The property is nice and well equipped. A few of the sinks backed up and needed work. Some of the furniture in the living room was worn. They need to do some work on the plumbing and update the furniture.

The only negative was that one of the beds were broken and the bath was in the hall which was a bit incovenient for two couples. Other than that, it was great.

MUSTY ORDOR - water leakHouse was beautifully remodeled and decorated. In a lovely location. So I hate to complain but the musty odor hits you the minute you open the front door.Sad thing is the musty “old lady” smell we found will linger on your clothes and luggage for days or even weeks after. Washing will not help you must leave out in bright sunlight for at least 2 days to kill the odor.If you are already there at the house keep everything tightly closed in your luggage do NOT put in closets.There is either a water leak or ground water that has not been addressed and you can see some evidence in the garage area.Other than that is was a beautiful house and location.

Kitchen was awesome. Cleanliness was top notch. House was just as advertised but most impressive was correspondence. Emails were answered thoroughly, personably, and almost immediately...certainly within the hour. I look forward to staying here again.

Everything was great. The house is in a great location and was very clean and comfortable. The only thing we found that was lacking was an iron for clothing. Over all we would definitely recommend and return for another stay.

Very clean, spacious rooms, nice amenities, shuffle board, darts, corn hole. Nice big kitchen, well furnished. Perfect for our needs.

Everyone loves the house. It was my second stay there . It's well located and very comfortable and we loved hanging out in the kitchen and living room. I also ordered a set of sheets in the master. Haha

Location is ideal to museums and shops. House was nicely furnished even with a wine refrigerator and full size wine glasses. Plenty of room for family or friends. House very clean with comfortable beds. Great place to stay. Hosts are immediately responsive.

We really enjoyed our stay as we come out here every December to see the Christmas parade, shop, wineries, destileries and enjoy all the wonderful festivities. This trip has turned into a Christmas tradition for us. The house was very nice and cozy with plenty of space inside and out. Was very conveniently located close to main so we could walk to the parade. It was also nice to have darts, shuffle board and a fire pit available. The indoor fireplace under the tv in the living room was very cool to have on at night and early in the morning having coffee or mimosas. Overall was a good experience and do recommend for anyone looking for a place to stay in Fredericksburg. We appreciate all the support from Absolute Charm as they were very accommodating. Thank you! We found the house and location to be excellent. There were a few issues which require some attention but nothing that lessened the enjoyment of our stay. Would definitely stay here again.

Fantastically redone cozy mid-century modern home with plenty of space and all the amenities you could need for a gathering of three couples. Huge backyard with covered patio area in addition to outdoor fire pit and cornhole. Comfy beds & plenty of closet space. Massive kitchen island area & new appliances. Tons of parking in the driveway / garage too. Would definitely rebook in the future.

Th is house is cozy and luxurious all in one. It was a perfect place to spend quality time with family, cook meals together and check out all Fredericksburg has to offer. Would absolutely stay again!

The house is very nicely done and decor is not overdone like some we've stayed at in FBGTX. Beds were very comfortable and walk-in showers were a big plus for us. Spent both nights outback by the firepit which we thoroughly enjoyed. We'd definitely stay here again.

This was our third visit to Fredericksburg, but our first stay at this outstanding property! From the moment we pulled up to the property, we were impressed! The exterior of the home is well maintained, and the inside is updated, spacious and clean! We have stayed in a lot of VRBO‘s, and this property is by far one of the nicest! And, the location is an easy walk to downtown! Our next visit to Fredericksburg we will definitely stay at this property again!

We absolutely loved staying at this home and with Absolute Charm! They are awesome! The house was very clean, smelled nice, and had a great air conditioner. We would stay here over and over again!

Only complaint is the master bedroom mattress. It was horrible, needs to be replaced. You sink in the middle. Hubby and I had to sleep across the top and foot of bed to have a flat part of mattress to sleep on.

Loved it from the minute we pulled in the drive! We had the best stay and this will forever be our go to home. Ideal location, quiet, and mid modern style. Love!

Loved the house. We were there for just a short weekend and did not get to really enjoy cooking but a great kitchen with everything you need, adorably decorated, great outdoor area and fun games to entertain. Bathrooms looks like new and bedrooms were very comfortable. Excellent location very near Main Street. Would definitely stay again and high recommend.
