This house is big. There’s actually 2 houses. We had a group of 13. Joe Smith is a good host and was very responsive. This is not a “luxury” home. It is desperately in need of updating. The kitchen - outdated, but has everything you need. The bathrooms, some are updated some need work. The furniture - is functional for large groups, but this house is not professional decorated. The window curtains are literally cheap from a discount store and many of the blinds are bent/broken. Some of the sliding glass doors just did not work, there are notes on them “do not use”. There is an indoor plant area between the houses that is not used and has dirt and garbage in it. The guest house has a master bedroom that we could not keep the breaker from flipping, so my son and his girlfriend did not have electricity in their room all week. The landscaping and pool area is in need of care. There is not really any appropriate furniture for the decks and pool area. The landscaping is pretty much non existent and many of the outside areas and unsightly. The garages had junk in them as did many of the closets. Overall, this house fit our needs as far as space for our large party but I personally would not stay here again and feel I overpaid for what it was. It needs a lot of work, updating and clean up. I can’t imagine letting an investment of this size get this run down.

Massive home in need of some repairs but large enough and very reasonably priced allowing our large family to stay together. A very good value.

Our second time here and things have improved from 2 years ago. Remodeled kitchen and master bedroom bathroom. Rooms freshly painted, 3 new refrigerators and other small items repaired and/or redone. It's not complete perfection, but it absolutely serves the purpose of providing an extended family a comfortable weekly stay in Kiawah. Joe is an amazing host and any issue we had he took care of.

The manager was great. He sent great information before our stay and answered all questions. There was a problem with one of the airconditioners and manager immediately contacted service company and a new capacitor was quickly installed! Because there are several AC units this did not diminish the quality of our stay. This is a large house with an unusual floor plan but it was perfect for our multigenerational family. The pool was lovely (but the directions should be updated that there is no longer a pool cover to worry about). The kitchen was well equipped for fixing evening meals for all to share. The youngest grandchild learned to ride a 2-wheeler while we were there, and the family worked together and completed a 1000-piece puzzle after daily walks to the beach! In all a wonderful week on Kiawah Island.

It was perfect for the 14 of us---everyone had a bed and bathroom and lots of indoor and outdoor space, plus a pool table and big screen TV---AND three refrigerators and a great grill.

The property was spacious and provided a bedroom & bath for our party. It had all the amenities we needed. The pool was nice but needs to be clean on arrival and covered so the leaves and the debris from the tree's stay out of the pool.

The house was good overall. There were a lot of light bulbs out which made it difficult in the evening.

House needs some work. Broken tile in shower . Some of the doors to the deck will not open. AC in one of the areas didn’t work. Pool was full of debris. House just felt like it has been neglected.

This house is way too big unless you have a large family gathering—which we did. If you do have a large group, this house is perfect. The location, just off the Allee of Oaks, is great. The pool is a HUGE family hit. And that the house also has 3 refrigerators and 2 sets of washers and dryers makes vacationing much easier.

There is so much space... and with 2 kitchens, so many possibilities. It needs some TLC here and there, but it served us very well, and we would stay there again. Joe was available, helpful, and very accommodating. The home has all you need to move right in. I won't give it 5 stars, as it is a bit dated and needs some work in places. But this is an amazing place, in a great Kiawah location!

This house is good for groups and has good proximity to the beach. It needs A LOT of repairs and safety overhaul. Most exterior doors do not fully close, and are not able to be locked because of that. The open doors allows a large amount of bugs and frogs in the house. Several outlets were also not plated/covered. Paint/wallpaper is peeling and chipping in several rooms. My 10 month old nephew enjoyed crawling to the walls, eating paint and trying to stick his fingers in outlets. Several bathrooms have mold on the ceilings, one bedroom and bathroom smelled like cigarettes, the sink in the master bathroom broke. Instead of fixing, the repairman turned water off to it. Thankfully the master bathroom had 2 sinks. A bathroom window from the second floor was shattered, either from a golfball or branch. We told the property manager and he said it would be addressed after checkout. The grime in the cracks suggests the window was shattered sometime ago and will not be addressed after checkout. He replies to many reviews saying items have been addressed. Our experience (and comments from the plumber who fixed our bathroom sink) suggests many of the items from previous reviews were not fully addressed. We respect Kiawah is a high traffic vacation destination, but that doesn't excuse safety and high-level oversights. We rented bc most reviews were replied to stating the issues were fixed. We've been coming to Kiawah for 30 years. This is the only house we wouldn't rent again.
