Our home is located in Windsor Hills Resort, which is the premier vacation rental resort in the heart of Florida’s world-class vacation destination! Located in Kissimmee, Florida, Windsor Hills Resort is just minutes from Walt Disney World® , Disney Springs, ESPN Sports Complex, Universal Studios, Sea World, Gatorland, and more!



The Space:

Welcome to our inviting & Spacious vacation home located @Windsor Hills Resort in Kissimmee, FL. Our 6bedroom 4 bath has a built in Private pool and Spa with a lanai screened large private patio and fully stocked kitchen. Also 2 main level with 2 themed children bedrooms, game room with pool table, football table, & air hockey.



**Community Amenities**

1. Sir Windsor’s AquaVenture Water Park boasts two large dueling slides, two smaller slides, and a giant splash pad.



2. Resort Pool: Take a dip in our zero-entry lagoon pool! This 140,000 gallon resort pool is heated year round, even in the cooler winter months. And if you’re in the mood to unwind, our large hot tub will hit the spot after a long day at the Parks!



3. Club House: it offers a state of the art fitness center, games room, movie theater, shower/changing facilities and ample outdoor lounge seating to enjoy the beautiful Florida weather. The Marketplace & Grill is also conveniently located at the center of the Clubhouse.

5. SECOND FLOOR: 1 Full Bed & 1 Twin suite with shared full bathroom (Harry Potter Theme)

6. SECOND FLOOR: 1 Full Bed & 1 Twin Suite with shared full bathroom (Star Wars Theme)



Outdoor Living Space:

- Private swimming pool and jacuzzi

- Outdoor dining area

- Pool heat/spa is optional at $35/day+tax.$20 additional callout charge if a request for pool heat is made after you have arrived during your stay, as we need to make an additional trip to to the home to switch the pool heat on for you.

- BBQ grill: There is a extra charge of $85+tax to use it. The fee covers the cost to use and clean the grill only, it does not include a propane tank. You may trade in propane tank for a full one or use any left over.



Guest Access:

You will have access to the entire 6 bedroom 4 bathroom home.



As a guest, you will also have complimentary access to all the amenities that Windsor Hills Resort has to offer, including a 140,000-gallon heated resort pool area and waterpark, a pool bar and grille, a fitness center, sports courts, playgrounds and more. Windsor Hills is often regarded as the best kept secret for doing Disney, and we believe that you will agree.



Other Things to Note:

IMPORTANT:

- The resort enforces a strict policy of a maximum of 3 cars per home. No additional cars are allowed to park at the home or anywhere on the resort. All drivers must be registered in our gate entry system upon booking the home.

- Commercial Vehicles, RVS, Trailers, Buses, Golf Carts or Boats are not allowed at Windsor Hills



Amenities at the property

- Linens and bathroom towels

- Towels provided are only for bathroom usage

- Trash bags, toilet paper, and paper towel

- You will need to buy extras of these on your own if you need more as we do not provide more than the given starter amount

In addition to all this, there’s also a convenience store for any last-minute items and treats.





No use of any tobacco products anywhere on the property.

No SMOKING !! includes cigars, marijuana, chew tobacco and e-cigarettes.

No discarding cigarettes, chew, etc., in the house trash cans, or in the grass, or on the sidewalk, or anywhere on the property is not allowed.

• *NO UNDECLARED GUESTS. NO PARTIES. NO EVENTS. **

• One set of towels for each guest;

• No shoes inside the accommodation;

• Keep noise to a minimum from 10 pm to 8 am;

• If there are any damages or missing items, the replacement cost will be deducted from your damage deposit;

• There will be No Smoking/Cannabis/Drug and No Partying inside the property. The penalty for violation is USD $500
