homey(could use some colorful decorations), Was recently painted white but the stair rails were sticky and need some attention, the bottom floor tile where you come in are slick(it had rained and we came in with wet feet, almost slipped and fell, needs a rug), top a/c was not working when we got there(which would indicate the property manager did not do a run through before we checked in), bedroom floor hallway window had no blinds in it which allowed for the neighboring house to see all the way through, shower heads are old and dated(not much water pressure), drains in both tubs had hair and razor guard stuck in them we had to remove and clean, because the tubs wouldn't drain), dished need some attention (non stick pans need to be trashed). We have rented in Santa Rosa beach along 30A and owners don't skimp on making it feel and look like home. We have never had to bring chairs, floats, sand toys or beach umbrellas with us. They are decorated to make them welcoming. Outside areas are just as pristine (which is the very name of the property managment company handling this proerty). The outside furniture was cheap as well. 3 broken chairs on the upper deck. There was plenty of room for a nice heavy table with 8 chairs and a sectional sofa with a coffee table on the other side would be nice. We paid the same price we would have for a property in the SRB area and were very disappointed. The view were amazing and access to the water is the biggest reason we rented it. The pictures of the house of course miss all the things I mentioned that need attention. It had rained and both the adjacent property were very nicely landscaped with a boardwalk to the beach. This property could have used some gravel under the house. It was a literal mud hole. And at the foot of the stairs to the 2nd floor you had to jump across the mud hole to walk to the beach. The stair risers look to be very wore and dated and need to be looked at. We have owned a beach property, so we are fully aware of the constant up keep. All the cabinets need to be painted and knobs need replacing. People rent for the experience but expect a place that is clean and feels like home away from home.

    It’s a clean property with good location. However it’s not safe to swim as we spotted some alligators. Good for fishing and boating.
