Enjoy 450 acres of stunning private land, only 2 miles from town. MASK Ranch sits on ¾ of a mile of San Juan River frontage (both sides of the river) with world-class fishing. There are four ponds and vast expanses of Ponderosa forest with ridge-line views of the San Juan Mountains. MASK is located just 2 miles from the center of Pagosa Springs. Access to the hot springs, restaurants, shopping, and Wolf Creek Ski Area are easy and convenient, but while you’re on the property, it’s nothing but wilderness.
The Main House sits high on the property, surrounded by 2 acres of lush irrigated lawn, tall Ponderosa pines, and views of the San Juan Mountains. The 2-story, 2500-square-foot house feels like the family cabin you've been visiting every year forever- it's an older house with lots of memories, and you can feel it. While it's not fancy brand-new construction, the house is comfortable with everything you might need, and the location is unparalleled. It's the perfect place for a family trip, with room for grandparents, aunts, uncles, and cousins.
Take a wandering walk from the house up into the woods, or down to the river and ponds. Enjoy trout fishing in the river (fishing license required), or the ponds. Swim or kayak in the ponds, or tube the river from one end of the property to the other (kayaks and tubes provided). Read a book in the hammock, drink your coffee in the hot tub, or get the kids involved in a pool or ping-pong game in the garage. Turn off all the lights and lay on the lawn to see the stars. Add to the MASK Ranch bird list. In the winter you can wander the property in snow shoes or on cross-country skis. There is wifi and a television and DVD player in the house, but you can ignore those and just unplug if that's what you need.
Entry to the house is through a 2-car garage (sorry, no indoor parking), equipped with a pool table, ping-pong table, and couches for hanging out.
There is also a second refrigerator in the garage. There are two steps up to enter the laundry room/mud room of the house, which leads into the kitchen.
The downstairs of the house is open-concept with two cozy seating areas- one with a sunken fireplace (for those with small children, note this is a step down) and piano, and the other with a television and DVD player, which tucks away into a cabinet if you don't want to use it. (We've recently cancelled our cable and switched to a smart TV with high-speed Starlink internet, so guests can access their own streaming accounts). There is also a dining area with a large table that seats six, a window seat bench nook, and the kitchen has an island/bar with stools. Three french doors open out to the back deck, with a patio table and hot tub. The full kitchen has everything you might need to prepare meals. There is a half-bath downstairs.
Upstairs, there is a master suite with a king-size bed and ensuite private full bath with a bath tub, a desk, and a deck with stairs down to the ground level. A second bedroom has two full-sized beds, with a full bath with a bath tub in the hallway. A third bedroom, with a private deck entrance, is another master suite with a king-size bed and an ensuite private full bath with a shower stall.
There is one other vacation rental home on the property (see our other listing for the River Cabin), and we also live on-site, about 300 yards away from the Main House, with a large barn in between. So you will likely see other people during your stay. We are available to help you with anything you need, but otherwise we like to give guests their full privacy. And the River Cabin guests will not be up around the Main House at all. We’ve established a few different river access spots with picnic tables, so there is plenty of private space for everyone.
Guests are permitted to have dogs in the Main House, upon request, with a $25 pet fee per dog. We have two dogs and the guests in the River Cabin may also have dogs, so it is imperative that you have a leash with you at all times, and that you have the ability to recall and leash your dog when needed.
We don't have trash service here, and we ask guests to bring their trash and recycling to the transfer station, which is next door to the property. We charge a $40 trash deposit, which we will refund if you take your trash and recycling, or if the transfer station is closed on the day of your check-out.
PLEASE NOTE that the 2-mile ranch road running through the property is unpaved, and you can expect to need 4WD from November through March.

After 28 years it keeps getting better!!
Just wonderful! Peaceful and quiet. Cleaned with great care. Hosts were readily available if needed. Furnishings very comfortable and oven cooked great pies! Beautiful scenery and sunsets! Will definitely be returning.
We had an awesome time got to see so much snow and just love the hot tub and fireplace
This was our 2nd year to go to Pagosa Springs for a family/ friend ski trip. Kim and Conor’s cabin was a homey beautiful place to stay and the views on their property are amazing! We enjoyed the amenities like the hot tub (the view from the hot tub is beautiful and we enjoyed the evening when the sun shined pinks and purples off the mountains,) we took advantage of the fireplace in the house and spent a lot of time sitting around it warming up and visiting especially after getting back to the house from a long day skiing, other things we enjoyed at the house were the pool table and ping pong table, and the property near the house has some hills that we all went sledding down and did a little exploring. While we were there we even saw elk on the property and a fox! We had our dogs with us and they enjoyed the property too and we had no issues with the homeowners dogs. Kim and Connor were easy to communicate with and were very friendly! We are planning to visit this property again during the summer to enjoy the river that runs through it and it’s beautiful views!
A wonderful place for a large group or family reunion. Older building but the location, amenities, and view were absolutely perfect. Would definitely rent again.

Everything about this place was absolutely perfect! We can’t wait to come back! The house and property were amazing we all agreed we could have just hung out there everyday. It was very close to wolf creek for skiing and pagosa springs was a great little town. The hot springs were great.

The house was great and had everything we needed! Big open spaces with enough room for 8 adults, could have slept many more! We can’t wait to come back when it’s not snowing and enjoy the entire property!!
