All Seasons greets you with a classic red-brick façade, framed by lush hedges and a wide green lawn. Entry is via a short stairway that leads into the elevated main level, where you’re welcomed by an open-plan living space featuring a large modular sofa facing a wall-mounted TV and wood-burning fireplace, making it a perfect spot to unwind after a beach walk or cosy up in cooler months.

Flowing from the living area, the dining space is fitted with a long timber table set against full-length windows overlooking the leafy surroundings. This transitions seamlessly into the modern kitchen, where stone benchtops, ample storage, and stainless steel appliances—including a dishwasher—make meal preparation a breeze. A charming breakfast nook with stools is ideal for a morning coffee or keeping the cook company, while sliding doors open to a sunlit balcony complete with a gas BBQ and a small dining setting. From here, enjoy leafy ocean glimpses and the sound of birdsong as you sip something local.

Each bedroom comes with a ceiling fan and garden views to enhance the relaxed coastal feel. The primary bedroom features a king-sized bed and plenty of natural light, while the second bedroom offers a cosy queen. The third bedroom includes a bunk bed, and the fourth bedroom is set up with a single bed alongside an additional bunk—making it a great space for a mix of ages. The family bathroom is conveniently positioned nearby and includes both a bathtub and a separate shower, with two separate toilets on this level for added ease. Downstairs, a bonus retreat awaits—an unrenovated but character-filled space that serves as a kids’ zone or games room with a ping-pong table and TV. This level features a second shower and toilet, making it easy to wash off the salt and sand after a day at the beach. For longer stays, you'll find a laundry area with a washer and dryer.

Outside, free parking and a fully enclosed backyard offer peace of mind for families and pet owners alike. Please be aware that local council regulations dictate that pets cannot be left unattended at the property.

A small starter pack of firewood is provided for the fireplace during the winter months. If you require more firewood during your stay, it can be purchased at local service stations and hardware stores.
During your stay, you and your group will have the entire house to yourselves. Please make yourselves at home!

Old Dunsborough is a peaceful, leafy enclave beloved for its calm waters, family-friendly beach access, and proximity to the region’s best offerings. Here, you’ll find boutique shops like Milc for curated fashion and homewares and local favourite Merchant & Maker for great coffee, pastries and a laid-back vibe. Be sure to swing by the Dunsborough Markets (held on weekends) for fresh produce, local crafts and a slice of the town’s creative spirit.

    Good interaction and communication But said 10 beds only sleeps 9Missing little things for creatire comfort, no salt and pepper sauce paper towel, barely enough dishwasher tablets, no washing powder, no spare towels. Very outdated and overpriced. No where to sit outside!!

    Property was in great location 1 minute walk to beach. Living area and Kitchen great. Bathrooms very old and in need of renovation. One bathroom downstairs in games room and very steep stairs. This area good for teenagers. Would recommend for families with older children

    This property is located in Old Dunsborough close to the beach and boat ramp. It is a n older style of house just as shown in the photos on the site. We found it great for our family catchup and it met our needs completely. The only negative was no air conditioning as we stayed during middle of a WA heatwave, but for a house of its age its expected.

    We loved our stay! Only issue we did have was our silly dogs running after rabbits! The scrub tree in the yard was thick and low and the dog ended up with stick in the eye… straight to the vets for surgery our first day.. maybe considering thinning out the overgrown yard so it doesn’t happen to anyone else. Wasn’t a cheap holiday with vet bills.

    This property worked well for 2 small families. Great location, plenty of parking for cars, trailers and boats with a decent sized secure backyard for pets. The down stairs area is large and soundproof, has its own bathroom, seperate access and became a den for our teenagers. The house in general is in good condition despite being older, the only downside being no air-conditioning which would have been nice at times. There are fans in most rooms which were needed on the warmer nights. We did have an issue with the dishwasher which was attentively seen to and replaced after just a couple of days. In all, a great place to stay!

    We rented “all seasons” over Christmas. As always exclusives escapes were lovely to deal with and the rental experience was great. The house itself is in a nice quiet location 1 block from a good swimming beach and boat ramp. The house itself is what I would regard an “old school holiday house” that has been renovated nicely upstairs. The upstairs bathroom has been renovated- but not recently. It’s perfectly adequate and was very clean. The kitchen and living space are nicely done with everything you might need. There is no aircon so be aware if it’s hot it will be warm inside even with the windows open. This wasn’t an issue for us but may be for some people. The downstairs “teenagers retreat” is just that. It appears to be a renovated garage in 1970s spec- nothing wrong with that just be aware. The stairs are also quite steep with only a railing on one side so not ideal for young children or older adults- it was fine for us. The balcony is reasonably small but still a lovely spot to sit. There were a few minor maintenance issues that I will bring to exclusive escapes attention that I’m sure they will attend to. Overall a nice spot for a family holiday with everything you need!

    The bathrooms were a little outdated compared to the renovations of the rest of the house but overall a very nice clean house to stay in. Great location and ample parking!
