Inside, the open-concept living area flowsseamlessly into a modern kitchen, while the spa-inspired master suite ensures every guest wakes up refreshed and rejuvenated. Step outside into your own private backyard oasis — take a dip in the seasonal outdoor pool, unwind year-round in the hot tub, gather around the firepit under a canopy of stars, and enjoy alfresco dining in your fully fenced sanctuary. Beyond your doorstep, you're just minutes from Emory University, the CDC, Emory Village, the Atlanta Beltline, and lush green escapes like Olmsted Linear Park and Fernbank Forest, with the vibrant neighborhoods of Virginia-Highland, Decatur, Inman Park, and Morningside all within easy reach. ~AMENITIES:
• Towels: Bath towels, pool/hottub towels & wash cloths (1 per guest) and hand towels in each bathroom.
• Fully Equipped Kitchen: Basic dishware/silverware/utensils, pots & pans, and kitchen appliances (microwave, kettle, standard electric coffee maker, Keurig coffee maker).
• Entertainment: 5 flat-screen smart Roku TVs (streaming accounts needed), free Wi-Fi & high-speed internet.
• Convenience: Washer & dryer, iron, ironing board, hair dryers and kid's high chair included.
• Limited Starter Supplies: Trash liners, dish soap, dishwasher detergent, paper towels, toilet paper, soap, shampoo & body wash, laundry pods, dryer sheets & disinfecting wipes.
• BBQ Gas Grill: Propane tank and BBQ tools provided for outdoor cooking.

~POOL & HOT TUB ACCESS:
• The private hot tub is available year-round.
• The private outdoor swimming pool is not heated and is only open seasonally from the last weekend of April through the last weekend of September.
*2026 Pool Season: April 16th through October 4th (pool access is limited to these dates and outside of these dates, the pool is typically closed for the season).
• Early Pool Opening (prior to April 16): Guests checking in before April 16 may request early pool access for a one-time, non-refundable fee of $200. This fee covers all preparation, servicing, and opening costs associated with activating the pool ahead of its regular seasonal schedule. Please note the following before requesting early opening:
a) Requests must be submitted at least 72 hours prior to check-in and payment must be completed in advance through the reservation platform.
b) Early opening is subject to weather and operational conditions. In rare instances, severe weather may prevent safe pool activation.
c) Since the pool is not heated; water temperature will reflect prevailing outdoor conditions and may be cool during early-season dates. By requesting an early pool opening, guests acknowledge and assume all risk associated with pool usability due to weather conditions, including but not limited to water temperature, inclement weather, or circumstances that render the pool unsuitable for use. The early pool opening fee remains non-refundable regardless of weather outcomes.

~IMPORTANT NOTES:
• Absolutely no parties or disruptive events, please. For any unauthorized parties, the fine shall be $1000 and potential eviction. If you are hosting a small gathering or a birthday party, please feel free to reach out and we can discuss to see if it's a good fit.
• Quiet hours: 10 PM – 7 AM (per county regulations)
• Smoke-free property (indoor smoking penalty: $500).
• House Rules are located in the Rental Agreement.
• To ensure a safe environment for guests and neighbors, the property includes NoiseAware decibel monitoring devices in common areas and outside decks; as well as exterior security cameras on the front and side exterior wall facing the driveway/front door and on the back exterior walls facing the entire backyard, pool, hot tub and firepit area. These devices do not have a view into any interior private spaces.

~ADDITIONAL VISITORS:
• Visitors or extra guests (for stays under 30 nights) are only permitted if pre-approved and added to the reservation's total guest count. All guests—including children and any approved visitors—must be included in the reservation guest count at booking or added prior to check-in. Total occupancy—including visitors—cannot exceed 12 individuals.
*Limited visitor exceptions above the maximum occupancy may be requested and, if approved, are subject to a fee:
• For stays up to 3 nights: $60 per visitor.
• For stays of 4+ nights: $100 per visitor.
Fees will be requested through Vrbo and must be paid before check-in, and full names of approved visitors are required.
Please note that sleeping arrangements, beds, bedding, towels, and other amenities remain limited to the property’s maximum occupancy.
Violations of these most critical house rules will result in immediate removal, reservation cancellation without refund or remaining nights, and a $1000 violation fee.

~PET POLICY: Pets are not permitted for reservations under 30 nights. For stays of 30 nights or longer, pets may be considered with prior written approval, pet verifications and pet fee. Please contact us in advance so we can review requirements and provide approval. Unauthorized pets will result in immediate removal, reservation cancellation without refund or remaining nights, and a $1000 violation fee.

    Everything was good. The place offers so much and is a great place for an extended family to vacation together. It was an ice storm while we were there so we just chilled inside the house.

    I was in the area for business and wanted something other than a hotel. The house was all you could ask for, clean and conveniently located to downtown Atlanta and surrounding areas. It's quiet as it sits at the end of a no-outlet street with a nice backyard to a treelined lot, which is amazing to sit in the hot tub and enjoy the peacefulness of a starry night. Even with the proximity to Atlanta, you think you are in the country. The main bathroom is beautiful with a beautiful shower and tub if you want a bath and the kitchen is good for eating in if you want. I used the living room area and the neat fire place feature a few nights after getting home from seeing clients. There is a small additional apartment like suite that can be used for multiple persons / families to stay and plenty of room to spread out and not run all over each other. The house is a beautiful space and conveniently located to restaurants and main roads as needed.

    If you are looking for a perfect blend of city and nature, this is the home to stay at! From the moment you step through the doors, high end features greet you. As this home was recently remodeled, everything is brand new. The kitchen is spacious and includes just about anything you may need. We opened a bottle of wine and found a bottle opener... we made garlic bread and there was a basting brush. Little details like this were included throughout the home. Hair dryers in each bathroom, plenty of pool/hot tub towels, even a vacuum cleaner in the master closet. The main shower is an experience all its own, with twin showerheads and a jetted tub that is just as relaxing and powerful as the hot tub outside. The backyard is surrounded by trees, and in the morning, you can sit on the back deck and listen to the birds and watch the chipmunks run across the yard. There is plenty of room to sit and spread out with different areas around the yard. The hot tub is big enough for a family to relax in, and tucked into a private corner of the yard. The location is incredible - you are on a quiet street with 5 homes, but only 15-20 minutes from anything in Atlanta. Local coffee shops and Publix/Walmart are just 5 minutes away. There is also a private in-law suite attached to the home with its own driveway, so you can travel with family and everyone has their own space at the end of the day. We loved our stay here, and will definitely be back!
