Welcome to your private slice of paradise. Lush palms, desert wildlife, and three tranquil fountains create a serene estate designed for effortless relaxation and memorable time together.

Indulge in a private outdoor soaking tub under the stars, followed by a refreshing open-air shower. When it’s time to play, enjoy horseshoes, darts, and a sunken in-ground trampoline designed for effortless fun.

Evenings invite conversation around the fire pit, while sunny days are best spent lounging by the pool with toys and floats for all ages.

Convenience meets luxury with close proximity to the Indian Wells Tennis Garden and Southwest Church — a popular shuttle pickup location for Coachella and Stagecoach, just a short walk away.

When it’s time to unwind, retreat to plush king-size beds designed for deep, restful sleep. Thoughtful essentials — shampoo, soap, blow dryers, and straightening irons — are all provided, so you can relax without a second thought.

The pool’s shallow sun shelf invites effortless relaxation, with in-water lounging beneath umbrellas and uninterrupted desert sun.

Three king bedrooms and one queen bedroom. Two rooms share a Jack-and-Jill bathroom with dual sinks. Expansive living room with gas fireplace. Chef-style kitchen fully stocked with Keurig and traditional coffee makers, Vitamix, juicer, food processor, slow cooker, rice cooker, full seasoning set, and oven with broiler.

From a private sports field for football, baseball, and Frisbee golf to bocce ball, croquet, horseshoes, ping pong, and poolside games — the property is designed for nonstop fun.

This is also our family home, thoughtfully decorated with personal touches and family photos that many guests enjoy. We hope it helps you feel comfortable, welcome, and truly at home.

RULES & RENTAL TERMS
Pre-Booking Requirement:
A brief conversation with all potential guests is required prior to booking. Reservations will only be approved after this conversation has taken place.

Rental Agreement:
A separate rental contract must be signed within 24 hours of booking and prior to arrival. Entry is not permitted without a signed agreement. If you’d like to review the contract before booking, I’m happy to email a copy upon request.

Guest Policy:
By booking, you agree to the separate rental contract and confirm the total number of guests listed on the reservation. All guests — including day visitors and children 12 months or older — count toward the total occupancy.
The maximum allowed occupancy during the day is 10 people at all times.
Over 8 guest, there is a per person charge of $100 - $200 per person, per night, depending on season.
Reservations made for fewer guests must reflect the same individuals for the entire stay meaning guest rotation or substitution during the reservation period is not permitted.
Any unauthorized guest rotation or additional guests will result in a $250 fee per person, per day. This policy is strictly enforced. Without approval, this fee can double.

Vehicle Policy:
The number of vehicles must be declared in the DocuSign rental agreement. A maximum of 4 vehicles is permitted unless prior written approval is obtained.
Without approval, a fee of $400 per vehicle, per night will be charged for any cars exceeding the 4-vehicle limit. This includes vehicles belonging to day guests.

Cancellation Policy:
We strongly recommend purchasing travel or cancellation insurance. Once a reservation is confirmed, all bookings are non-refundable, as outlined in our policy.

Property Damage Protection:
Property damage protection insurance is required and will be offered at checkout. This coverage protects against accidental damage and includes 100% coverage with no deductible. Simply report the incident as accidental and the policy will handle it.
Our professional cleaning team documents any damages solely to ensure the home remains well maintained.

Security Deposit:
A refundable security deposit of $1,000 is required for items not covered by the property damage protection insurance. The deposit will be returned within 7 days after departure, provided no issues are found.

Audio / TV:
A Sonos system is available for indoor and outdoor entertainment and can be operated from your phone. Please be sure to turn off the Sonos system prior to departure. Guests may also choose to bring their own Bluetooth speaker if preferred.

Televisions:
• Living room TV with Apple TV and cable
• Outdoor TV with Roku (no cable)
• Third TV operates via mobile phone connection only
An AUX cable is provided for gaming devices and is clearly labeled for this purpose.
Please do not unplug or remove any cables.

Occupancy & Additional Guest Fees
Maximum occupancy during day/night: 10 guests total, including children
Base rate is for 8 guests, so if you decide later to add people, they are subject to an additional fee of $100–$200 per person, per day, depending on season and special events (including music festivals).
No parties, events, or weddings
Guest count may not exceed what is on reservation at any time.
Violations result in $5,000–$10,000 minimum fine
All guests and vehicles must be declared in the rental agreement
No pets without prior written approval which includes ESA and hypoallergenic dogs
Approved pets: $375 non-refundable fee per pet (max 2 dogs) & Undeclared pets $700 fee per pet.
Pet waste must be picked up & disposed of properly
Check-in: 4:00 PM
Check-out: 11:00 AM
Early check-in / late check-out: Not guaranteed & must be arranged in advance & there is a fee associated with the request of $100–$200 per hour (higher during holidays/events)
Check out day - Cleaners will enter at 11:00 AM & there is a $500 penalty fee if you are not out by 11am.
Excessive cleaning required: Trash left out, dirty dishes, excessive mess, $250 additional cleaning fee.
Vehicles & Parking
Maximum 4 vehicles total, Including day guests but please understand, vehicles must be declared in the contract...unauthorized vehicles: $400 per car, per night. There is no parking past the gate. Please make sure your guest who might arrive early do not step on the control box on the gate to look over the gate, since repairing it will cost $400
Pool Heating (Oct–May): $100 per day....$300 minimum & must be heated the day before to get the temperature up. Max temp: 89–90°F
Misters & Deck Jets: $120 per 8 hours (11 AM – 7 PM only) $25 per additional hour
Deck jets included w/mister use. Deck jets only: $25 per day and to be honest, you really don't need them.
Safety: Pool depth up to 6–7 feet, so No diving, Children must be supervised at all times
Home Rules
Do not move patio furniture or umbrellas ($250 fee).
Umbrellas must be closed and tied when not in use because of high winds.
No smoking indoors & Outdoor smoking must stay off cushions
No hookah pipes
No red wine, coffee, sports drinks, or colored popsicles in bedrooms.
Do not leave doors open during high winds or while A/C is running
A/C may not be set below 68°F
Do not unplug internet equipment.
Do not disconnect irrigation clocks.
Drop-shade remote not available to guest.
BBQ: burn off residue on high for 10 minutes, then turn off
Trash day: Friday & Guests may be asked to bring cans in from the street
Do not pour liquids in trash cans...Improper disposal may result in cleaning fee
Property Access: Entry instructions sent 10 minutes before check-in
Alarm will be disarmed at that time
Gardeners service property Thursday mornings (2–3 hours) & Service may not be canceled by guests
Lawn overseeding occurs in October (standard desert practice)
Taxes & Fees - City occupancy tax: 12%

    This backyard is straight out of a magazine! Absolutely amazing; next time we will take a day off from golf just to enjoy all the sitting areas, outdoor kitchen, and pool. Communication with the Owner was perfect. Instructions were simple, all rooms were clean and well-appointed. Great find, great location; we will be back.

    We had a great stay for family Spring break. The house was perfect and truly is all about the outdoors. The kids spent all day every day in the pool and we were able to make family meals in the amazing outdoor kitchen. Would definitely stay here again.

    It was a beautiful home with an amazing backyard and pool. Maria was very accommodating and the accommodations were extremely clean & everything labeled which made it easy to find items. We had a question about using the cable TV and she responded right away and walked us through getting it. I wouldn’t hesitate to recommend this home.

    Our family met for Granddad’s 70th and Dylan’s 8th birthday. We had such a fabulous time in the pool and spa plus the BIG back yard was great for playing soft ball. We kept the 3 grandkids busy and the adults had a blast.

    We were very happy with our stay, the property was lovely. The location was a 5-10 minute drive to El Paseo. The owners are very particular about the way their house is run, which for some guests might seem overbearing, but in fact it is admirable and reflects on the type of stay you will have. They clearly use the property regularly themselves, so they set the bar high for their guests to maintain the property with respect, which results in a nicer stay. I have stayed in some houses with broken features throughout the house because it is just a rental. You wont have that feeling with this house. We look forward to being allowed to rent the house again next year.

    We rented the house to celebrate my wife’s second 30th birthday. ? It’s everything the reviews are saying. It’s a beautiful home, well maintained, and an awesome backyard. The owners are very responsive for any questions and were greats hosts.
