Beachside bonfires at Golden Gardens. Watching the salmon navigate their way to their spawning grounds via the Ballard locks. Ballard, once known as Shingletown for its residents’ aptitude for producing cedar shingles, is home to some of the best restaurants, bars, & music venues in the city. Located steps from some such eateries & just a block from a direct route downtown via bus line, our Tudor sanctuary has you covered if you’re in the market for a real Seattle experience.

Open and uncluttered, the space is airy and comfortable with sun-dappled views of mature Japanese maples. It doesn’t get much more Seattle than an urban Tudor in one of our older neighborhoods. Please use the recommendations you’ll find in the house for restaurants and things to do! There are so many wonderful things to eat, do, and see nearby.

The mattresses in the bedroom are LOVELY - high quality memory foam. Mini-split heating/cooling system allows you to control the temp separately for the two floors so you can stay super cozy all night long.

FYI there are about 12 stairs from the sidewalk to the front door and the bathroom is located on the second floor. While families of all types are welcome, we do not have high chairs available or child-proofing of any kind. Parties are prohibited.

We provide coffee for your first morning in town but you’ll want to pick up a bag of ground coffee for the drip machine and/or French press for the rest of your stay.

Please keep in mind that this is an older home with less than ideal insulation between this unit and the unit below. We ask that shoes be removed upon entry and tv and/or music volume be kept low at all times. Quiet hours start at 10pm, both indoor and outdoor. Smoking legal substances is perfectly fine in the backyard but no smoking or vaping in the house. Note to chefs and wannabe chefs - please use the vent above the stove while cooking. The smoke alarms are connected throughout the whole house so if one goes off the whole house will beep, including the unit below.

Your pets are adorable but please leave them at home. Also, driveway is shared with the neighbor so please park on the street - always plenty of spots available!

    This cottage was just what we needed. Everything was tidy and attractive. We had to park on the street, but every time we came, there was a perfect spot available right out front. We had our 88-year-old mother with us and she found the stairs to be a challenge, but it helped that the restroom was upstairs near the bedrooms. Our host was easy to communicate with and the neighborhood seemed quiet and safe.

    The Ballard location is great and the neighborhood so adorable! The location makes it easy to get into downtown Seattle.Prior to arriving, Tony and I were in communication about his expectations of guests, so we were prepared upon arrival. The house is a lovely lodging with thoughtful amenities. The photo of the living room is exactly how the room looks. It's a great space for 2 - 4 people. There were 2 of us.Access to the house was easy and the welcome binder provides you with information of the Ballard as well the Seattle areas.You'll have all the kitchen utensils you'll need if you're cooking a meal.The backyard is cute and if you have children, there's room for them to play. The leaves on the Japanese maple were in their fall splendor.The beds were comfortable with blankets and comforters for those who trend cold, like my friend.Because we're women, we only ask for more face towels.We definitely had an enjoyable long weekend here in Ballard. Thank you for a comfortable stay!

    My husband and I stayed here for four nights. The cottage was very clean and the beds were super comfortable. Our host, Tony was very responsive. When we arrived we noticed there wasn’t any coffee. We told Tony and he immediately restocked plus treated us to delicious pastry and two coffees from the bakery nearby. The house was cozy and warm.     The home was as advertised. It’s in a great spot and centrally located to most tourist attractions. The home and neighborhood is very quiet. The kitchen is well stocked with items one would expect or need. The bedrooms are spacious and the beds are very comfortable. Tony was a great host and was quick to answer any questions we had as well as giving us recommendations for a special evening out with my wife. We would have no hesitations about staying here again.

    My husband and I stayed here for two weeks, and I'm here to tell you that this cottage is so cute--in addition to being quite comfy! The rooms are all thoughtfully decorated, with cozy touches and warm, varied lighting options, something I really appreciate (I can't stand it when you go into a place, and it's all ceiling lights) Additionally, the backyard is just adorable, with fairly lights that are on timers. It made for a great place to read or have a glass of wine, with a couple of different seating vignettes. The kitchen was well-stocked for cooking, and the beds were a pleasure to fall into at night. We were also extremely grateful for the A/C, because it got pretty toasty a few days. The neighborhood is a nice walking 'hood, and there are a handful of great little businesses within maybe a 5 minute walk. A few of those are Un Bien, a super casual place that is on most every list of top restaurants in Seattle that I've ever come across, and Delancey, a great pizza joint with a fun bar attached to it. Rossellini's next to Delancey has great pastries and a line out the door every weekend (not a sit-down place--just an order and go place). My husband and I walk many miles per day when in Seattle, and I could go on and on about places within striking distance that we are willing to put some miles on our feet for. Finally, Ryan and Tony could not have been nicer or more accommodating. We had a few little issues that were immediately addressed. They were so kind!

    We stayed for 6 nights and really enjoyed the home and location. There are great restaurants and coffee shops within walking distance. The beds were super comfortable! Tony was very responsive to a few questions. Would definitely recommend if you are looking to experience Seattle as a local.
