The indoor fireplace is NOT currently for guest use.

There is a camera on front porch facing front yard/street. It is not active.

Please note that this is in the historic University Hill neighborhood near USC. Due to that, the driveway is narrow but can fit most vehicles - it just might be a little tight! Street parking is not allowed without a permit from the city. We are not responsible for any damage that may occur while entering the driveway or for any parking tickets issued on the street.
The maximum occupancy that is shown in the listing includes any and all visitors that will be at the home. Over-occupancy or unauthorized events will result in IMMEDIATE eviction without a refund. Any guest who refuses to vacate when instructed will be treated as a trespasser.

No parties, events, or gatherings over the listed occupancy are allowed under any circumstances. Bookings made under false pretenses will be denied access with no refund.

You must be 25 years of age or older to book one of our homes.

While we ask a series of screening questions to all guests, local guests are subject to additional screening steps, including a phone call. We reserve the right to cancel any guest reservations at our discretion.

Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without a refund.

No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio.

No illegal substances or activities on the premises.

A starter amenity package is provided for each reservation. These items are intended as a complimentary starter supply only and may not be replenished during the stay.

Pets must be approved in advance. We charge a pet fee for up to 2 pets at all our pet friendly locations. If there is evidence of any undisclosed pets in the home (pet friendly or non-pet friendly), you will be charged for cleaning + any additional damages.

For stays longer than 21 days, we charge an additional cleaning fee. If the house is left in a state that requires additional cleaning, we will charge a fee that covers the additional expense.

Early check-in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule.

Do not tamper with smoke detectors, security devices, or Wi-Fi equipment.

If personal items are left behind a fee of $25 + shipping costs will be charged back to you.

    Beautiful neighborhood, great for taking walks around University Hill! The host was very responsive and the home is very clean. The kitchen and bathrooms look to be recently and tastefully remoded. Our only criticism is the furnishings. The living room has a loveseat size couch and two spare chairs, so not too comfortable for more than two people. In the room off the kitchen, the table is way too small for the space, has only four chairs and a bench. A three BR home should accommodate six adults comfortably but I'm sorry to say this home is more suited for four or less.

    Some WOW features, but if the family wants a higher rating/review that will have to be earned. The porch is a WOW feature, but it was not clean, so if you touch the banister you have to wash your hands. The doors are a WOW feature, but the room doors all squeak loudly and wake up people if they are sleeping. The back courtyard could be a WOW, but the area is totally over-grown, the tree needs to be pruned badly, and the furniture is filthy. The parking is a problem. We rented a large SUV and the driveway is really small, so that was an issue. There is no street parking even though there are slots available for permanent residents - this needs to be addressed. The couch in the family room is really too small for the property. The TV's are old, and behind the times for streaming. The on-suite in the master is a WOW. If the family wants a higher rating they will have to invest capital and effort, otherwise, it will always be a 3-star, maybe a 3.5 to 4 star at the very best until the parking is fixed.

    This was a perfect location for the Five Points St. Patty’s day celebration! Quick walk had you right in the middle of all that Five Points has to offer! The back yard was perfect for us to gather and make memories! Rainy day wasn’t a problem as we enjoyed sitting on the front porch playing games. Parking is very narrow and a bit tricky, I had a big vehicle so once it was parked glad we were able to walk everywhere!

    Great property. Convenient location to campus and five points. Management company was very responsive and even gave us a late checkout with very little advanced notice. 100% would stay here again!!!!

    This is an older home with all of its charm, and also very well appointed. The neighborhood is great and very convenient to Five Points, downtown, etc. Very cute front porch and a cute small backyard. Beds and linens are nice, and the kitchen has all the basics. We will definitely stay here again.

    This property was the perfect location to visit our daughter. We were able to walk to visit her and to Five Points. From first contact to check out the property manager made everything easy. Highly recommend!
